Je nepravd\u011bpodobn\u00e9, \u017ee bychom si v\u016fbec vzpomn\u011bli na investice do vinic a vina\u0159stv\u00ed. Tento sm\u011br je v\u0161ak pova\u017eov\u00e1n za jeden z nejspolehliv\u011bj\u0161\u00edch a nejziskov\u011bj\u0161\u00edch na cel\u00e9m sv\u011bt\u011b a tak\u00e9 za jeden z nejpresti\u017en\u011bj\u0161\u00edch. Nebo si m\u016f\u017eete koupit mal\u00fd pozemek, kter\u00fd je sou\u010d\u00e1st\u00ed plnohodnotn\u00e9 vinice (obvykle mluv\u00edme o pozemc\u00edch men\u0161\u00ed ne\u017e 1 hektar), a p\u011bstovat na n\u011bm hrozny v\u00e1mi preferovan\u00e9 odr\u016fdy k prodeji, ani\u017e byste se dotkli samotn\u00e9ho procesu v\u00fdroby v\u00edna.<\/p>\n<h2> Koupit vinici ve \u0160pan\u011blsku \u2013 je to tak snadn\u00e9?<\/h2>\n<p> V procesu n\u00e1kupu vinice nen\u00ed nic slo\u017eit\u00e9ho: transakce bude formalizov\u00e1na jako n\u00e1kup pozemku, venkovsk\u00e9ho statku se zem\u011bd\u011blskou p\u016fdou nebo jako n\u00e1kup podniku s odpov\u00eddaj\u00edc\u00edm majetkem. Proto se budouc\u00edm vina\u0159\u016fm doporu\u010duje aktivn\u011b se \u00fa\u010dastnit r\u016fzn\u00fdch sdru\u017een\u00ed, nav\u0161t\u011bvovat aukce v\u00edn, degustace a kurzy, setk\u00e1vat se s majiteli vina\u0159stv\u00ed a vin\u00e1ren, vina\u0159sk\u00fdmi kritiky a dal\u0161\u00edmi odborn\u00edky, z\u00edsk\u00e1vat znalosti o procesu v\u00fdroby v\u00edna od A do Z, o historii vina\u0159stv\u00ed ve \u0160pan\u011blsku a ve sv\u011bt\u011b atd. C\u00edlem je pochopit, kdo je kdo v region\u00e1ln\u00edm vina\u0159stv\u00ed a na celost\u00e1tn\u00ed \u00farovni, jak\u00e1 je sou\u010dasn\u00e1 situace na trhu, jak\u00e1 je sou\u010dasn\u00e1 situace na trhu a vyv\u00edjet se. Assessor v\u00e1m pom\u016f\u017ee vypo\u010d\u00edtat n\u00e1klady a vypo\u010d\u00edtat ziskovost.<\/p>\n<h2> Typick\u00e9 chyby investor\u016f do v\u00edna ve \u0160pan\u011blsku<\/h2>\n<p> V t\u00e9to \u010d\u00e1sti uvedeme nejen chyby, ale tak\u00e9 body, kter\u00e9 vy\u017eaduj\u00ed zvl\u00e1\u0161tn\u00ed pozornost a na kter\u00e9 mnoho za\u010d\u00ednaj\u00edc\u00edch investor\u016f ve f\u00e1zi p\u0159\u00edpravy obchodu zapom\u00edn\u00e1:<\/p>\n<ol>\n<li> Za prv\u00e9 je t\u0159eba vz\u00edt v \u00favahu st\u00e1\u0159\u00ed vinice a jej\u00ed produktivitu.<\/li>\n<li> Za druh\u00e9 je nutn\u00e9 odhadnout n\u00e1klady na modernizaci za\u0159\u00edzen\u00ed (zem\u011bd\u011blsk\u00e1 a\/nebo vina\u0159sk\u00e1 v\u00fdroba).<\/li>\n<li> Za t\u0159et\u00ed je nutn\u00e9 zajistit, aby byla na pozemek p\u0159iv\u00e1d\u011bna voda, aby se tak d\u011blo leg\u00e1ln\u011b, aby vlastn\u00edk m\u011bl pln\u00e9 pr\u00e1vo tuto vodu vyu\u017e\u00edvat a aby pozemek byl vybaven zavla\u017eovac\u00edm syst\u00e9mem.<\/li>\n<li> Za \u010dtvrt\u00e9 je nutn\u00e9 prov\u00e9st pr\u00e1vn\u00ed p\u0159ezkum a audit nemovitosti.<\/li>\n<\/ol>\n<p> Bylo by dobr\u00e9 prov\u00e9st anal\u00fdzu p\u016fdy, ur\u010dit jej\u00ed kvalitativn\u00ed slo\u017een\u00ed, posoudit stav r\u00e9vy, zjistit vlastnosti mikroklimatu a p\u0159\u00edrodn\u00edch faktor\u016f v dan\u00e9 konkr\u00e9tn\u00ed z\u00f3n\u011b a tak\u00e9 shrom\u00e1\u017edit kompletn\u00ed informace o chorob\u00e1ch a \u0161k\u016fdc\u00edch hrozn\u016f s odkazem na z\u00f3nu. Dobrou zpr\u00e1vou je, \u017ee t\u00e9m\u011b\u0159 ka\u017ed\u00fd region ve \u0160pan\u011blsku je vhodn\u00fd pro p\u011bstov\u00e1n\u00ed hrozn\u016f, sta\u010d\u00ed si vybrat spr\u00e1vnou odr\u016fdu nebo odr\u016fdy. Pokud pl\u00e1nujete p\u011bstovat vinici od nuly, budete muset b\u00fdt trp\u011bliv\u00ed: bude trvat 3\u20134 roky, ne\u017e dojde k prvn\u00ed sklizni, a pak je\u0161t\u011b n\u011bkolik let, ne\u017e za\u010dne p\u0159in\u00e1\u0161et skute\u010dn\u00fd zisk. Mezi nej\u010dast\u011bj\u0161\u00ed chyby, kter\u00fdch se investo\u0159i dopou\u0161t\u011bj\u00ed, pat\u0159\u00ed:<\/p>\n<ul>\n<li> p\u0159ehnan\u00e1 o\u010dek\u00e1v\u00e1n\u00ed ohledn\u011b na\u010dasov\u00e1n\u00ed a \u00farovn\u011b ziskovosti: vina\u0159stv\u00ed je v\u017edy dlouhodob\u00e1 investice;<\/li>\n<li> neochota naj\u00edmat specialisty na \u0159\u00edzen\u00ed vinice a\/nebo procesu v\u00fdroby v\u00edna;<\/li>\n<li> nedostatek dlouhodob\u00fdch smluv na dod\u00e1vky hrozn\u016f;<\/li>\n<li> nedostatek osobn\u00edho z\u00e1jmu (vina\u0159stv\u00ed a vina\u0159stv\u00ed je zvl\u00e1\u0161tn\u00ed druh zem\u011bd\u011blstv\u00ed podobn\u00fd um\u011bn\u00ed, vy\u017eaduj\u00edc\u00ed pozornost, z\u00e1jem a hlubok\u00e9 a odborn\u00e9 znalosti ze strany majitele);<\/li>\n<li> nezohledn\u011bn\u00ed mo\u017en\u00fdch rizik a ztr\u00e1t.<\/li>\n<\/ul>\n<p> Co dal\u0161\u00edho bude od investora po\u017eadov\u00e1no, je b\u00fdt flexibiln\u00ed, zohled\u0148ovat mnoho faktor\u016f a adekv\u00e1tn\u011b reagovat na zm\u011bny trhu. I trh s v\u00ednem podl\u00e9h\u00e1 m\u00f3d\u011b a m\u011bn\u00edc\u00edm se trend\u016fm: spot\u0159ebitelsk\u00e9 preference se m\u011bn\u00ed, obliba n\u011bkter\u00fdch odr\u016fd vinn\u00e9 r\u00e9vy kles\u00e1 a jin\u00e9 vrchol\u00ed, popt\u00e1vka po ekov\u00ednech v posledn\u00edch letech neust\u00e1le roste a ochrana \u017eivotn\u00edho prost\u0159ed\u00ed je na po\u0159adu dne ve v\u0161ech odv\u011btv\u00edch ekonomiky. Ka\u017ed\u00e1 vinice a jej\u00ed vina\u0159 se proto budou muset p\u0159izp\u016fsobit a p\u0159izp\u016fsobit po\u017eadavk\u016fm trhu, ani\u017e by ztratili svou ziskovost a pl\u00e1novali dlouhodob\u00fd rozvoj. \u0160pan\u011bl\u0161t\u00ed odborn\u00edci zaznamen\u00e1vaj\u00ed novou m\u00f3du a rostouc\u00ed z\u00e1jem o star\u00e9 odr\u016fdy vinn\u00e9 r\u00e9vy. Pat\u0159\u00ed mezi n\u011b nap\u0159\u00edklad godillo, jedna z nejcenn\u011bj\u0161\u00edch odr\u016fd b\u00edl\u00fdch hrozn\u016f, v sou\u010dasnosti p\u011bstovan\u00e1 v oblasti Valdeorras (Galicie). Star\u00e9 odr\u016fdy v\u0161ak nej\u010dast\u011bji nejsou schopny p\u0159in\u00e9st stejn\u00fd zisk jako ty nejtypi\u010dt\u011bj\u0161\u00ed a nejroz\u0161\u00ed\u0159en\u011bj\u0161\u00ed, a to tak\u00e9 stoj\u00ed za zv\u00e1\u017een\u00ed a nest\u00edh\u00e1n\u00ed m\u00f3dy a jej\u00edch kr\u00e1tkodob\u00fdch trend\u016f.<\/p>\n<h2> V\u00fdroba v\u00edna ve \u0160pan\u011blsku v \u010d\u00edslech<\/h2>\n<p> N\u00e1klady na p\u011bstov\u00e1n\u00ed hrozn\u016f z\u00e1vis\u00ed p\u0159edev\u0161\u00edm na typu v\u00fdsadby. R\u00e9vu lze p\u011bstovat na m\u0159\u00ed\u017eov\u00ed, tzn. nosn\u00e1 konstrukce, nebo mo\u017en\u00e1 bez. V prvn\u00edm p\u0159\u00edpad\u011b se r\u00e9va zvedne nad zem\u00ed o 50-150 cm a ve druh\u00e9m p\u0159\u00edpad\u011b roste voln\u011b a bl\u00ed\u017ee k zemi. N\u00e1klady na prvn\u00ed zp\u016fsob p\u011bstov\u00e1n\u00ed jsou p\u0159ibli\u017en\u011b 14 000 \u20ac\/ha, na druh\u00fd &#8211; 8 000 \u20ac\/ha, a\u010dkoli druh\u00fd zp\u016fsob se v sou\u010dasnosti prakticky nepou\u017e\u00edv\u00e1. Bez ru\u010dn\u00ed pr\u00e1ce se vina\u0159stv\u00ed neobejde a tato polo\u017eka m\u016f\u017ee dos\u00e1hnout 40 % celkov\u00fdch n\u00e1klad\u016f p\u0159i voln\u00e9 v\u00fdsadb\u011b r\u00e9vy a 26 % p\u0159i pou\u017eit\u00ed trel\u00e1\u017ee. Dal\u0161\u00edch 20 % n\u00e1klad\u016f by m\u011blo p\u0159ipadnout na odpisy stroj\u016f a za\u0159\u00edzen\u00ed. V pr\u016fm\u011bru jsou n\u00e1klady na p\u011bstov\u00e1n\u00ed tmav\u00fdch odr\u016fd vinn\u00e9 r\u00e9vy ve \u0160pan\u011blsku 0,6714 EUR\/kg pro v\u00fdsadbu zdarma a 0,6844 EUR\/kg pro v\u00fdsadbu m\u0159\u00ed\u017eov\u00ed. Z 1 tuny hrozn\u016f z\u00edsk\u00e1te od 0,5 do 0,7 tuny hroznov\u00e9ho mo\u0161tu. Pr\u016fm\u011brn\u00e1 cena jednoho hektaru vinic ve \u0160pan\u011blsku je t\u011bsn\u011b pod 16 500 \u20ac a maxim\u00e1ln\u00ed v\u00fdnos je 6 175 kg\/ha u tmav\u00fdch odr\u016fd a 9 000 kg\/ha u b\u00edl\u00fdch hrozn\u016f. Na tvorb\u011b cen se pod\u00edlej\u00ed r\u016fzn\u00e9 faktory:<\/p>\n<ul>\n<li> kvalitativn\u00ed vlastnosti p\u016fdy;<\/li>\n<li> typ m\u00edsta (rovinn\u00e9, um\u00edst\u011bn\u00e9 ve svahu, s velk\u00fdm rozd\u00edlem ve v\u00fd\u0161ce atd.);<\/li>\n<li> syst\u00e9m z\u00e1sobov\u00e1n\u00ed vodou a zavla\u017eov\u00e1n\u00ed;<\/li>\n<li> region\u00e1ln\u00ed klima a mikroklima z\u00f3ny;<\/li>\n<li> odr\u016fda(y);<\/li>\n<li> st\u00e1\u0159\u00ed r\u00e9vy;<\/li>\n<li> um\u00edst\u011bn\u00ed m\u00edsta (ekologicky \u010dist\u00e9 vnitrozem\u00ed nebo oblast velk\u00fdch m\u011bst a pr\u016fmyslov\u00fdch oblast\u00ed);<\/li>\n<li> p\u0159\u00edjezdov\u00e9 cesty a mnoho dal\u0161\u00edho.<\/li>\n<\/ul>\n<p> Pokud jde o ziskovost, \u0161pan\u011blsk\u00fd vina\u0159sk\u00fd sektor vyk\u00e1zal v roce 2022 n\u00e1sleduj\u00edc\u00ed \u010d\u00edsla:<\/p>\n<ul>\n<li> Tmav\u00e9 odr\u016fdy \u2013 4 %;<\/li>\n<li> V\u00fdroba \u010derven\u00e9ho v\u00edna \u2013 11 %;<\/li>\n<li> B\u00edl\u00e9 hrozny \u2013 8,5 %;<\/li>\n<li> Produkce b\u00edl\u00e9ho v\u00edna \u2013 21 %;<\/li>\n<li> Produkce r\u016f\u017eov\u00e9ho v\u00edna je m\u00e9n\u011b ne\u017e 2 %.<\/li>\n<\/ul>\n<h2> Kde jsou zve\u0159ej\u0148ov\u00e1ny inzer\u00e1ty na prodej vinic ve \u0160pan\u011blsku?<\/h2>\n<p> Inzer\u00e1ty na prodej vinic a vina\u0159stv\u00ed je t\u0159eba hledat na specializovan\u00fdch webech. Jednou z takov\u00fdch str\u00e1nek je <a href=\"https:\/\/www.agroanuncios.es\">https:\/\/www.agroanuncios.es<\/a> : zde m\u016f\u017eete naj\u00edt stovky inzer\u00e1t\u016f na prodej vinic v r\u016fzn\u00fdch regionech \u0160pan\u011blska a porovnat ceny: pr\u00e1zdn\u00e9 neobd\u011bl\u00e1van\u00e9 pozemky s pr\u00e1vem p\u011bstov\u00e1n\u00ed hrozn\u016f stoj\u00ed od 0,2 \u20ac\/m2, pozemky s vinicemi &#8211; od 0,6 \u20ac\/m2. \u0160pan\u011blsko je na prvn\u00edm m\u00edst\u011b sv\u011btov\u00e9ho \u017eeb\u0159\u00ed\u010dku v oblasti vinic, tak\u017ee o nab\u00eddky nen\u00ed nouze a v\u00fdb\u011br ka\u017ed\u00e9ho investora bude omezen pouze jeho finan\u010dn\u00edmi mo\u017enostmi. Obr\u00e1tit se m\u016f\u017eete i na agentury specializuj\u00edc\u00ed se na prodej vinic, p\u0159\u00edpravu a hodnocen\u00ed investi\u010dn\u00edch akc\u00ed.<\/p>\n<h2> Kupte si vinici ve \u0160pan\u011blsku a z\u00edskejte povolen\u00ed k pobytu<\/h2>\n<p> N\u00e1kup vinice nebo vina\u0159stv\u00ed ve \u0160pan\u011blsku m\u016f\u017ee slou\u017eit jako z\u00e1klad pro z\u00edsk\u00e1n\u00ed povolen\u00ed k pobytu ve \u0160pan\u011blsku. V\u00fdb\u011br povolen\u00ed k pobytu bude z\u00e1viset na mnoha faktorech: objemu investice, typu transakce (n\u00e1kup fyzickou nebo pr\u00e1vnickou osobou, zalo\u017een\u00ed pr\u00e1vnick\u00e9 osoby s vytvo\u0159en\u00edm pracovn\u00edch m\u00edst), typu nemovitosti (pozemek, pozemek s obytn\u00fdmi a\/nebo pr\u016fmyslov\u00fdmi budovami) atd.
