Zat\u00edmco ceny pokra\u010duj\u00ed ve stabiln\u00edm r\u016fstu, pod\u00edl zahrani\u010dn\u00edho kapit\u00e1lu na m\u00edstn\u00edm trhu s bydlen\u00edm nekles\u00e1 a v roce 2025 op\u011bt dvojn\u00e1sobn\u011b p\u0159ekro\u010dil pr\u016fm\u011brn\u00fd ukazatel za cel\u00e9 \u0160pan\u011blsko.<\/p>\n<p>Podle nejnov\u011bj\u0161\u00ed zpr\u00e1vy Asociace registr\u00e1tor\u016f nemovitost\u00ed \u0160pan\u011blska p\u0159edstavuj\u00ed n\u00e1kupy bydlen\u00ed cizinci ve Valencijsk\u00e9m autonomn\u00edm spole\u010denstv\u00ed 27,65%, zat\u00edmco na celost\u00e1tn\u00edm trhu \u010din\u00ed pod\u00edl n\u00e1kup\u016f t\u00e9to skupiny 13,82% z celkov\u00e9ho objemu. V\u00fd\u0161e jsou pouze Bale\u00e1rsk\u00e9 ostrovy, na kter\u00e9 p\u0159ipad\u00e1 29,86% zahrani\u010dn\u00edho kapit\u00e1lu u transakc\u00ed tohoto typu. N\u00e1sleduj\u00ed Kan\u00e1rsk\u00e9 ostrovy (25,65%), Murcie (21,42%), Katal\u00e1nsko (15,57%) a Andalusie (13,34%).<\/p>\n<h2>Zahrani\u010dn\u00ed kupuj\u00edc\u00ed a transakce od 500 000 eur<\/h2>\n<p>12,22% z celkov\u00e9ho po\u010dtu n\u00e1kup\u016f bydlen\u00ed uskute\u010dn\u011bn\u00fdch cizinci ve Valencijsk\u00e9m autonomn\u00edm spole\u010denstv\u00ed bylo provedeno za \u010d\u00e1stku rovnou nebo vy\u0161\u0161\u00ed ne\u017e 500 000 eur, co\u017e je nejvy\u0161\u0161\u00ed hodnota v cel\u00e9 historii sledov\u00e1n\u00ed (10,76% v roce 2024). 47% t\u011bchto n\u00e1kup\u016f p\u0159ipadlo na ob\u010dany zem\u00ed mimo EU.<\/p>\n<p>V roce 2025 kupovali bydlen\u00ed ve Valencijsk\u00e9m autonomn\u00edm spole\u010denstv\u00ed nej\u010dast\u011bji:<\/p>\n<ul>\n<li>Nizozemci (10,22%), kte\u0159\u00ed sesadili z prvn\u00edho m\u00edsta Brity (8,48%);<\/li>\n<li>ob\u010dan\u00e9 Belgie (7,51%);<\/li>\n<li>Polska (7,25%);<\/li>\n<li>Ukrajiny (5,92%);<\/li>\n<li>N\u011bmecka (5,81%);<\/li>\n<li>Rumunska (4,50%);<\/li>\n<li>Francie (4,35%);<\/li>\n<li>\u0160v\u00e9dska (3,82%);<\/li>\n<li>Maroka (2,93%).<\/li>\n<\/ul>\n<h2>Alicante, Castell\u00f3n a Valencie p\u0159ekro\u010dily celost\u00e1tn\u00ed pr\u016fm\u011br<\/h2>\n<p>Alicante zakon\u010dilo rok 2025 jako prvn\u00ed \u0161pan\u011blsk\u00e1 provincie podle po\u010dtu transakc\u00ed koup\u011b a prodeje bydlen\u00ed na tis\u00edc obyvatel \u2013 25,86; Castell\u00f3n (22,61) obsadil druh\u00e9 m\u00edsto a Valencie (14,63) \u2013 24. m\u00edsto. T\u0159i valencijsk\u00e9 provincie se tak dostaly nad celost\u00e1tn\u00ed pr\u016fm\u011br, kter\u00fd \u010dinil 14,27.<\/p>\n<p>V absolutn\u00edch \u010d\u00edslech obsadilo Valencijsk\u00e9 autonomn\u00ed spole\u010denstv\u00ed t\u0159et\u00ed m\u00edsto v \u017eeb\u0159\u00ed\u010dku autonomn\u00edch oblast\u00ed d\u00edky 108 608 registrovan\u00fdm transakc\u00edm koup\u011b a prodeje (z toho 18 439 p\u0159ipadlo na novostavby), co\u017e je o 5% v\u00edce ne\u017e v p\u0159edchoz\u00edm roce. V\u00edce transakc\u00ed bylo registrov\u00e1no pouze v Andalusii a Katal\u00e1nsku \u2013 141 284 a 112 105, zat\u00edmco na \u010dtvrt\u00e9m m\u00edst\u011b se um\u00edstilo autonomn\u00ed spole\u010denstv\u00ed Madrid (81 484). Mezi provinciemi obsadilo Alicante t\u0159et\u00ed m\u00edsto (53 385) a Valencie \u010dtvrt\u00e9 (40 839).<\/p>\n<h2>Hypot\u00e9ky a ceny bydlen\u00ed v roce 2025<\/h2>\n<p>Rok 2025 skon\u010dil ve \u0160pan\u011blsku r\u016fstem po\u010dtu sjednan\u00fdch <a href=\"https:\/\/alegria-realestate.com\/cs\/service\/mortgage-in-spain\">hypote\u010dn\u00edch \u00fav\u011br\u016f<\/a> o 14,5% \u2013 na 498 500 (o 63 000 v\u00edce ne\u017e v roce 2024). Ve Valencijsk\u00e9m autonomn\u00edm spole\u010denstv\u00ed bylo sjedn\u00e1no 60 126 hypote\u010dn\u00edch \u00fav\u011br\u016f (+21,13%), co\u017e ho \u0159ad\u00ed na \u010dtvrt\u00e9 m\u00edsto v \u017eeb\u0159\u00ed\u010dku po Andalusii, Katal\u00e1nsku a Madridu. Na tyto \u010dty\u0159i autonomn\u00ed oblasti p\u0159ipad\u00e1 63,6% z celkov\u00e9ho po\u010dtu hypote\u010dn\u00edch \u00fav\u011br\u016f registrovan\u00fdch v cel\u00e9 zemi.<\/p>\n<p>Pr\u016fm\u011brn\u00e1 cena za jeden metr \u010dtvere\u010dn\u00ed bydlen\u00ed ve Valencijsk\u00e9m autonomn\u00edm spole\u010denstv\u00ed vzrostla o 10,6% na 1813 eur, co\u017e je dev\u00e1t\u00fd ukazatel v r\u00e1mci \u0160pan\u011blska. To je o 470 eur m\u00e9n\u011b ne\u017e celost\u00e1tn\u00ed pr\u016fm\u011br (2284 eur\/m2), kter\u00fd dos\u00e1hl historick\u00e9ho maxima. Zat\u00edmco ve \u0160pan\u011blsku cena za 1 m\u00b2 vzrostla o 9,5%, v provincii Alicante se zv\u00fd\u0161ila o 11,7% (2074), v Castell\u00f3nu o 4,6% (1281) a ve Valencii o 11,9% (1649).<\/p>\n<h2>Dostupnost bydlen\u00ed a pr\u016fm\u011brn\u00e1 v\u00fd\u0161e hypot\u00e9ky<\/h2>\n<p>Ukazatele dostupnosti bydlen\u00ed vyk\u00e1zaly v roce 2025 nov\u00e9 zhor\u0161en\u00ed, navzdory zv\u00fd\u0161en\u00ed pr\u016fm\u011brn\u00e9 doby spl\u00e1cen\u00ed \u00fav\u011bru ve \u0160pan\u011blsku o 2,7% na 25,4 roku. Pr\u016fm\u011brn\u00e1 m\u011bs\u00ed\u010dn\u00ed spl\u00e1tka hypot\u00e9ky na jeden obytn\u00fd objekt \u010dinila 769 eur (+4,2%) a jej\u00ed pod\u00edl na mzd\u011b byl 32,67% (+0,31%). Ve Valencijsk\u00e9m autonomn\u00edm spole\u010denstv\u00ed byla tato spl\u00e1tka o n\u011bco ni\u017e\u0161\u00ed (619,3 eur) a jej\u00ed pod\u00edl na mzd\u011b \u010dinil 29,31% (+0,54%).<\/p>\n<p>Pr\u016fm\u011brn\u00e1 v\u00fd\u0161e nov\u00fdch hypote\u010dn\u00edch \u00fav\u011br\u016f uzav\u0159en\u00fdch ve \u0160pan\u011blsku vzrostla o 10,2% \u2013 na 163 612 eur, co\u017e je nejvy\u0161\u0161\u00ed hodnota od za\u010d\u00e1tku sb\u011bru dat. Ve v\u0161ech autonomn\u00edch oblastech byl zaznamen\u00e1n r\u016fst zadlu\u017een\u00ed, v\u010detn\u011b Valencijsk\u00e9ho autonomn\u00edho spole\u010denstv\u00ed, kde \u010dinilo 128 330 eur (o
