Navzdory poklesu objemu hypot\u00e9k a zpomalen\u00ed aktivity po siln\u00e9m roce 2022 ceny nemovitost\u00ed ve \u0160pan\u011blsku nad\u00e1le rostou pod tlakem neust\u00e1le rostouc\u00ed popt\u00e1vky a klesaj\u00edc\u00ed nab\u00eddky. Nov\u00fd z\u00e1kon o bydlen\u00ed nejen\u017ee nedos\u00e1hl c\u00edl\u016f vl\u00e1dy, ale m\u011bl sp\u00ed\u0161e destruktivn\u00ed dopad na trh: jeho c\u00edlem bylo vy\u0159e\u0161it probl\u00e9m s n\u00e1jmem, ale m\u00edsto toho se situace bl\u00ed\u017eila krizi, proto\u017ee \u0160patn\u011b koncipovan\u00e9 regulace sn\u00ed\u017eily nab\u00eddku, zat\u00edmco ceny nad\u00e1le rychle rostly. Z\u00e1kon nav\u00edc mnoh\u00e9 pronaj\u00edmatele povzbudil k n\u00e1vratu ke kr\u00e1tkodob\u00fdm pron\u00e1jm\u016fm, kter\u00e9 se \u0159\u00edd\u00ed jin\u00fdmi z\u00e1kony a pro pronaj\u00edmatele potenci\u00e1ln\u011b p\u0159edstavuj\u00ed m\u00e9n\u011b probl\u00e9m\u016f. Bohu\u017eel za sou\u010dasn\u00fdch podm\u00ednek se v roce 2024 neo\u010dek\u00e1vaj\u00ed \u017e\u00e1dn\u00e9 dramatick\u00e9 zm\u011bny trend\u016f, kter\u00e9 sledujeme.<\/p>\n<h2> N\u00e1kup a prodej nemovitost\u00ed ve \u0160pan\u011blsku: v\u00fdsledky roku 2023 a progn\u00f3zy pro rok 2024<\/h2>\n<p> Za\u010dneme shrnut\u00edm trhu s nemovitostmi ve \u0160pan\u011blsku, dynamiky cen, popt\u00e1vky a hypote\u010dn\u00ed situace.<\/p>\n<h3> Dynamika cen nemovitost\u00ed ve \u0160pan\u011blsku v roce 2023<\/h3>\n<p> Jak\u00e9 jsou tedy v\u00fdsledky cen \u0161pan\u011blsk\u00e9ho trhu s nemovitostmi pro rok 2023 a co m\u016f\u017eeme o\u010dek\u00e1vat v roce 2024? Zd\u00e1 se, \u017ee p\u016fvodn\u00ed p\u0159edpov\u011bdi poklesu cen v leto\u0161n\u00edm roce se nenaplnily a \u0161pan\u011blsk\u00e9 ceny bydlen\u00ed vzrostly o 7 %. V nejv\u011bt\u0161\u00edch m\u011bstech zem\u011b, Madridu a Barcelon\u011b, ceny dosahovaly vysok\u00fdch \u00farovn\u00ed je\u0161t\u011b d\u0159\u00edve. V d\u016fsledku toho do\u0161lo v roce 2023 k m\u00edrn\u00e9mu n\u00e1r\u016fstu cen, bl\u00edzko m\u00edry inflace. Z\u00e1rove\u0148 v jin\u00fdch regionech (p\u0159edev\u0161\u00edm na ostrovech a st\u0159edomo\u0159sk\u00e9m pob\u0159e\u017e\u00ed \u0160pan\u011blska) byl vzestupn\u00fd trend patrn\u011bj\u0161\u00ed. Nav\u00edc byl podpo\u0159en popt\u00e1vkou mezin\u00e1rodn\u00edch investor\u016f s vysokou kupn\u00ed silou. V Alicante a Palma de Mallorca vzrostly ceny o 15 %, ve Valencii o 14 % a v Malaze o 13 %. Se silnou popt\u00e1vkou, rostouc\u00ed imigrac\u00ed, rostouc\u00edm po\u010dtem dom\u00e1cnost\u00ed a sou\u010dasn\u011b klesaj\u00edc\u00ed nab\u00eddkou se o\u010dek\u00e1v\u00e1, \u017ee tlak na ceny bude pokra\u010dovat i v roce 2024. Nejvy\u0161\u0161\u00ed r\u016fst cen budeme i nad\u00e1le sv\u011bdky na nejdynami\u010dt\u011bj\u0161\u00edch trz\u00edch nejobl\u00edben\u011bj\u0161\u00edch region\u016f, zat\u00edmco v ostatn\u00edch \u010d\u00e1stech republiky lze pln\u011b o\u010dek\u00e1vat stabilizaci a\u017e m\u00edrn\u00fd pokles cen \u2013 n\u00e1vrat k p\u016fvodn\u00edm hodnot\u00e1m po abnorm\u00e1ln\u00edch n\u00e1r\u016fstech. Pesimisti\u010dt\u00ed experti varuj\u00ed p\u0159ed rizikem bubliny na \u0161pan\u011blsk\u00e9m trhu s nemovitostmi. Doch\u00e1z\u00ed k n\u011bmu, kdy\u017e ceny nemovitost\u00ed za\u010dnou neopr\u00e1vn\u011bn\u011b r\u016fst, k \u010demu\u017e obvykle doch\u00e1z\u00ed v d\u016fsledku nerovnov\u00e1hy mezi nab\u00eddkou a popt\u00e1vkou. Pokud existuje p\u0159evis popt\u00e1vky, kterou nelze pln\u011b uspokojit, trh reaguje zv\u00fd\u0161en\u00edm cen. Anal\u00fdza sou\u010dasn\u00e9 situace na \u0161pan\u011blsk\u00e9m realitn\u00edm trhu pro rok 2023 nazna\u010duje, \u017ee tato varianta je mo\u017en\u00e1, i kdy\u017e nyn\u00ed, na za\u010d\u00e1tku roku 2024, neexistuj\u00ed jin\u00e9 sign\u00e1ly ne\u017e nerovnov\u00e1ha mezi cenami a pr\u016fm\u011brn\u00fdmi v\u00fdd\u011blky obyvatel.<\/p>\n<h2> Popt\u00e1vka po bydlen\u00ed ve \u0160pan\u011blsku<\/h2>\n<p> Kl\u00ed\u010dov\u00fdmi investi\u010dn\u00edmi destinacemi z\u016fst\u00e1vaj\u00ed velk\u00e1 m\u011bsta, ale znateln\u011b stoup\u00e1 z\u00e1jem o p\u0159edm\u011bst\u00ed a mal\u00e1 m\u011bsta, kter\u00e1 t\u011b\u017e\u00ed z p\u0159\u00edrodn\u00edho prost\u0159ed\u00ed. V\u00fdznamn\u00e1 \u010d\u00e1st transakc\u00ed koup\u011b a prodeje nemovitost\u00ed ve \u0160pan\u011blsku prob\u00edh\u00e1 bez zapojen\u00ed financov\u00e1n\u00ed t\u0159et\u00ed stranou, tzn. bez <a href=\"https:\/\/alegria-realestate.com\/ru\/service\/mortgage-in-spain\">sjedn\u00e1n\u00ed hypot\u00e9ky<\/a> . Nav\u00edc podle statistik je v\u00edce ne\u017e polovina potenci\u00e1ln\u00edch kupc\u016f ji\u017e vlastn\u00edky nemovitost\u00ed. Pokud jde o objem investic do \u0161pan\u011blsk\u00fdch nemovitost\u00ed, v prvn\u00edch t\u0159ech \u010dtvrtlet\u00edch roku 2023 \u010dinil 7,513 milionu eur, co\u017e je o 49 % m\u00e9n\u011b ne\u017e ve stejn\u00e9m obdob\u00ed roku 2022. Ve \u010dtvrt\u00e9m \u010dtvrtlet\u00ed se tempo investic zv\u00fd\u0161ilo a do konce roku 2023 dos\u00e1hl celkov\u00fd objem investic 11 200 milion\u016f EUR, co\u017e je o 36 % m\u00e9n\u011b ne\u017e celkov\u00fd objem za rok 2022. Pokud jde o zem\u011b zdroje investic, situace vypad\u00e1 n\u00e1sledovn\u011b:<\/p>\n<ul>\n<li> \u0160pan\u011blsko \u2013 36 %,<\/li>\n<li> USA \u2013 12 %,<\/li>\n<li> Francie \u2013 7 %,<\/li>\n<li> N\u011bmecko \u2013 6 %,<\/li>\n<li> Velk\u00e1 Brit\u00e1nie \u2013 6 %,<\/li>\n<li> Sa\u00fadsk\u00e1 Ar\u00e1bie, Spojen\u00e9 arabsk\u00e9 emir\u00e1ty a Singapur dohromady \u2013 20 %.<\/li>\n<\/ul>\n<h3> N\u00e1kupn\u00ed a prodejn\u00ed transakce<\/h3>\n<p> \u0160pan\u011blsko zaznamen\u00e1v\u00e1 v roce 2023 m\u00edrn\u00fd pokles transakc\u00ed s reziden\u010dn\u00edmi nemovitostmi. Podle statistik bylo evidov\u00e1no cca 600 000 transakc\u00ed n\u00e1kupu a prodeje, co\u017e je v\u00fdrazn\u011b m\u00e9n\u011b ne\u017e v roce 2022 (720 000 transakc\u00ed). A i p\u0159es to je rok 2023 ozna\u010dov\u00e1n za jeden z nejlep\u0161\u00edch a nejdynami\u010dt\u011bj\u0161\u00edch za posledn\u00edch 15 let. Sestupn\u00fd trend bude pravd\u011bpodobn\u011b pokra\u010dovat i v roce 2024, proto\u017ee v nej\u017e\u00e1dan\u011bj\u0161\u00edch regionech nedoch\u00e1z\u00ed k n\u00e1hl\u00e9mu vzniku velk\u00e9ho mno\u017estv\u00ed dostupn\u00fdch nemovitost\u00ed. S je\u0161t\u011b v\u011bt\u0161\u00edm n\u00e1r\u016fstem popt\u00e1vky se v\u0161ak bude zvy\u0161ovat deformace trhu, co\u017e nevyhnuteln\u011b povede k aktivn\u011bj\u0161\u00edmu r\u016fstu cen v roce 2024. Experti tak\u00e9 p\u0159edpokl\u00e1daj\u00ed, \u017ee po\u010det n\u00e1kup\u016f a prodej\u016f bude v prvn\u00ed polovin\u011b roku 2024 nad\u00e1le klesat v reakci na zv\u00fd\u0161en\u00ed \u00farokov\u00fdch sazeb v roce 2023 a v o\u010dek\u00e1v\u00e1n\u00ed zm\u011bn na hypote\u010dn\u00edm trhu.<\/p>\n<h3> Hypote\u010dn\u00ed \u00fav\u011bry a sazby<\/h3>\n<p> Podle p\u0159edb\u011b\u017en\u00fdch odhad\u016f byl pokles popt\u00e1vky po hypot\u00e9k\u00e1ch v roce 2023 o 25 %. Konkurence mezi \u0161pan\u011blsk\u00fdmi bankami je nel\u00edtostn\u00e1, tak\u017ee ka\u017ed\u00e1 banka se sna\u017e\u00ed nab\u00eddnout v\u00fdhodn\u00e9 hypote\u010dn\u00ed podm\u00ednky dlu\u017en\u00edk\u016fm s odpov\u00eddaj\u00edc\u00edm rizikov\u00fdm profilem. Rostouc\u00ed Euribor, na kter\u00fd jsou nav\u00e1z\u00e1ny pohybliv\u00e9 sazby hypot\u00e9k, v\u0161ak potenci\u00e1ln\u00ed dlu\u017en\u00edky d\u011bs\u00ed. Banky se zase zdr\u00e1haj\u00ed vyd\u00e1vat hypot\u00e9ky za fixn\u00ed sazby. Rozd\u00edl v \u00faroc\u00edch nep\u0159isp\u00edv\u00e1 ke zv\u00fd\u0161en\u00ed popt\u00e1vky po hypot\u00e9k\u00e1ch a tento stav bude pokra\u010dovat i v roce 2024. Sou\u010dasn\u00e1 ekonomick\u00e1 situace nav\u00edc donut\u00ed banky je\u0161t\u011b zp\u0159\u00edsnit \u00fav\u011brovou politiku, co\u017e mnoha potenci\u00e1ln\u00edm klient\u016fm zav\u0159e dve\u0159e k financov\u00e1n\u00ed. Posledn\u00ed rozhodnut\u00ed ECB o \u00farokov\u00fdch sazb\u00e1ch zt\u011b\u017euj\u00ed p\u0159edpov\u011bdi chov\u00e1n\u00ed Euriboru v p\u0159\u00ed\u0161t\u00edch 12 m\u011bs\u00edc\u00edch. Navzdory v\u0161eobecn\u00e9mu konsenzu o mo\u017en\u00e9m sn\u00ed\u017een\u00ed sazeb je p\u0159\u00edli\u0161 brzy na optimistick\u00e9 progn\u00f3zy. Na konci roku 2023 index zpomalil sv\u016fj r\u016fst a dokonce vyk\u00e1zal jist\u00fd pokles, ale to neznamen\u00e1 radik\u00e1ln\u00ed zm\u011bnu trendu. Trh je st\u00e1le p\u0159\u00edli\u0161 volatiln\u00ed a \u010detn\u00e9 nejistoty, jako je vysok\u00e1 inflace, geopolitick\u00e9 prost\u0159ed\u00ed, zvy\u0161ov\u00e1n\u00ed mezd a vl\u00e1dn\u00ed opat\u0159en\u00ed k omezen\u00ed inflace, neposkytuj\u00ed dostate\u010dn\u00e9 d\u016fvody k p\u0159edpov\u011bdi prudk\u00e9ho poklesu indexu. Pokud index klesne, pravd\u011bpodobn\u011b nebude v\u00fdznamn\u00fd (experti p\u0159edpokl\u00e1daj\u00ed pr\u00e1h alespo\u0148 3 %), leda\u017ee by Evropa \u010delila v\u00e1\u017en\u011bj\u0161\u00ed recesi, kter\u00e1 by ECB donutila rychle zm\u011bnit svou politiku.<\/p>\n<h2> \u0160pan\u011blsk\u00fd trh s pron\u00e1jmem nemovitost\u00ed: v\u00fdsledky pro rok 2023 a progn\u00f3zy pro rok 2024<\/h2>\n<p> Trh s pron\u00e1jmem nemovitost\u00ed ve \u0160pan\u011blsku je jedn\u00edm z nejv\u011bt\u0161\u00edch a nejchaoti\u010dt\u011bj\u0161\u00edch v Evrop\u011b. Jedn\u00e1 se o sm\u011bs dlouhodob\u00fdch a turistick\u00fdch pron\u00e1jm\u016f, regulovan\u00fdch r\u016fzn\u00fdmi p\u0159edpisy. V posledn\u00edch letech se majitel\u00e9 dom\u016f zm\u00edtaj\u00ed mezi t\u011bmito dv\u011bma mo\u017enostmi a sna\u017e\u00ed se orientovat mezi ziskem a minimalizac\u00ed rizika.<\/p>\n<h3> Trh s dlouhodob\u00fdm pron\u00e1jmem ve \u0160pan\u011blsku<\/h3>\n<p> Trh s dlouhodob\u00fdm pron\u00e1jmem je dnes v hlubok\u00e9 krizi a vytv\u00e1\u0159\u00ed velk\u00fd probl\u00e9m pro obyvatele zem\u011b. V kv\u011btnu p\u0159ijat\u00fd z\u00e1kon o bydlen\u00ed m\u011bl m\u00edsto zm\u00edrn\u011bn\u00ed \u010di vy\u0159e\u0161en\u00ed probl\u00e9m\u016f, kter\u00e9 se nahromadily za posledn\u00ed roky, opa\u010dn\u00fd efekt: p\u0159ehnan\u00e1 regulace omezila trh s dlouhodob\u00fdm pron\u00e1jmem na minimum. Majitel\u00e9 op\u011bt jednomysln\u011b p\u0159e\u0161li na <a href=\"https:\/\/alegria-realestate.com\/ru\/service\/rent-apartment-in-spain\">kr\u00e1tkodob\u00e9 turistick\u00e9 pron\u00e1jmy<\/a> \u2013 v regionech, kde nen\u00ed probl\u00e9m z\u00edskat turistickou licenci. Do konce listopadu 2023 se ceny n\u00e1jemn\u00edho bydlen\u00ed zv\u00fd\u0161ily o 9,2 % ve srovn\u00e1n\u00ed s rokem 2022 a dos\u00e1hly 11,9 \u20ac\/m2. V nejobl\u00edben\u011bj\u0161\u00edch oblastech bylo zv\u00fd\u0161en\u00ed cen v\u00fdrazn\u011bj\u0161\u00ed:<\/p>\n<ul>\n<li> 21,6 % ve <a href=\"https:\/\/alegria-realestate.com\/ru\/articles\/city-of-spain\/the-city-of-valencia\">Valencii<\/a> ,<\/li>\n<li> 19,3 % v Palma de Mallorca,<\/li>\n<li> 15,2 % v <a href=\"https:\/\/alegria-realestate.com\/ru\/articles\/city-of-spain\/malaga-spain\">Malaze<\/a> ,<\/li>\n<li> 14,4 % v Barcelon\u011b,<\/li>\n<li> 12,4 % v Madridu.<\/li>\n<\/ul>\n<p> Rok 2023 tak skon\u010dil rekordn\u00edm r\u016fstem cen dlouhodob\u00e9ho pron\u00e1jmu a akutn\u00edm nedostatkem nab\u00eddky. Pokles nab\u00eddky byl 12 % na n\u00e1rodn\u00ed \u00farovni, 26 % v Madridu, 23 % v Malaze a 12 % v Barcelon\u011b. Situace v roce 2024 nep\u0159edpokl\u00e1d\u00e1 \u017e\u00e1dn\u00e9 radik\u00e1ln\u00ed zm\u011bny.<\/p>\n<h3> Trh kr\u00e1tkodob\u00fdch pron\u00e1jm\u016f ve \u0160pan\u011blsku<\/h3>\n<p> Tento typ pron\u00e1jmu se op\u011bt st\u00e1v\u00e1 preferovan\u00fdm pro mnoho majitel\u016f, kte\u0159\u00ed se rozhodli do\u010dasn\u011b st\u00e1hnout svou nemovitost z dlouhodob\u00e9ho pron\u00e1jmu. N\u00e1r\u016fst nab\u00eddky kr\u00e1tkodob\u00fdch pron\u00e1jm\u016f v roce 2023 dos\u00e1hl 40 %. V San Sebastianu ji\u017e tento typ pron\u00e1jmu p\u0159edstavuje 32 % trhu, v Barcelon\u011b \u2013 28 %, v Malaze \u2013 15 %. V\u0161e nasv\u011bd\u010duje tomu, \u017ee tato \u010d\u00edsla budou v roce 2024 nad\u00e1le r\u016fst. Majitel\u00e9 se posouvaj\u00ed k mo\u017enostem, kter\u00e9 poskytuj\u00ed v\u011bt\u0161\u00ed pr\u00e1vn\u00ed jistotu a ochranu p\u0159ed neplat\u00edc\u00edmi n\u00e1jemn\u00edky.<\/p>\n<h3> Ziskovost trhu s n\u00e1jemn\u00edm bydlen\u00edm<\/h3>\n<p> Nejlep\u0161\u00ed m\u00edru n\u00e1vratnosti pro investory, kte\u0159\u00ed nakupuj\u00ed za \u00fa\u010delem pron\u00e1jmu, vykazuj\u00ed Murcia a Lleida, a to 8,3 % a 8 %. N\u00e1sleduj\u00ed Huelva (7,6 %), Jaen (7,3 %) a Castell\u00f3n (7 %). Outsiderem je San Sebastian s nejni\u017e\u0161\u00ed ziskovost\u00ed (3,8 %), n\u00e1sledovan\u00fd Palmou de Mallorca (4,5 %), Pamplonou (4,7 %) a A Coru\u00f1ou (4,7 %). Stejn\u00e9 sazby maj\u00ed tak\u00e9 C\u00e1diz a Pontevedra (4,8 %). V Madridu je ziskovost 5,2 % a v Barcelon\u011b 5,8 %. V roce 2024 se o\u010dek\u00e1v\u00e1 zv\u00fd\u0161en\u00ed ziskovosti v Madridu a Barcelon\u011b, zat\u00edmco v ostatn\u00edch oblastech z\u016fstane stabiln\u00ed nebo dokonce m\u00edrn\u011b poklesne.<\/p>\n<h3> Bolest hlavy n\u00e1jemn\u00edk\u016f<\/h3>\n<p> Ve \u0160pan\u011blsku n\u00e1klady na pron\u00e1jem domu p\u0159evy\u0161uj\u00ed n\u00e1klady na jeho koupi. Lid\u00e9 \u017eij\u00edc\u00ed v n\u00e1jmu plat\u00ed v\u00edce ne\u017e ti, kte\u0159\u00ed maj\u00ed hypot\u00e9ku. D\u00edky tomu je obt\u00ed\u017en\u00e9 (a n\u011bkdy nemo\u017en\u00e9) na\u0161et\u0159it dostatek pen\u011bz na po\u0159\u00edzen\u00ed vlastn\u00edho bydlen\u00ed (bu\u010f celou \u010d\u00e1stku nebo z\u00e1lohu na hypot\u00e9ku). Jedin\u00fdm v\u00fdchodiskem ze sou\u010dasn\u00e9 situace by bylo sn\u00ed\u017een\u00ed cen n\u00e1jm\u016f.
