Trendy na trhu a v\u00fdznam energetick\u00e9ho certifik\u00e1tu v\u0161ak rozhodn\u011b nen\u00ed radno podce\u0148ovat \u2013 energetick\u00e1 \u00fa\u010dinnost bydlen\u00ed ve \u0160pan\u011blsku se rok od roku st\u00e1v\u00e1 d\u016fle\u017eit\u011bj\u0161\u00edm faktorem p\u0159i tvorb\u011b kone\u010dn\u00e9 ceny nemovitosti.<\/p>\n<p>Trend je jasn\u00fd: v\u0161echny vysp\u011bl\u00e9 zem\u011b podporuj\u00ed energetickou \u00fa\u010dinnost, sna\u017e\u00ed se minimalizovat spot\u0159ebu energie a motivuj\u00ed \u201euv\u011bdom\u011bl\u00e9\u201c vlastn\u00edky (nap\u0159\u00edklad v\u00fdhodn\u011bj\u0161\u00edmi podm\u00ednkami <a href=\"https:\/\/alegria-realestate.com\/cs\/service\/mortgage-in-spain\">hypot\u00e9ky<\/a>). \u0160pan\u011bl\u0161t\u00ed develope\u0159i sleduj\u00ed stejn\u00fd sm\u011br: nov\u00e9 projekty se navrhuj\u00ed tak, aby t\u0159\u00edda energetick\u00e9 \u00fa\u010dinnosti bydlen\u00ed nebyla ni\u017e\u0161\u00ed ne\u017e B, ide\u00e1ln\u011b A. Za n\u011bkolik let se byty s hodnocen\u00edm G \u2013 nejni\u017e\u0161\u00ed t\u0159\u00eddou \u2013 stanou prakticky nekonkurenceschopn\u00fdmi: n\u00e1klady a \u010das na rekonstrukci a hlub\u0161\u00ed renovace, nutn\u00e9 pro dosa\u017een\u00ed alespo\u0148 minim\u00e1ln\u00edch standard\u016f komfortu a energetick\u00e9 \u00fa\u010dinnosti, ud\u011blaj\u00ed z n\u00e1kupu takov\u00fdch objekt\u016f nev\u00fdhodnou volbu. Nav\u00edc se reformy a zv\u00fd\u0161en\u00ed energetick\u00e9 \u00fa\u010dinnosti stanou povinn\u00fdmi v souladu s po\u017eadavky celoevropsk\u00e9 sm\u011brnice o energetick\u00e9 n\u00e1ro\u010dnosti budov, o kter\u00e9 si pov\u00edme n\u00ed\u017ee.<\/p>\n<h2>Co je energetick\u00fd certifik\u00e1t a pro\u010d je d\u016fle\u017eit\u00fd?<\/h2>\n<p>Energetick\u00fd certifik\u00e1t ve \u0160pan\u011blsku (Certificado de Eficiencia Energ\u00e9tica) je dokument podepsan\u00fd technikem, kter\u00fd ukazuje, jak \u00fasporn\u011b cel\u00e9 bydlen\u00ed nebo samostatn\u00fd byt spot\u0159ebov\u00e1v\u00e1 energii pro zaji\u0161t\u011bn\u00ed komfortn\u00edch \u017eivotn\u00edch podm\u00ednek. V sou\u010dasn\u00e9 dob\u011b existuje sedm t\u0159\u00edd energetick\u00e9 \u00fa\u010dinnosti, ozna\u010den\u00fdch p\u00edsmeny od A (nejvy\u0161\u0161\u00ed) po G (nejni\u017e\u0161\u00ed). Podle ofici\u00e1ln\u00ed zpr\u00e1vy Ministerstva pro ekologickou transformaci a demografick\u00e9 v\u00fdzvy tvo\u0159\u00ed v registrech energetick\u00fdch certifik\u00e1t\u016f nejv\u011bt\u0161\u00ed pod\u00edl t\u0159\u00edda E \u2013 p\u0159ibli\u017en\u011b 52 %. T\u0159\u00eddy F+G p\u0159edstavuj\u00ed v\u00edce ne\u017e 32 %. Dohromady tak v\u00edce ne\u017e 84 % bytov\u00e9ho fondu tvo\u0159\u00ed objekty, kter\u00e9 nespl\u0148uj\u00ed sou\u010dasn\u00e1 krit\u00e9ria energetick\u00e9 \u00fa\u010dinnosti.<\/p>\n<p>V registrech je evidov\u00e1no jen asi 20 000 certifik\u00e1t\u016f t\u0159\u00eddy A \u2013 m\u00e9n\u011b ne\u017e 0,4 % z celkov\u00e9 datab\u00e1ze (5,5 milionu certifik\u00e1t\u016f). Vysv\u011btlen\u00ed je jednoduch\u00e9: velk\u00e1 \u010d\u00e1st bytov\u00e9ho fondu ve \u0160pan\u011blsku spad\u00e1 do \u201estar\u00e9 v\u00fdstavby\u201c, budovan\u00e9 v dob\u011b, kdy se o energetick\u00e9 \u00fa\u010dinnosti prakticky neuva\u017eovalo, po\u017eadavky na kvalitu staveb, pou\u017eit\u00e9 materi\u00e1ly, tepelnou izolaci a technologie byly velmi n\u00edzk\u00e9. P\u0159ibli\u017en\u011b 55 % budov v cel\u00e9 zemi bylo postaveno p\u0159ed rokem 1980, tedy jsou star\u0161\u00ed ne\u017e 45 let. Dal\u0161\u00edch asi 21 % budov je star\u0161\u00edch 50 let. A naprost\u00e1 v\u011bt\u0161ina z nich je z hlediska spot\u0159eby energie neefektivn\u00ed.<\/p>\n<p>\u0160pan\u011blsk\u00fd Institut pro diverzifikaci a \u00faspory energie uv\u00e1d\u00ed, \u017ee zat\u00edmco u t\u0159\u00eddy A je spot\u0159eba energie v dom\u00e1cnostech na \u00farovni 44,6 kWh\/m\u00b2\u00b7rok, u t\u0159\u00eddy E vystupuje na 303,7 kWh\/m\u00b2\u00b7rok, u t\u0159\u00eddy F na 382,6 kWh\/m\u00b2\u00b7rok a u t\u0159\u00eddy G \u2013 p\u0159ibli\u017en\u011b na stejn\u00e9 \u00farovni 382,6 kWh\/m\u00b2\u00b7rok. To znamen\u00e1, \u017ee byt s t\u0159\u00eddou energetick\u00e9 \u00fa\u010dinnosti G m\u016f\u017ee spot\u0159ebov\u00e1vat a\u017e 8,5\u00d7 v\u00edce energie na metr \u010dtvere\u010dn\u00ed ne\u017e byt s t\u0159\u00eddou A.<\/p>\n<p>P\u0159evedeme-li to na pen\u00edze, dostaneme n\u00e1sleduj\u00edc\u00ed orienta\u010dn\u00ed v\u00fdsledky: ro\u010dn\u00ed n\u00e1klady na vyt\u00e1p\u011bn\u00ed\/chlazen\u00ed bytu o rozloze 80\u201390 m\u00b2 budou u t\u0159\u00eddy A p\u0159ibli\u017en\u011b 300\u2013500 \u20ac\/rok, zat\u00edmco u t\u0159\u00eddy G 2 000\u20133 500 \u20ac\/rok (a i v\u00edce v chladn\u011bj\u0161\u00edch regionech a\/nebo p\u0159i nev\u00fdhodn\u00fdch tarifech).<\/p>\n<p>Pokud energetick\u00fd certifik\u00e1t nem\u00e1te a nikdy jste si ho neobjednali, m\u016f\u017eete si ud\u011blat orienta\u010dn\u00ed v\u00fdpo\u010det na webu Gener\u00e1ln\u00ed rady technick\u00e9 architektury \u0160pan\u011blska \u2013 k tomu slou\u017e\u00ed speci\u00e1ln\u00ed <a href=\"https:\/\/calculadoracgate.novaltra.com\/calculadora\/datos-generales\">kalkula\u010dka<\/a>.<\/p>\n<p>Obecn\u011b plat\u00ed, \u017ee na budovy p\u0159ipad\u00e1 asi 30 % celkov\u00e9 spot\u0159eby elekt\u0159iny ve \u0160pan\u011blsku, z toho 18 % tvo\u0159\u00ed bytov\u00fd fond a 12 % nebytov\u00fd (kancel\u00e1\u0159sk\u00e9 a komer\u010dn\u00ed budovy). P\u0159ibli\u017en\u011b stejn\u00fd pod\u00edl \u2013 kolem 30 % \u2013 p\u0159edstavuj\u00ed budovy na celkov\u00fdch emis\u00edch CO\u2082. O\u010dek\u00e1v\u00e1 se, \u017ee zv\u00fd\u0161en\u00ed t\u0159\u00edd energetick\u00e9 \u00fa\u010dinnosti p\u0159inese v\u00fdznamn\u00fd pozitivn\u00ed efekt v energetick\u00e9 bilanci zem\u011b. V sou\u010dasnosti \u0160pan\u011blsko upravuje sv\u016fj syst\u00e9m certifikace v souladu s evropskou sm\u011brnic\u00ed, jej\u00edm\u017e c\u00edlem je urychlit renovaci m\u00e1lo \u00fa\u010dinn\u00fdch budov. V sou\u010dasnosti jednotliv\u00e9 st\u00e1ty uv\u00e1d\u011bj\u00ed sv\u00e9 z\u00e1kony, normy a certifika\u010dn\u00ed principy \u2013 v\u010detn\u011b n\u00e1rodn\u00edch datab\u00e1z\u00ed \u2013 do souladu s touto sm\u011brnic\u00ed. Hlavn\u00edm c\u00edlem reformy je sn\u00ed\u017eit uhl\u00edkovou stopu stavebn\u00edho sektoru v pr\u016fb\u011bhu cel\u00e9ho \u017eivotn\u00edho cyklu budovy \u2013 od v\u00fdstavby a\u017e po demolici. Kompletn\u00ed renovace stavebn\u00edho fondu EU m\u00e1 jasn\u011b dan\u00e9 term\u00edny: do roku 2050 maj\u00ed b\u00fdt v\u0161echny evropsk\u00e9 budovy klimaticky neutr\u00e1ln\u00ed.<\/p>\n<p>Kl\u00ed\u010dov\u00e9 miln\u00edky sm\u011brnice:<\/p>\n<ul>\n<li>2024 \u2013 rok schv\u00e1len\u00ed sm\u011brnice EPBD (Directiva sobre Rendimiento Energ\u00e9tico de los Edificios).<\/li>\n<li>2025 \u2013 do konce roku mus\u00ed \u010dlensk\u00e9 st\u00e1ty EU p\u0159edlo\u017eit sv\u00e9 n\u00e1rodn\u00ed renova\u010dn\u00ed pl\u00e1ny. Z\u00e1rove\u0148 se zakazuje dotovat n\u00e1kup\/instalaci kotl\u016f na fosiln\u00ed paliva (plyn, uhl\u00ed, topn\u00fd olej); povoleny jsou pouze hybridn\u00ed syst\u00e9my.<\/li>\n<li>2027 \u2013 od 1. ledna 2027 mus\u00ed m\u00edt v\u0161echny ve\u0159ejn\u00e9 budovy minim\u00e1ln\u011b energetickou t\u0159\u00eddu E.<\/li>\n<li>2030 \u2013 od 1. ledna 2030 mus\u00ed m\u00edt v\u0161echny ve\u0159ejn\u00e9 budovy t\u0159\u00eddu D a v\u0161echny obytn\u00e9 budovy alespo\u0148 t\u0159\u00eddu E.<\/li>\n<li>2033 \u2013 od 1. ledna 2033 mus\u00ed m\u00edt v\u0161echny obytn\u00e9 budovy minim\u00e1ln\u011b t\u0159\u00eddu D.<\/li>\n<li>2040 \u2013 \u00fapln\u00e9 ukon\u010den\u00ed pou\u017e\u00edv\u00e1n\u00ed syst\u00e9m\u016f vyt\u00e1p\u011bn\u00ed na fosiln\u00ed paliva.<\/li>\n<li>2050 \u2013 v\u0161echny st\u00e1vaj\u00edc\u00ed budovy, obytn\u00e9 i nebytov\u00e9, maj\u00ed b\u00fdt klimaticky neutr\u00e1ln\u00ed.<\/li>\n<\/ul>\n<p>Ve \u0160pan\u011blsku se zm\u011bn\u00ed klasifikace budov pou\u017e\u00edvan\u00e1 p\u0159i vyd\u00e1v\u00e1n\u00ed energetick\u00fdch certifik\u00e1t\u016f. Do 29. kv\u011btna 2026:<\/p>\n<ul>\n<li>P\u00edsmeno \u201eA\u201c bude vyhrazeno v\u00fdhradn\u011b pro budovy s nulov\u00fdmi emisemi. Doposud do t\u00e9to t\u0159\u00eddy pat\u0159ily domy s t\u00e9m\u011b\u0159 nulovou nebo velmi n\u00edzkou spot\u0159ebou energie a emisemi ni\u017e\u0161\u00edmi ne\u017e 10 kg CO\u2082\/m\u00b2 za rok.<\/li>\n<li>Mohou b\u00fdt p\u0159id\u00e1ny je\u0161t\u011b dv\u011b kategorie: \u201eA0\u201c (nulov\u00e9 emise) a \u201eA+\u201c (spot\u0159eba energie o 20 % ni\u017e\u0161\u00ed ne\u017e limit stanoven\u00fd pro ZBE).<\/li>\n<\/ul>\n<p>ZBE (Zona de Balance Energ\u00e9tico) je referen\u010dn\u00ed energetick\u00e1 z\u00f3na, na jej\u00edm\u017e z\u00e1klad\u011b se po\u010d\u00edtaj\u00ed hrani\u010dn\u00ed hodnoty spot\u0159eby energie a emis\u00ed pro jednotliv\u00e9 t\u0159\u00eddy certifikace. Ka\u017ed\u00fd region a typ budovy (bytov\u00fd, kancel\u00e1\u0159sk\u00fd atd.) m\u00e1 svou vlastn\u00ed \u201ez\u00f3nu ZBE\u201c \u2013 nejde o geografickou oblast, ale o normativn\u00ed model, s n\u00edm\u017e se konkr\u00e9tn\u00ed budova p\u0159i certifikaci porovn\u00e1v\u00e1.<\/p>\n<h2>Kolik stoj\u00ed zv\u00fd\u0161en\u00ed energetick\u00e9 \u00fa\u010dinnosti bydlen\u00ed ve \u0160pan\u011blsku?<\/h2>\n<p>Evropsk\u00e1 unie po\u017eaduje po \u010dlensk\u00fdch st\u00e1tech sn\u00ed\u017een\u00ed spot\u0159eby energie v dom\u00e1cnostech o 16 % do roku 2030 a o 20\u201322 % do roku 2035. 55 % tohoto sn\u00ed\u017een\u00ed m\u00e1 b\u00fdt dosa\u017eeno renovac\u00ed p\u0159ibli\u017en\u011b 43 % bytov\u00e9ho a nebytov\u00e9ho fondu.<\/p>\n<p>\u010c\u00edm v\u00edce investic bude do t\u011bchto c\u00edl\u016f sm\u011b\u0159ovat, t\u00edm vy\u0161\u0161\u00ed budou \u00faspory energie, co\u017e povede ke sn\u00ed\u017een\u00ed \u00fa\u010dt\u016f za energie pro n\u00e1jemn\u00edky a ke zv\u00fd\u0161en\u00ed hodnoty nemovitost\u00ed. P\u0159i investici kolem 10 000 \u20ac lze spot\u0159ebu energie sn\u00ed\u017eit o 30\u201345 %, p\u0159i investici kolem 20 000 \u20ac i o v\u00edce ne\u017e 60 %. P\u0159esun z domu s hodnocen\u00edm E do domu s hodnocen\u00edm C m\u016f\u017ee pro n\u00e1jemn\u00edky znamenat \u00fasporu asi 35 % na \u00fa\u010dtech za elekt\u0159inu.<\/p>\n<ul>\n<li>N\u00e1klady na zv\u00fd\u0161en\u00ed t\u0159\u00eddy energetick\u00e9 \u00fa\u010dinnosti z\u00e1vis\u00ed na n\u011bkolika faktorech:<\/li>\n<li>Velikost bydlen\u00ed: \u010d\u00edm v\u011bt\u0161\u00ed plocha, t\u00edm v\u00edce materi\u00e1lu a pr\u00e1ce je pot\u0159eba.<\/li>\n<li>Po\u010d\u00e1te\u010dn\u00ed stav objektu: pokud jsou v\u00e1\u017en\u00e9 probl\u00e9my s izolac\u00ed nebo velmi star\u00e9 topn\u00e9\/klimatiza\u010dn\u00ed syst\u00e9my, budou investice vy\u0161\u0161\u00ed.<\/li>\n<li>Typ prac\u00ed: v\u00fdm\u011bna oken nen\u00ed tot\u00e9\u017e jako instalace sol\u00e1rn\u00edch panel\u016f nebo kompletn\u00ed rekonstrukce topn\u00e9ho syst\u00e9mu.<\/li>\n<li>Lokalita: ceny se li\u0161\u00ed podle m\u011bsta.
