Hypot\u00e9ky ve \u0160pan\u011blsku pro nerezidenty jsou vyd\u00e1v\u00e1ny zahrani\u010dn\u00edm kupuj\u00edc\u00edm, kte\u0159\u00ed nemaj\u00ed status da\u0148ov\u00fdch rezident\u016f. \u0160pan\u011blsk\u00e9 banky maj\u00ed zpravidla vy\u0161\u0161\u00ed po\u017eadavky na nerezidenty: ov\u011b\u0159en\u00ed doklad\u016f zabere v\u00edce \u010dasu a samotn\u00fd bal\u00edk dokument\u016f lze podle uv\u00e1\u017een\u00ed banky roz\u0161\u00ed\u0159it.<\/p>\n<h2> Hypot\u00e9ky ve \u0160pan\u011blsku pro nerezidenty v roce 2023: obecn\u00e1 ustanoven\u00ed<\/h2>\n<p> Nov\u00fd hypote\u010dn\u00ed z\u00e1kon, kter\u00fd vstoupil v platnost v roce 2019, maxim\u00e1ln\u011b chr\u00e1nil pr\u00e1va dlu\u017en\u00edk\u016f a zavedl tak\u00e9 pojem \u201e\u00fav\u011br v ciz\u00ed m\u011bn\u011b\u201c. Nerezidenti, kte\u0159\u00ed si ve \u0160pan\u011blsku berou hypot\u00e9ku, dostali za ur\u010dit\u00fdch okolnost\u00ed a za ur\u010dit\u00fdch podm\u00ednek pr\u00e1vo p\u0159ev\u00e9st dluh na jinou m\u011bnu ne\u017e euro. To m\u016f\u017ee b\u00fdt mo\u017en\u00e9, pokud zem\u011b, ve kter\u00e9 je dlu\u017en\u00edk da\u0148ov\u00fdm rezidentem, m\u00e1 jinou m\u011bnu nebo pokud jsou p\u0159\u00edjem nebo fixn\u00ed aktiva dlu\u017en\u00edka denominov\u00e1ny v jin\u00e9 m\u011bn\u011b. Mezi tyto banky pat\u0159\u00ed Banco Santander, Banco Sabadell, CaixaBank a Bankinter. Loajalita banky v\u016f\u010di dlu\u017en\u00edkovi-nerezidentovi p\u0159\u00edmo z\u00e1vis\u00ed na tom, kter\u00e9 zem\u011b je ob\u010danem, p\u0159\u00edpadn\u011b v jak\u00e9 zemi se aktu\u00e1ln\u011b nach\u00e1z\u00ed jeho trval\u00e9 bydli\u0161t\u011b. Vysok\u00fd stupe\u0148 loajality \u0161pan\u011blsk\u00fdch bank se projevuje ve vztahu k t\u011bmto zem\u00edm:<\/p>\n<ul>\n<li> Evropsk\u00e1 unie;<\/li>\n<li> evropsk\u00e9 zem\u011b, kter\u00e9 nejsou sou\u010d\u00e1st\u00ed EU, ale maj\u00ed stabiln\u00ed ekonomiku (Velk\u00e1 Brit\u00e1nie, Norsko atd.);<\/li>\n<li> Ostatn\u00ed zem\u011b se stabiln\u00ed ekonomikou a m\u011bnami (Austr\u00e1lie, Kanada, Japonsko, USA atd.).<\/li>\n<\/ul>\n<p> N\u00edzk\u00e1 \u00farove\u0148 loajality \u0161pan\u011blsk\u00fdch bank se projevuje ve vztahu k t\u011bmto zem\u00edm:<\/p>\n<ul>\n<li> S nestabiln\u00edmi ekonomikami (v\u011bt\u0161ina africk\u00fdch a latinskoamerick\u00fdch zem\u00ed);<\/li>\n<li> S nestabiln\u00ed geopolitickou situac\u00ed (Rusko, Ukrajina, B\u011blorusko, Severn\u00ed Korea, \u010c\u00edna);<\/li>\n<li> M\u00edt offshore status.<\/li>\n<\/ul>\n<p> Stoj\u00ed za to p\u0159ipomenout, \u017ee \u0161pan\u011blsk\u00fd bankovn\u00ed sektor je sv\u00e1z\u00e1n evropsk\u00fdmi a dom\u00e1c\u00edmi p\u0159edpisy, kter\u00e9 zabra\u0148uj\u00ed pran\u00ed \u0161pinav\u00fdch pen\u011bz. A nejv\u011bt\u0161\u00ed pozornost je v\u011bnov\u00e1na nerezidentn\u00edm klient\u016fm, jejich\u017e p\u0159\u00edjmy, investice a transakce mus\u00ed b\u00fdt naprosto leg\u00e1ln\u00ed a transparentn\u00ed.<\/p>\n<h2> Podm\u00ednky hypot\u00e9k ve \u0160pan\u011blsku pro nerezidenty v roce 2023<\/h2>\n<p> Je\u0161t\u011b jednou podot\u00fdk\u00e1me, \u017ee hypote\u010dn\u00ed podm\u00ednky pro nerezidenty ve \u0160pan\u011blsku jsou p\u0159\u00edsn\u011bj\u0161\u00ed ne\u017e pro ob\u010dany a rezidenty:<\/p>\n<ul>\n<li> Financov\u00e1n\u00ed do 60 %, maxim\u00e1ln\u011b 70 % z ceny transakce nebo odhadn\u00ed tr\u017en\u00ed hodnoty nemovitosti (zvol\u00ed se ni\u017e\u0161\u00ed ze dvou \u010d\u00e1stek);<\/li>\n<li> Splatnost p\u016fj\u010dky a\u017e 20 let;<\/li>\n<li> Pevn\u00e1 nebo pohybliv\u00e1 \u00farokov\u00e1 sazba, \u010dasto vy\u0161\u0161\u00ed ne\u017e u rezidentn\u00edch dlu\u017en\u00edk\u016f;<\/li>\n<li> poplatek za zpracov\u00e1n\u00ed hypote\u010dn\u00edho \u00fav\u011bru;<\/li>\n<li> M\u011bs\u00ed\u010dn\u00ed hypote\u010dn\u00ed kv\u00f3ta nesm\u00ed p\u0159es\u00e1hnout 30\u201335 % p\u0159ijat\u00e9ho p\u0159\u00edjmu.<\/li>\n<\/ul>\n<p> V\u0161echny \u0161pan\u011blsk\u00e9 banky zpravidla zve\u0159ej\u0148uj\u00ed aktu\u00e1ln\u00ed hypote\u010dn\u00ed podm\u00ednky na sv\u00fdch webov\u00fdch str\u00e1nk\u00e1ch. V\u0161echny tyto podm\u00ednky ale plat\u00ed pro obyvatele. Nerezident\u016fm doporu\u010dujeme kontaktovat p\u0159\u00edmo banky a vyjedn\u00e1vat na z\u00e1klad\u011b jejich individu\u00e1ln\u00ed situace. Banco Santander v\u0161ak nab\u00edz\u00ed <a href=\"https:\/\/www.bancosantander.es\/particulares\/hipotecas\/no-residentes\/simulador\">kalkula\u010dku pro hypot\u00e9ky ve \u0160pan\u011blsku pro nerezidenty<\/a> s n\u00e1zvem Hipoteca Mundo para No Residentes. Pr\u016fm\u011brn\u00e1 \u00farokov\u00e1 sazba se p\u0159itom v prosinci 2022 zv\u00fd\u0161ila oproti listopadu 2022 o 4,7 % a oproti prosinci 2021 o 42,1 %. S c\u00edlem znovu stimulovat popt\u00e1vku t\u00e9m\u011b\u0159 v\u0161echny banky revidovaly pohybliv\u00e9 \u00farokov\u00e9 sazby a sn\u00ed\u017eily pevn\u00e9 procento p\u0159idan\u00e9 k hodnot\u011b Euribor v pr\u016fm\u011bru o 0,50 %.<\/p>\n<h2> Hypot\u00e9ky ve \u0160pan\u011blsku pro nerezidenty v roce 2023: Po\u017eadovan\u00e9 dokumenty<\/h2>\n<p> Seznam po\u017eadovan\u00fdch dokument\u016f se m\u016f\u017ee v ka\u017ed\u00e9 konkr\u00e9tn\u00ed bance li\u0161it.
