Pokud kupujete nemovitost v bance, v\u00e1\u0161 man\u00e9vrovac\u00ed prostor je z\u00fa\u017een\u00fd: budete muset jednat s bankou, v jej\u00ed\u017e rozvaze se nemovitost nach\u00e1z\u00ed. \u0160pan\u011blsk\u00e9 komer\u010dn\u00ed banky vyd\u00e1vaj\u00ed hypote\u010dn\u00ed \u00fav\u011bry na obdob\u00ed od 5 do 25 let. P\u0159i posuzov\u00e1n\u00ed se p\u0159ihl\u00ed\u017e\u00ed ke st\u00e1\u0159\u00ed bydlen\u00ed, jeho stavu a m\u00ed\u0159e opot\u0159eben\u00ed, typu, oblasti, okresu atd. Odhadovan\u00e1 tr\u017en\u00ed hodnota se m\u016f\u017ee li\u0161it od kupn\u00ed ceny. Tr\u017en\u00ed hodnota nemovitosti je \u010dasto vy\u0161\u0161\u00ed, a to m\u00e1 vliv na dodate\u010dn\u00e9 v\u00fddaje: z t\u00e9to \u010d\u00e1stky se nap\u0159\u00edklad vypo\u010d\u00edtaj\u00ed n\u00e1klady na poji\u0161t\u011bn\u00ed dom\u00e1cnosti. Kalkulace v\u00fddaj\u016f se d\u011bl\u00e1 p\u0159edem a do rezervy jde o n\u011bco v\u011bt\u0161\u00ed \u010d\u00e1stka, tzn. vklad je otev\u0159en s rezervou. Po dokon\u010den\u00ed obchodu a z\u00e1pisu not\u00e1\u0159sk\u00e9ho z\u00e1pisu o prodeji a not\u00e1\u0159sk\u00e9 z\u00e1stavn\u00ed smlouvy do katastru nemovitost\u00ed bude nevy\u010derpan\u00fd z\u016fstatek z\u00e1lohy vr\u00e1cen kupuj\u00edc\u00edmu. [toto] Z\u00e1stavn\u00ed smlouva se podepisuje za p\u0159\u00edtomnosti not\u00e1\u0159e za \u00fa\u010dasti z\u00e1stupce banky. P\u0159ed podpisem ob\u011b strany absolvuj\u00ed pohovor u not\u00e1\u0159e, ke kter\u00e9mu je zorganizov\u00e1na dodate\u010dn\u00e1 n\u00e1v\u0161t\u011bva not\u00e1\u0159sk\u00e9 kancel\u00e1\u0159e. Banky zpravidla po\u017eaduj\u00ed p\u0159edlo\u017een\u00ed prohl\u00e1\u0161en\u00ed za minul\u00e9 \u00fa\u010detn\u00ed obdob\u00ed a za ne\u00fapln\u00e9 aktu\u00e1ln\u00ed. Tito. V srpnu 2020 mus\u00edte m\u00edt prohl\u00e1\u0161en\u00ed 2-NDFL za rok 2019 a od 1. ledna do 31. \u010dervence 2020.<\/li>\n<li> Certifik\u00e1t od banky (rusk\u00e9, ukrajinsk\u00e9 atd.). Certifik\u00e1t mus\u00ed obsahovat nejen kone\u010dn\u00fd z\u016fstatek, ale tak\u00e9 v\u0161echny transakce na \u00fa\u010dtu za posledn\u00edch 6-12 m\u011bs\u00edc\u016f.
