Popt\u00e1vka po nov\u00fdch nemovitostech ka\u017edoro\u010dn\u011b v\u00fdrazn\u011b p\u0159evy\u0161uje stavebn\u00ed objemy a v\u011bt\u0161ina progn\u00f3z nazna\u010duje, \u017ee tento trend bude pokra\u010dovat i v dohledn\u00e9 dob\u011b. Madridsk\u00e1 asociace developer\u016f nemovitost\u00ed (ASPRIMA) uv\u00e1d\u00ed, \u017ee nedostatek byt\u016f ve \u0160pan\u011blsku dos\u00e1hl historick\u00e9ho maxima. Trh s bydlen\u00edm v\u0161ak nen\u00ed homogenn\u00ed a jako takov\u00fd se jeho chov\u00e1n\u00ed a v\u00fdvoj li\u0161\u00ed v z\u00e1vislosti na geografick\u00e9m regionu. Nedostatek nov\u00fdch byt\u016f je zvl\u00e1\u0161t\u011b velk\u00fd v t\u011bch autonomn\u00edch oblastech, kde doch\u00e1z\u00ed k r\u016fstu populace a turistick\u00e9mu ruchu. T\u00fdk\u00e1 se to p\u0159edev\u0161\u00edm Madridu (deficit se pohybuje kolem 60 000 nemovitost\u00ed), Katal\u00e1nska (55 200), Valencijsk\u00e9ho spole\u010denstv\u00ed (40 400) a Andalusie (t\u00e9m\u011b\u0159 31 000). Za zm\u00ednku stoj\u00ed zejm\u00e9na provincie Madrid, <a href=\"https:\/\/alegria-realestate.com\/ru\/articles\/city-of-spain\/malaga-spain\">Malaga,<\/a> <a href=\"https:\/\/alegria-realestate.com\/ru\/articles\/city-of-spain\/areas-of-alicante-carolina-altas-carolinas-bajas\">Alicante,<\/a> <a href=\"https:\/\/alegria-realestate.com\/ru\/articles\/city-of-spain\/the-city-of-valencia\">Valencie<\/a> a Barcelona, kde \u017eije v\u00edce ne\u017e polovina nov\u00fdch dom\u00e1cnost\u00ed. Toto je p\u0159edpov\u011b\u010f \u0160pan\u011blsk\u00e9 banky pro dva autonomn\u00ed regiony: Castilla y Le\u00f3n a Asturias, kde nab\u00eddka p\u0159ev\u00fd\u0161\u00ed popt\u00e1vku o p\u0159ibli\u017en\u011b 4000 nemovitost\u00ed. Podle statistik Ministerstva pro bydlen\u00ed a m\u011bstsk\u00e9 z\u00e1le\u017eitosti (MIVAU) je po\u010det povolen\u00ed k v\u00fdstavb\u011b nov\u00fdch dom\u016f ve \u0160pan\u011blsku jen n\u011bco m\u00e1lo p\u0159es 100 000 ro\u010dn\u011b, ve srovn\u00e1n\u00ed s v\u00edce ne\u017e 500 000 registrovan\u00fdmi ro\u010dn\u011b v letech 1999 a\u017e 2007 (rekord byl p\u0159ekon\u00e1n v roce 2006, kdy bylo vyd\u00e1no v\u00edce ne\u017e 865 000 povolen\u00ed). Podle posledn\u00edch dostupn\u00fdch \u00fadaj\u016f bylo od ledna do \u00fanora 2024 vyd\u00e1no t\u00e9m\u011b\u0159 17 250 nov\u00fdch licenc\u00ed, meziro\u010dn\u011b o 3,14 % m\u00e9n\u011b. Ur\u010ditou roli hraj\u00ed i nedostate\u010dn\u00e9 investice do z\u00edsk\u00e1v\u00e1n\u00ed a rozvoje nov\u00fdch m\u011bstsk\u00fdch pozemk\u016f. Z hlediska popt\u00e1vky je ta\u017eena zejm\u00e9na migrac\u00ed obyvatelstva a hled\u00e1n\u00edm bydlen\u00ed nerezidenty, zejm\u00e9na ve velk\u00fdch m\u011bstech a
