Mus\u00ed to b\u00fdt not\u00e1\u0159sky ov\u011b\u0159eno. Not\u00e1\u0159 je povinen znovu zkontrolovat a klientovi obsah t\u00e9to listiny vysv\u011btlit. Nev\u00e1hejte se zeptat sv\u00e9ho not\u00e1\u0159e a nepodepisujte dokument d\u0159\u00edve, ne\u017e si budete jisti, \u017ee v\u0161echny poskytnut\u00e9 informace jsou spr\u00e1vn\u00e9.<\/p>\n<h3>Popisov\u00e1n\u00ed dat<\/h3>\n<p>Krom\u011b v\u0161ech \u00fadaj\u016f uveden\u00fdch v kupn\u00ed a prodejn\u00ed smlouv\u011b mus\u00ed osv\u011bd\u010den\u00ed o vlastnictv\u00ed obsahovat n\u00e1sleduj\u00edc\u00ed informace:<\/p>\n<ul>\n<li>Stav nemovitosti. Nen\u00ed-li takov\u00fd doklad k dispozici, podepisuje kupuj\u00edc\u00ed smlouvu o prodeji \u201ena vlastn\u00ed nebezpe\u010d\u00ed\u201c. Pokud v budoucnu budou n\u011bjak\u00e9 nesplacen\u00e9 dluhy za posledn\u00ed 3 roky, budou vym\u00e1h\u00e1ny od nov\u00e9ho kupuj\u00edc\u00edho. Pokud je nap\u0159\u00edklad p\u0159edm\u011btem koup\u011b a prodeje bydlen\u00ed na sekund\u00e1rn\u00edm trhu, jedn\u00e1 se p\u0159edev\u0161\u00edm o da\u0148 z p\u0159evodu nemovitosti. Teprve po podeps\u00e1n\u00ed smlouvy a dal\u0161\u00edch dokument\u016f, zaplacen\u00ed v\u0161ech dan\u00ed, kupuj\u00edc\u00ed obdr\u017e\u00ed kl\u00ed\u010de a doklady k platb\u011b za energie atd. V prvn\u00ed \u0159ad\u011b je nutn\u00e9 obnovit smlouvy na dod\u00e1vku vody, plynu a elekt\u0159iny. To vy\u017eaduje licenci (la licencia de primer a (o segunda) ocupacion), kterou poskytuje prodejce. Z\u00e1pis do knihy un Libro del Edificio (prim\u00e1rn\u00ed bydlen\u00ed) je tak\u00e9 povinn\u00fd. Obsahuje ve\u0161ker\u00e9 informace o nemovitosti a tak\u00e9 pl\u00e1ny majitele na p\u0159estavbu.
