Podle Appraisal Society (Sociedad de Tasaci\u00f3n) ve srovn\u00e1n\u00ed s prosincem 2019 \u010dinil n\u00e1r\u016fst 0,8 %. Jak zd\u016fraz\u0148uje Juan Fern\u00e1ndez-Aceituno, \u0161\u00e9f Sociedad de Tasaci\u00f3n, toto zpomalen\u00ed nem\u00e1 nic spole\u010dn\u00e9ho se <a href=\"https:\/\/alegria-realestate.com\/ru\/articles\/news\/the-real-estate-market-will-recover-from-the-crisis-covid-19\">zdravotn\u00ed kriz\u00ed zp\u016fsobenou covid-19<\/a> a je d\u016fsledkem p\u0159irozen\u00e9ho konce cyklu r\u016fstu cen. Podle jeho progn\u00f3z se dopad krize na ceny projev\u00ed koncem roku 2020 \u2013 za\u010d\u00e1tkem roku 2021 kv\u016fli r\u00e1n\u011b, kterou zasadila trhu pr\u00e1ce.<\/p>\n<h2> Provin\u010dn\u00ed hlavn\u00ed m\u011bsta<\/h2>\n<p> Podle \u00fadaj\u016f z \u010dervna 2020 se pr\u016fm\u011brn\u00e1 cena nov\u00e9ho bydlen\u00ed v hlavn\u00edch m\u011bstech \u0161pan\u011blsk\u00fdch provinci\u00ed zv\u00fd\u0161ila v pr\u016fm\u011bru o 3 % ro\u010dn\u011b na 2 472 EUR za m2. Byt o rozloze 90 m2 v nov\u00e9 budov\u011b st\u0159edn\u00ed t\u0159\u00eddy tak bude st\u00e1t 222 480 eur v prvn\u00ed polovin\u011b roku 2020 v r\u016fstu mezi hlavn\u00edmi m\u011bsty provinci\u00ed. V prvn\u00edm p\u0159\u00edpad\u011b \u010dinil r\u016fst 4,2 % meziro\u010dn\u011b a 1 % za prvn\u00ed pololet\u00ed, ve druh\u00e9m p\u0159\u00edpad\u011b 4 % a 1,1 %. Ostatn\u00ed hlavn\u00ed m\u011bsta provinci\u00ed zaznamenala m\u00edrn\u011bj\u0161\u00ed r\u016fst cen nov\u00fdch dom\u016f ne\u017e v p\u0159edchoz\u00edm vykazovan\u00e9m obdob\u00ed. Nap\u0159\u00edklad ve <a href=\"https:\/\/alegria-realestate.com\/ru\/articles\/patacona-valencia-spain\">Valencii<\/a> byl meziro\u010dn\u00ed r\u016fst 3,7 %, v Logro\u00f1u \u2013 3,6 %, na Tenerife \u2013 3 %. Pouze dv\u011b hlavn\u00ed m\u011bsta provinci\u00ed (Barcelona a C\u00e1ceres) v\u0161ak dok\u00e1zala p\u0159ekonat hranici 1 % v p\u016flro\u010dn\u00edm r\u016fstu. V \u017e\u00e1dn\u00e9m z hlavn\u00edch m\u011bst v\u0161ak nebyl zaznamen\u00e1n pokles. \u201eNovostavby, kter\u00e9 byly na prodej, nezlevnily. Za prvn\u00edch 6 m\u011bs\u00edc\u016f leto\u0161n\u00edho roku rostly ceny m\u00e9n\u011b ne\u017e loni, proto lze hovo\u0159it o zpomalen\u00ed r\u016fstu, kter\u00e9 je d\u016fsledkem p\u0159irozen\u00e9ho v\u00fdvoje cyklu, kter\u00fd byl p\u0159edpov\u00edd\u00e1n ji\u017e v prosinci. Krize Covid-19 m\u011bla siln\u00fd dopad na trh pr\u00e1ce, ale ne na ceny, kter\u00e9 se v sou\u010dasnosti prakticky nem\u011bn\u00ed,\u201c vysv\u011btluje Fernandez-Aceituno.<\/p>\n<h2> Dal\u0161\u00ed m\u011bsta ve \u0160pan\u011blsku<\/h2>\n<p> Pr\u016fm\u011brn\u00e1 cena za nov\u00e9 budovy v jin\u00fdch m\u011bstech zem\u011b (ne v hlavn\u00edch m\u011bstech provinci\u00ed) byla 1 674 EUR za m2, co\u017e je o 1,7 % v\u00edce ne\u017e p\u0159ed rokem. Ve m\u011bstech s po\u010dtem obyvatel nad 100 000 obyvatel byla pr\u016fm\u011brn\u00e1 cena za nov\u00e9 budovy 1 821 EUR za m2 (+2,2 % ro\u010dn\u011b) a ve m\u011bstech s 50 000 a\u017e 100 000 obyvateli &#8211; 1 705 EUR za m2 (+1,9 %). Ve m\u011bstech s 25 000 a\u017e 50 000 obyvateli vzrostla cena za metr \u010dtvere\u010dn\u00ed v novostavb\u011b na 1 570 EUR (+1,6 %) a ve m\u011bstech s m\u00e9n\u011b ne\u017e 25 000 obyvateli na 1 535 EUR (+ 0,8 %). \u201eV\u011b\u0159\u00edme, \u017ee v\u00fdvoj cen nemovitost\u00ed bude pokra\u010dovat i p\u0159es covid-19. V Madridu, zejm\u00e9na na jihov\u00fdchod\u011b, st\u00e1le existuj\u00ed oblasti, kde ceny nedos\u00e1hly stropu,\u201c \u0159\u00edk\u00e1 Aceituno.<\/p>\n<h2> Autonomn\u00ed komunity<\/h2>\n<p> Co se t\u00fd\u010de autonomn\u00edch oblast\u00ed, nejvy\u0161\u0161\u00ed ceny za nov\u00e9 budovy byly zaznamen\u00e1ny v Katal\u00e1nsku (3 974 EUR za m2), Madridu (3 663 EUR) a Baskicku (2 754 EUR). Na opa\u010dn\u00e9m konci \u017eeb\u0159\u00ed\u010dku jsou Extremadura (1 208 eur), Murcia (1 267 eur) a Castilla-La Mancha (1 441 eur). Obecn\u011b lze \u0159\u00edci, \u017ee trend zpomalov\u00e1n\u00ed r\u016fstu cen se za\u010dal projevovat koncem roku 2018 a sanit\u00e1rn\u00ed krize jej m\u016f\u017ee jen urychlit.<\/p>\n<h2> Index finan\u010dn\u00edho \u00fasil\u00ed p\u0159i koupi domu<\/h2>\n<p> Hodnot\u00edc\u00ed spole\u010dnost tak\u00e9 vypo\u010d\u00edtala index finan\u010dn\u00edho \u00fasil\u00ed pro <a href=\"https:\/\/alegria-realestate.com\/ru\/service\/buying-property-in-spain-as-a-foreigner\">koupi domu ve \u0160pan\u011blsku<\/a> , tzn. po\u010det cel\u00fdch ro\u010dn\u00edch plat\u016f, kter\u00e9 by pr\u016fm\u011brn\u00fd \u010dlov\u011bk v zemi musel vynalo\u017eit na koupi domu. Tento index z\u016fst\u00e1v\u00e1 stabiln\u00ed na 7,3 (stejn\u011b jako ve druh\u00e9m \u010dtvrtlet\u00ed 2019 a 2018). Stejn\u00fd index ka\u017edoro\u010dn\u011b vypo\u010d\u00edt\u00e1v\u00e1 N\u00e1rodn\u00ed statistick\u00fd \u00fastav (INE) na \u00farovni ka\u017ed\u00e9ho autonomn\u00edho spole\u010denstv\u00ed s vyu\u017eit\u00edm pr\u016fm\u011brn\u00fdch n\u00e1klad\u016f na bydlen\u00ed na trhu a pr\u016fm\u011brn\u00e9 ro\u010dn\u00ed hrub\u00e9 mzdy v dan\u00e9m regionu. Krom\u011b toho existuje index dostupnosti bydlen\u00ed vyvinut\u00fd Sociedad de Tasaci\u00f3n. Tento ukazatel se za posledn\u00ed rok v cel\u00e9 zemi zv\u00fd\u0161il o sedm bod\u016f na 111. V tomto p\u0159\u00edpad\u011b je analyzov\u00e1n pom\u011br pr\u016fm\u011brn\u00fdch n\u00e1klad\u016f na standardn\u00ed bydlen\u00ed k bonit\u011b rezidenta zem\u011b s pr\u016fm\u011brn\u00fdm p\u0159\u00edjmem. \u201eJe velmi d\u016fle\u017eit\u00e9 rozv\u00edjet spolupr\u00e1ci mezi ve\u0159ejn\u00fdm a soukrom\u00fdm sektorem, abychom zajistili p\u0159\u00edstup k bydlen\u00ed
