Prvn\u00ed hypote\u010dn\u00ed boom nastal v zemi v 70. letech 20. stolet\u00ed, kdy za\u010dala aktivn\u00ed v\u00fdstavba nov\u00fdch bytov\u00fdch dom\u016f a objekt\u016f souvisej\u00edc\u00edch s rozvojem turistick\u00e9ho sektoru. V tomto obdob\u00ed se obyvatel\u00e9 venkovsk\u00fdch oblast\u00ed za\u010dali masov\u011b st\u011bhovat do velk\u00fdch m\u011bst za vy\u0161\u0161\u00edmi v\u00fdd\u011blky a lep\u0161\u00edm \u017eivotem. M\u011bsta jako Madrid, Barcelona a Bilbao byla p\u0159\u00edlivem obyvatelstva obzvl\u00e1\u0161t\u011b t\u011b\u017ece zasa\u017eena. Mezi nov\u00fdmi obyvateli m\u011bst a investory do <a href=\"https:\/\/alegria-realestate.com\/ru\/service\/rent-apartment-in-spain\">turistick\u00fdch nemovitost\u00ed<\/a> se p\u0159irozen\u011b objevila vysok\u00e1 popt\u00e1vka po n\u00e1kupech dom\u016f a s t\u00edm i po hypot\u00e9k\u00e1ch. P\u016fvodn\u011b developersk\u00e1 a\/nebo promot\u00e9rsk\u00e1 spole\u010dnost nab\u00edzela bydlen\u00ed k prodeji a ve\u0161ker\u00e9 n\u00e1klady spojen\u00e9 s koup\u00ed nesl kupuj\u00edc\u00ed. Smlouvy, neboli letras para los pr\u00e9stamos hipotecarios \u2013 hypote\u010dn\u00ed z\u00e1stavn\u00ed listy \u2013 obvykle uv\u00e1d\u011bly \u00farokovou sazbu, dobu \u00fav\u011bru na bydlen\u00ed a v\u00fd\u0161i m\u011bs\u00ed\u010dn\u00edch spl\u00e1tek a v registru obsahovaly condici\u00f3n resolutoria \u2013 podm\u00ednku, za n\u00ed\u017e se kupuj\u00edc\u00ed stal pln\u00fdm vlastn\u00edkem domu. P\u0159i uzav\u00edr\u00e1n\u00ed obchodu za\u010dali sepisovat not\u00e1\u0159sk\u00fd z\u00e1pis \u2013 escritura notarial. V 90. letech se hypote\u010dn\u00ed \u00fav\u011bry staly extr\u00e9mn\u011b popul\u00e1rn\u00edmi a banky si navz\u00e1jem konkurovaly a l\u00e1kaly nov\u00e9 klienty dostupn\u00fdmi \u00farokov\u00fdmi sazbami nebo jin\u00fdmi l\u00e1kav\u00fdmi podm\u00ednkami. Glob\u00e1ln\u00ed finan\u010dn\u00ed krize z let 2006-2014 zp\u016fsobila pokles popt\u00e1vky po hypot\u00e9k\u00e1ch. Pot\u00e9 v\u0161ak za\u010dal po\u010det podepsan\u00fdch hypote\u010dn\u00edch \u00fav\u011br\u016f op\u011bt r\u016fst a k roku 2017 p\u0159es\u00e1hl 300 tis\u00edc. V roce 2020 bylo v zemi registrov\u00e1no ji\u017e asi 334 000 hypote\u010dn\u00edch smluv na koupi bydlen\u00ed. V sou\u010dasn\u00e9 dob\u011b je hypote\u010dn\u00ed trh ovliv\u0148ov\u00e1n sv\u00fdmi faktory. Faktem je, \u017ee \u0160pan\u011blsko za\u017e\u00edv\u00e1 nejhor\u0161\u00ed demografickou krizi od ob\u010dansk\u00e9 v\u00e1lky, vypl\u00fdv\u00e1 z \u00fadaj\u016f z nov\u00e9 zpr\u00e1vy N\u00e1rodn\u00edho statistick\u00e9ho \u00fa\u0159adu. Nap\u0159\u00edklad v lo\u0148sk\u00e9m roce zem\u0159elo nejv\u00edce a od roku 1941 se narodilo nejm\u00e9n\u011b. Porodnost klesla o t\u00e9m\u011b\u0159 6 %, p\u0159i\u010dem\u017e v posledn\u00edm desetilet\u00ed n\u00e1sledoval klesaj\u00edc\u00ed trend. Pokud se pod\u00edv\u00e1me na data z roku 2010, obr\u00e1zek vypad\u00e1 je\u0161t\u011b h\u016f\u0159: porodnost se sn\u00ed\u017eila o 30 %. <strong>Pt\u00e1te se, co to v\u0161echno m\u00e1 spole\u010dn\u00e9ho s hypot\u00e9kami?<\/strong> A je tu souvislost: kv\u016fli demografick\u00e9 krizi \u010delil \u0161pan\u011blsk\u00fd rozpo\u010det zna\u010dn\u00e9 d\u016fchodov\u00e9 z\u00e1t\u011b\u017ei. V tomto ohledu vznik\u00e1 od roku 2009 v zemi speci\u00e1ln\u00ed program, kter\u00fd se jmenoval hipoteca inversa \u2013 reverzn\u00ed hypot\u00e9ka. Jeho podstatou je, \u017ee majitel\u00e9 nemovitost\u00ed ve \u0160pan\u011blsku mohou pronaj\u00edmat sv\u00e9 domy bance a dost\u00e1vat za to dividendy, a to i ve form\u011b do\u017eivotn\u00ed renty.<\/p>\n<h2>Jak\u00e9 typy reverzn\u00edch hypot\u00e9k existuj\u00ed ve \u0160pan\u011blsku?<\/h2>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"alignnone wp-image-443959\" src=\"https:\/\/alegria-realestate.com\/wp-content\/uploads\/2021\/09\/Reverse-mortgage-in-Spain-300x201.jpeg\" alt=\"Reverzn\u00ed hypot\u00e9ka ve \u0160pan\u011blsku: Jak to funguje?\" width=\"800\" height=\"535\" srcset=\"https:\/\/alegria-realestate.com\/wp-content\/uploads\/2021\/09\/Reverse-mortgage-in-Spain-300x201.jpeg 300w, https:\/\/alegria-realestate.com\/wp-content\/uploads\/2021\/09\/Reverse-mortgage-in-Spain.jpeg 640w\" sizes=\"auto, (max-width: 800px) 100vw, 800px\" \/><\/p>\n<h3>\u010cist\u00e1 reverzn\u00ed hypot\u00e9ka \u2013 <em>Hipoteca inversa pura<\/em><\/h3>\n<p>V praxi je t\u00edmto typem hypot\u00e9ky \u00fav\u011br zaji\u0161t\u011bn\u00fd nemovitost\u00ed. Soukromn\u00edk m\u00e1 nap\u0159\u00edklad vlastn\u00ed bydlen\u00ed, ale pot\u0159ebuje dal\u0161\u00ed finan\u010dn\u00ed prost\u0159edky. Jako vlastn\u00edk nemovitosti m\u016f\u017ee po\u017e\u00e1dat pen\u011b\u017en\u00ed \u00fastav o z\u00edsk\u00e1n\u00ed \u00fav\u011bru zaji\u0161t\u011bn\u00e9ho nemovitost\u00ed. Banka mu poskytne \u00fav\u011br ve v\u00fd\u0161i 50 \u2013 60 % hodnoty nemovitosti a jako z\u00e1ruka na n\u00e1vratnost bude slou\u017eit zastaven\u00fd byt. Po uplynut\u00ed lh\u016fty uveden\u00e9 ve smlouv\u011b je fyzick\u00e1 osoba povinna vr\u00e1tit vyp\u016fj\u010den\u00e9 prost\u0159edky nebo, nen\u00ed-li p\u0159\u00edjem, nemovitost prodat na \u00fahradu dluh\u016f. Kdy\u017e vlastn\u00edk zem\u0159e, jeho p\u0159\u00edbuzn\u00ed maj\u00ed pr\u00e1vo nemovitost zd\u011bdit, ale z\u00e1rove\u0148 jsou povinni \u00fav\u011br splatit.<\/p>\n<h3>Reverzn\u00ed hypot\u00e9ka s do\u017eivotn\u00edm odlo\u017een\u00fdm n\u00e1jemn\u00fdm \u2013 <em>Hipoteca inversa con renta vitalicia diferida<\/em><\/h3>\n<p>Obsahuje toti\u017e dva produkty sou\u010dasn\u011b: bankovn\u00ed \u00fav\u011br zaji\u0161t\u011bn\u00fd nemovitost\u00ed a do\u017eivotn\u00ed rentu. Zpo\u010d\u00e1tku banka klientovi vystav\u00ed standardn\u00ed \u00fav\u011br, kter\u00fd se zavazuje spl\u00e1cet. V p\u0159\u00edpad\u011b smrti majitele mohou byt spolu s finan\u010dn\u00edmi z\u00e1vazky z\u00edskat jeho d\u011bdici. Pokud klient stihne \u00fav\u011br splatit b\u011bhem sv\u00e9ho \u017eivota, banka mu bude muset vyplatit dividendy: nap\u0159\u00edklad z bytu v hodnot\u011b 300 000 eur se ka\u017ed\u00fd m\u011bs\u00edc p\u0159evede na \u00fa\u010det majitele asi 200 eur. A p\u0159esto\u017ee se tato \u010d\u00e1stka nezd\u00e1 v\u00fdznamn\u00e1, z dlouhodob\u00e9ho hlediska m\u016f\u017ee b\u00fdt p\u0159\u00edjemn\u00fdm zpest\u0159en\u00edm va\u0161eho d\u016fchodu. V\u00fdhodou hypot\u00e9ky s odlo\u017een\u00fdm n\u00e1jemn\u00fdm na do\u017eivot\u00ed je, \u017ee dlu\u017en\u00edk m\u00e1 pr\u00e1vo d\u016fm u\u017e\u00edvat po zbytek sv\u00e9ho \u017eivota. Do\u017eivotn\u00ed dividendy nav\u00edc podl\u00e9haj\u00ed preferen\u010dn\u00edmu zdan\u011bn\u00ed. [toto m\u00edsto]<\/p>\n<h3>Reverzn\u00ed hypot\u00e9ka s okam\u017eitou do\u017eivotn\u00ed anuitou \u2013 <em>Hipoteca inversa con renta vitalicia immediata<\/em><\/h3>\n<p>P\u0159i t\u00e9to variant\u011b klient z\u00edsk\u00e1 bankovn\u00ed \u00fav\u011br, ale ve\u0161ker\u00e9 dividendy, na kter\u00e9 m\u00e1 ze zaji\u0161t\u011bn\u00ed nemovitosti n\u00e1rok, jdou p\u0159\u00edmo na splacen\u00ed d\u0159\u00edve vydan\u00e9ho \u00fav\u011bru. Po smrti majitele budou muset d\u011bdicov\u00e9 uhradit zb\u00fdvaj\u00edc\u00ed dluh bance. Pokud klient zcela splat\u00ed hypot\u00e9ku, bude mu \u00fav\u011brov\u00e1 instituce povinna ka\u017ed\u00fd m\u011bs\u00edc p\u0159ev\u00e1d\u011bt pen\u011b\u017en\u00ed n\u00e1hradu (n\u00e1jemn\u00e9) na jeho \u00fa\u010det a tak d\u00e1le a\u017e do konce jeho \u017eivota. Pokud se vlastn\u00edk nemovitosti do\u017eije dlouh\u00e9ho \u017eivota, pak po celou dobu jej\u00edho \u017eivota a\u017e do konce bude moci pob\u00edrat p\u0159id\u011blen\u00e9 n\u00e1jemn\u00e9 a bydlet v tomto dom\u011b s vyu\u017eit\u00edm vlastnick\u00e9ho pr\u00e1va &#8211; po\u017e\u00edvac\u00edho pr\u00e1va, z n\u011bho\u017e vypl\u00fdv\u00e1 pr\u00e1vo u\u017e\u00edvat ciz\u00ed (v tomto p\u0159\u00edpad\u011b bankovn\u00ed) majetek s pr\u00e1vem na p\u0159im\u011b\u0159en\u00fd p\u0159\u00edjem z n\u011bj p\u0159i zachov\u00e1n\u00ed jeho integrity, hodnoty a ekonomick\u00e9ho \u00fa\u010delu. Pokud klient p\u0159ed\u010dasn\u011b zem\u0159e i bez vyu\u017eit\u00ed zna\u010dn\u00e9 \u010d\u00e1sti do\u017eivotn\u00ed renty, jeho d\u011bdicov\u00e9 st\u00e1le ztr\u00e1cej\u00ed n\u00e1rok na tento majetek a budou muset bance vr\u00e1tit celou p\u016fj\u010denou \u010d\u00e1stku na v\u00fdplatu renty.<\/p>\n<h3>Prodej s pr\u00e1vem pobytu \u2013 <em>penzion Vivienda<\/em><\/h3>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"alignnone wp-image-443958 size-full\" src=\"https:\/\/alegria-realestate.com\/wp-content\/uploads\/2021\/09\/hipoteca-inversa.jpeg\" alt=\"Reverzn\u00ed hypot\u00e9ka ve \u0160pan\u011blsku: Jak to funguje?\" width=\"900\" height=\"300\" srcset=\"https:\/\/alegria-realestate.com\/wp-content\/uploads\/2021\/09\/hipoteca-inversa.jpeg 900w, https:\/\/alegria-realestate.com\/wp-content\/uploads\/2021\/09\/hipoteca-inversa-300x100.jpeg 300w, https:\/\/alegria-realestate.com\/wp-content\/uploads\/2021\/09\/hipoteca-inversa-768x256.jpeg 768w\" sizes=\"auto, (max-width: 900px) 100vw, 900px\" \/> \u0160pan\u011blsk\u00e1 vl\u00e1da v t\u00e9to oblasti vypracovala i tak zaj\u00edmavou mo\u017enost, jako je prodej nemovitosti s pr\u00e1vem n\u00e1sledn\u00e9ho pobytu prod\u00e1vaj\u00edc\u00edho v byt\u011b (u\u017e\u00edvac\u00ed pr\u00e1vo), je zaji\u0161t\u011bna i mo\u017enost uzav\u0159en\u00ed n\u00e1jemn\u00ed smlouvy. V p\u0159\u00edpad\u011b, \u017ee klient vyu\u017eije u\u017e\u00edvac\u00ed pr\u00e1vo, dost\u00e1v\u00e1 pen\u00edze a tento majetek m\u016f\u017ee d\u00e1le u\u017e\u00edvat do konce \u017eivota. Po smrti vlastn\u00edka nemovitosti bude moci nov\u00fd vlastn\u00edk prakticky okam\u017eit\u011b p\u0159evz\u00edt dispozi\u010dn\u00ed pr\u00e1vo s nemovitost\u00ed. Z dlouhodob\u00e9ho hlediska lze takov\u00fd obchod pova\u017eovat za v\u00fdhodn\u00fd, proto\u017ee n\u00e1klady na po\u0159\u00edzen\u00ed takov\u00e9ho bydlen\u00ed budou v\u00fdrazn\u011b ni\u017e\u0161\u00ed ne\u017e p\u0159i b\u011b\u017en\u00e9m n\u00e1kupu a prodeji. Nev\u00ed se v\u0161ak, jak dlouho bude muset nov\u00fd majitel \u010dekat, ne\u017e bude moci toto bydlen\u00ed vyu\u017e\u00edvat. Cena nemovitosti uv\u00e1d\u011bn\u00e1 v takov\u00e9 transakci se obvykle v\u00fdrazn\u011b li\u0161\u00ed v z\u00e1vislosti na v\u011bku prod\u00e1vaj\u00edc\u00edho. Pokud mluv\u00edme o velmi star\u00e9m \u010dlov\u011bku, kter\u00fd je tak\u00e9 osam\u011bl\u00fd a m\u00e1 nemoci, pak se cena bude co nejv\u00edce bl\u00ed\u017eit tr\u017en\u00ed cen\u011b, ale st\u00e1le s dobrou slevou. Pokud prodejce pr\u00e1v\u011b ode\u0161el do d\u016fchodu, pak by pro n\u011bj mohl b\u00fdt takov\u00fd obchod vzhledem k p\u0159\u00edzniv\u00e9 d\u00e9lce \u017eivota ve \u0160pan\u011blsku \u2013 v pr\u016fm\u011bru 82,3 let (2020) \u2013 velmi, velmi ziskov\u00fd. Nav\u00edc prodej hlavn\u00edho bydli\u0161t\u011b, tzn. trval\u00e9 bydli\u0161t\u011b, u osob star\u0161\u00edch 65 let nepodl\u00e9h\u00e1 dani z kapit\u00e1lov\u00fdch v\u00fdnos\u016f (rozd\u00edl mezi kupn\u00ed a prodejn\u00ed cenou). M\u00e1 to pro kupuj\u00edc\u00edho n\u011bjak\u00fd p\u0159\u00ednos? Jist\u011b! Nap\u0159\u00edklad v Barcelon\u011b lze podle tohoto sc\u00e9n\u00e1\u0159e koupit d\u016fm v hodnot\u011b 250 000\u2013300 000 eur za 60 000\u201370 000 eur. Ano, je nepravd\u011bpodobn\u00e9, \u017ee se do sv\u00e9ho nov\u00e9ho domova budete moci v dohledn\u00e9 dob\u011b p\u0159est\u011bhovat, ale jako investice do budoucnosti va\u0161ich d\u011bt\u00ed nebo vnou\u010dat by to mohl b\u00fdt skv\u011bl\u00fd n\u00e1pad. Mohla by to b\u00fdt mo\u017enost s dlouhodob\u00fdm pobytem u bl\u00edzk\u00fdch p\u0159\u00edbuzn\u00fdch, ve va\u0161em vlastn\u00edm venkovsk\u00e9m dom\u011b nebo v pe\u010dovatelsk\u00e9m dom\u011b. Majitel ukl\u00e1d\u00e1 ve\u0161ker\u00e9 p\u0159\u00edjmy z prodeje na bankovn\u00ed \u00fa\u010det. Finan\u010dn\u00ed instituce tyto pen\u00edze reinvestuje a spravuje a ka\u017ed\u00fd m\u011bs\u00edc vypl\u00e1c\u00ed d\u016fchodci pevnou \u010d\u00e1stku. Po smrti vlastn\u00edka nemovitosti budou moci tyto pen\u00edze z\u00edskat jeho d\u011bdicov\u00e9. Je to tedy dal\u0161\u00ed p\u0159\u00edle\u017eitost, jak rozumn\u011b vyu\u017e\u00edt vyd\u011blan\u00e9 pen\u00edze z nemovitost\u00ed a zajistit si dal\u0161\u00ed p\u0159\u00edjem na cel\u00fd \u017eivot. P\u0159i prodeji sv\u00e9ho bydlen\u00ed byste v\u0161ak m\u011bli pe\u010dliv\u011b zv\u00e1\u017eit, kde nyn\u00ed budete m\u00edt trval\u00e9 bydli\u0161t\u011b. Kupuj\u00edc\u00ed plat\u00ed za byt plnou tr\u017en\u00ed cenu, co\u017e prod\u00e1vaj\u00edc\u00edmu zaru\u010duje dobr\u00fd a stabiln\u00ed n\u00e1jem. Nav\u00edc takov\u00e1 transakce n\u00e1kupu a prodeje a investice v\u00fdsledn\u00e9ho p\u0159\u00edjmu do do\u017eivotn\u00ed renty bude prov\u00e1d\u011bna za pou\u017eit\u00ed preferen\u010dn\u00edho zdan\u011bn\u00ed. Jedinou nev\u00fdhodou je snad to, \u017ee po uzav\u0159en\u00ed obchodu ji\u017e b\u00fdval\u00fd majitel nebude moci v tomto dom\u011b bydlet a odk\u00e1zat jej sv\u00fdm d\u011bdic\u016fm. Tato skute\u010dnost v\u0161ak plat\u00ed i pro b\u011b\u017en\u00e9 n\u00e1kupy a prodeje bez pou\u017eit\u00ed hypote\u010dn\u00edch prost\u0159edk\u016f. V\u011bd\u011bli jste o existenci reverzn\u00edch hypot\u00e9k ve \u0160pan\u011blsku, r\u00e1di byste toho vyu\u017eili?
