Dlouhodob\u00fd pron\u00e1jem je na jednu stranu stabiln\u011bj\u0161\u00ed a m\u00e9n\u011b problematick\u00fd, proto\u017ee n\u00e1jemn\u00edci se mo\u017en\u00e1 l\u00e9ta nem\u011bn\u00ed, ale na druhou stranu je to i rizikov\u011bj\u0161\u00ed, proto\u017ee Ze sv\u011bdomit\u00e9ho n\u00e1jemn\u00edka se r\u00e1zem m\u016f\u017ee st\u00e1t nepoctiv\u00fd a p\u0159estat platit n\u00e1jem. Vyst\u011bhov\u00e1n\u00ed nepoctiv\u00e9ho n\u00e1jemn\u00edka nen\u00ed snadn\u00fd ani rychl\u00fd \u00fakol a nav\u00edc je to finan\u010dn\u011b n\u00e1kladn\u00e9. Z\u00e1chrannou s\u00edt\u00ed, kterou m\u016f\u017ee majitel domu pou\u017e\u00edt p\u0159i rozhodov\u00e1n\u00ed o dlouhodob\u00e9m pron\u00e1jmu sv\u00e9 nemovitosti, je ve \u0160pan\u011blsku poji\u0161t\u011bn\u00ed defaultu. Jedn\u00e1 se o speci\u00e1ln\u00ed poji\u0161t\u011bn\u00ed, po kter\u00e9m v posledn\u00edch letech prudce roste popt\u00e1vka. Kdy\u017e \u010dtete anal\u00fdzu realitn\u00edho trhu ve \u0160pan\u011blsku, neust\u00e1le nar\u00e1\u017e\u00edte na stejnou fr\u00e1zi: popt\u00e1vka po dlouhodob\u00fdch pron\u00e1jmech v\u00fdrazn\u011b p\u0159evy\u0161uje nab\u00eddku. A to je skute\u010dn\u011b pravda. V mnoha m\u011bstech vytv\u00e1\u0159ej\u00ed realitn\u00ed kancel\u00e1\u0159e \u010dekac\u00ed listiny, kde jsou uvedeni potenci\u00e1ln\u00ed pronaj\u00edmatel\u00e9. Na bydlen\u00ed m\u016f\u017eete \u010dekat m\u011bs\u00edce, ne\u017e na v\u00e1s p\u0159ijde \u0159ada. Bytov\u00e1 nouze je takov\u00e1, \u017ee jak\u00fdkoli majetek, kter\u00fd se objev\u00ed, je b\u011bhem n\u011bkolika dn\u00ed pry\u010d. Mo\u017en\u00e1 jste majitelem bytu nebo domu, kter\u00fd byste teoreticky byli ochotni pronajmout dlouhodob\u011b, ale v praxi se boj\u00edte, \u017ee naraz\u00edte na neplat\u00edc\u00edho n\u00e1jemn\u00edka. Prozrad\u00edme v\u00e1m, jak se p\u0159ed t\u00edmto rizikem chr\u00e1nit prost\u0159ednictv\u00edm poji\u0161t\u011bn\u00ed pron\u00e1jmu defaultu.<\/p>\n<h2> Z\u00e1kladn\u00ed ustanoven\u00ed pojistn\u00e9 smlouvy<\/h2>\n<p> Poji\u0161t\u011bn\u00ed defaultu ve \u0160pan\u011blsku nyn\u00ed nab\u00edz\u00ed mnoho poji\u0161\u0165oven. Pojistn\u00e9 kryt\u00ed a ceny se v\u0161ak mohou v\u00fdrazn\u011b li\u0161it. Nej\u00fapln\u011bj\u0161\u00ed pokryt\u00ed bude zahrnovat:<\/p>\n<ul>\n<li> N\u00e1hrada \u0161kod na povrchov\u00fdch \u00faprav\u00e1ch, n\u00e1bytku a dal\u0161\u00edm vybaven\u00ed v dom\u00e1cnosti. Pokud se po odst\u011bhov\u00e1n\u00ed n\u00e1jemce zjist\u00ed rozbit\u00e9 nebo v\u00e1\u017en\u011b po\u0161kozen\u00e9 dve\u0159e, podlahy, kuchy\u0148sk\u00fd n\u00e1bytek nebo jin\u00e9 p\u0159edm\u011bty interi\u00e9ru, vy\u0161le poji\u0161\u0165ovna odhadce a uhrad\u00ed \u0161kodu v limitu stanoven\u00e9m pojistnou smlouvou.<\/li>\n<li> N\u00e1hrada \u0161kod zp\u016fsoben\u00fdch t\u0159et\u00edmi osobami (nap\u0159\u00edklad zat\u00e9k\u00e1n\u00ed od soused\u016f).<\/li>\n<li> N\u00e1hrada za dlu\u017en\u00e9 n\u00e1jemn\u00e9. Pokud pronaj\u00edmatel p\u0159estane platit n\u00e1jemn\u00e9, poji\u0161\u0165ovna garantuje n\u00e1hradu a\u017e po dobu 12 m\u011bs\u00edc\u016f (doba z\u00e1vis\u00ed na podm\u00ednk\u00e1ch smlouvy).<\/li>\n<li> \u00da\u010dast ve sporech se servisn\u00edmi st\u0159edisky. Pokud jste zaplatili opravu jak\u00e9hokoli dom\u00e1c\u00edho za\u0159\u00edzen\u00ed a nep\u0159ineslo to v\u00fdsledky, poji\u0161\u0165ovna p\u0159evezme ve\u0161ker\u00e9 starosti s \u0159e\u0161en\u00edm konfliktu s firmou, kter\u00e1 opravu provedla, a\u0165 u\u017e dohodou stran nebo soudn\u00ed cestou.<\/li>\n<li> Pr\u00e1vn\u00ed podpora a ochrana v p\u0159\u00edpad\u011b poru\u0161en\u00ed n\u00e1jemn\u00ed smlouvy. Pokud n\u00e1jemce dal nemovitost do podn\u00e1jmu, co\u017e smluvn\u00ed podm\u00ednky v\u00fdslovn\u011b zakazuj\u00ed, nebo provedl neopr\u00e1vn\u011bn\u00e9 stavebn\u00ed a opravn\u00e9 pr\u00e1ce, poji\u0161\u0165ovna uhrad\u00ed ve\u0161ker\u00e9 n\u00e1klady (n\u00e1klady na pr\u00e1vn\u00edka, st\u00e1tn\u00ed z\u00e1stupce, soudn\u00ed v\u00fdlohy).<\/li>\n<li> Pr\u00e1vn\u00ed podpora a ochrana vlastn\u00edka ve sporech se sousedy \u010di bytov\u00fdmi dru\u017estvy.<\/li>\n<li> Pr\u00e1vn\u00ed podpora, ochrana a n\u00e1hrada pr\u00e1vn\u00edch n\u00e1klad\u016f v p\u0159\u00edpad\u011b trestn\u00ed odpov\u011bdnosti.<\/li>\n<li> Pr\u00e1vn\u00ed telefonick\u00e1 podpora po celou dobu trv\u00e1n\u00ed pojistn\u00e9 smlouvy.<\/li>\n<li> \u0158e\u0161en\u00ed konflikt\u016f s jin\u00fdmi poji\u0161\u0165ovnami, kter\u00e9 odm\u00edtaj\u00ed prov\u00e9st opravy nebo platit pojistn\u00e9.<\/li>\n<li> Ostatn\u00ed v\u00fddaje: v\u00fdm\u011bna z\u00e1mk\u016f po odst\u011bhov\u00e1n\u00ed n\u00e1jemn\u00edka, \u0159e\u0161en\u00ed v\u011bcn\u00fdch b\u0159emen, ochrana z\u00e1jm\u016f na valn\u00fdch hromad\u00e1ch obyvatel atd.<\/li>\n<\/ul>\n<p> Poznamenejme hned, \u017ee jen velmi m\u00e1lo spole\u010dnost\u00ed je p\u0159ipraveno poskytovat tak \u0161irok\u00e9 kryt\u00ed pojistn\u00fdch rizik. Obvykle je kryt\u00ed omezeno na \u0161kody z nezaplacen\u00e9ho n\u00e1jemn\u00e9ho a po\u0161kozen\u00e9ho majetku. Jednu z nejv\u00fdhodn\u011bj\u0161\u00edch pojistn\u00fdch podm\u00ednek dnes nab\u00edz\u00ed nejv\u011bt\u0161\u00ed \u0161pan\u011blsk\u00fd realitn\u00ed port\u00e1l Idealista ve spolupr\u00e1ci s poji\u0161\u0165ovnou ARAG.<\/p>\n<h2> Kolik stoj\u00ed n\u00e1jemn\u00e9 standardn\u00ed poji\u0161t\u011bn\u00ed ve \u0160pan\u011blsku<\/h2>\n<p> Poji\u0161t\u011bn\u00ed prodlen\u00ed s pron\u00e1jmem ve \u0160pan\u011blsku, stejn\u011b jako jin\u00e9 typy poji\u0161t\u011bn\u00ed, m\u016f\u017ee b\u00fdt s nebo bez spolu\u00fa\u010dasti. D\u016fle\u017eit\u00e1 podm\u00ednka: p\u0159\u00edjem n\u00e1jemce mus\u00ed b\u00fdt minim\u00e1ln\u011b 1 250 \u20ac m\u011bs\u00ed\u010dn\u011b. Za stejn\u00fdch podm\u00ednek stanovuje poji\u0161\u0165ovna DAS cenu za ro\u010dn\u00ed pojistku na 272,77 \u20ac, spole\u010dnost Grupo Mutua Propietarios pak na 272,97 \u20ac. Allianz p\u016fsob\u00ed s fran\u0161\u00edzou a nab\u00edz\u00ed poji\u0161t\u011bn\u00ed za 240,09 EUR ro\u010dn\u011b. Mapfre definuje prvn\u00ed m\u011bs\u00edc jako m\u011bs\u00edc karant\u00e9ny a stanov\u00ed cenu na 179,40 EUR za \u0161estim\u011bs\u00ed\u010dn\u00ed poji\u0161t\u011bn\u00ed. Poji\u0161t\u011bn\u00ed v Caser na \u0161est m\u011bs\u00edc\u016f bude st\u00e1t 194,15 EUR. V tomto p\u0159\u00edpad\u011b je spolu\u00fa\u010dast \u201eobdob\u00ed karant\u00e9ny\u201c, b\u011bhem kter\u00e9ho je pojistka zmrazena. Obvykle se pohybuje od jednoho do t\u0159\u00ed m\u011bs\u00edc\u016f.<\/p>\n<h2> Po\u017eadavky na poji\u0161t\u011bn\u00ed pron\u00e1jmu ve \u0160pan\u011blsku<\/h2>\n<p> Hlavn\u00edm a z\u00e1sadn\u00edm po\u017eadavkem poji\u0161\u0165oven je potvrzen\u00e1 solventnost n\u00e1jemce. Touto kontrolou za\u010d\u00edn\u00e1 registrace pojistn\u00e9 smlouvy. Ro\u010dn\u00ed \u010d\u00e1stka pron\u00e1jmu nesm\u00ed p\u0159es\u00e1hnout 40 % ro\u010dn\u00edho p\u0159\u00edjmu. Seznam po\u017eadovan\u00fdch dokument\u016f obsahuje:<\/p>\n<ul>\n<li> Pokud je n\u00e1jemcem zam\u011bstnanec: posledn\u00ed dva \u201enomina\u201c (platn\u00ed p\u00e1sky), pracovn\u00ed smlouva, kopie dokladu toto\u017enosti, p\u0159ihl\u00e1\u0161ka k poji\u0161t\u011bn\u00ed podepsan\u00e1 n\u00e1jemcem a majitelem.<\/li>\n<li> Je-li n\u00e1jemcem podnikatel: posledn\u00ed da\u0148ov\u00e9 p\u0159izn\u00e1n\u00ed k dani z p\u0159\u00edjmu fyzick\u00fdch osob, posledn\u00ed dv\u011b potvrzen\u00ed o zaplacen\u00ed soci\u00e1ln\u00ed kv\u00f3ty podnikatele, kopii dokladu toto\u017enosti, p\u0159ihl\u00e1\u0161ku k poji\u0161t\u011bn\u00ed podepsan\u00e9 n\u00e1jemcem a vlastn\u00edkem.<\/li>\n<li> Je-li n\u00e1jemcem d\u016fchodce: posledn\u00ed potvrzen\u00ed o v\u00fdplat\u011b d\u016fchodu vydan\u00e9 \u00fa\u0159adem soci\u00e1ln\u00edho zabezpe\u010den\u00ed, kopie dokladu toto\u017enosti, p\u0159ihl\u00e1\u0161ka k poji\u0161t\u011bn\u00ed podepsan\u00e1 n\u00e1jemcem a vlastn\u00edkem.<\/li>\n<li> Pokud je n\u00e1jemcem pracovn\u00edk v dom\u00e1cnosti (trabajador de hogar): ned\u00e1vn\u00fd v\u00fdpis z historie zam\u011bstn\u00e1n\u00ed Vida Laboral nebo dv\u011b nejnov\u011bj\u0161\u00ed potvrzen\u00ed o soci\u00e1ln\u00edm zabezpe\u010den\u00ed, pracovn\u00ed smlouva a dva nejnov\u011bj\u0161\u00ed \u201enominas\u201c nebo potvrzen\u00ed od zam\u011bstnavatele s uveden\u00edm v\u00fd\u0161e mzdy, kopie dokladu toto\u017enosti, \u017e\u00e1dost o poji\u0161t\u011bn\u00ed podepsan\u00e1 n\u00e1jemcem a majitelem.<\/li>\n<\/ul>\n<h2> Jak funguje standardn\u00ed poji\u0161t\u011bn\u00ed n\u00e1jemn\u00e9ho ve \u0160pan\u011blsku?<\/h2>\n<p> V z\u00e1vislosti na smlouv\u011b uzav\u0159en\u00e9 s poji\u0161\u0165ovnou se kryt\u00ed m\u016f\u017ee prodlou\u017eit na 6, 9 nebo 12 m\u011bs\u00edc\u016f. V p\u0159\u00edpad\u011b neplacen\u00ed n\u00e1jemn\u00e9ho n\u00e1jemcem by m\u011bl majitel neprodlen\u011b kontaktovat svou poji\u0161\u0165ovnu. Ta na opl\u00e1tku (pokud je to zahrnuto v pojistn\u00e9m kryt\u00ed) zah\u00e1j\u00ed do t\u0159\u00ed m\u011bs\u00edc\u016f soudn\u00ed \u0159\u00edzen\u00ed a z\u00e1rove\u0148 uhrad\u00ed majiteli m\u011bs\u00ed\u010dn\u00ed n\u00e1jemn\u00e9. Vlastn\u00edk je tak chr\u00e1n\u011bn ekonomicky i z hlediska odborn\u00e9 pr\u00e1vn\u00ed podpory. Podle ofici\u00e1ln\u00edch statistik se probl\u00e9my a zpo\u017ed\u011bn\u00ed v platb\u00e1ch n\u00e1jemn\u00e9ho vyskytuj\u00ed p\u0159ibli\u017en\u011b u 15 % dlouhodob\u00fdch pron\u00e1jm\u016f. Ve skute\u010dnosti je toto \u010d\u00edslo samoz\u0159ejm\u011b vy\u0161\u0161\u00ed. Je t\u0159eba tak\u00e9 poznamenat, \u017ee poji\u0161t\u011bn\u00ed pron\u00e1jm\u016f ve \u0160pan\u011blsku se nevztahuje pouze na reziden\u010dn\u00ed nemovitosti, ale tak\u00e9 na komer\u010dn\u00ed prostory.
