Podle \u0161pan\u011blsk\u00e9 centr\u00e1ln\u00ed banky je v sou\u010dasn\u00e9 dob\u011b na <a href=\"https:\/\/alegria-realestate.com\/ru\/service\/buying-property-in-spain-as-a-foreigner\">koupi bytu<\/a> pot\u0159eba minim\u00e1ln\u011b 7,5 roku platu (p\u0159ed zdan\u011bn\u00edm). To je nejvy\u0161\u0161\u00ed \u010d\u00edslo od roku 2011, druh\u00e9 za historick\u00fdm maximem dosa\u017een\u00fdm v roce 2007. Nic v\u0161ak nenasv\u011bd\u010duje vzniku bubliny na nemovitostech a v\u011bt\u0161ina v sektoru vylu\u010duje, \u017ee by se mohla opakovat. Vypl\u00fdv\u00e1 to ze spole\u010dn\u00e9 zpr\u00e1vy, kterou p\u0159ipravily Tecnocasa Group a Univerzita Pompeu Fabra. Zejm\u00e9na to bylo zaznamen\u00e1no v obdob\u00ed od konce roku 2006 do za\u010d\u00e1tku roku 2007, kdy n\u00e1klady na metr \u010dtvere\u010dn\u00ed. bl\u00ed\u017eila 3500 eur. V prvn\u00edm \u010dtvrtlet\u00ed roku 2024 byla o 21,8 % ni\u017e\u0161\u00ed \u2013 2727 eur\/m2. Pokud ceny tolik rostou, je to p\u0159edev\u0161\u00edm proto, \u017ee na trhu nen\u00ed dostate\u010dn\u00e1 nab\u00eddka, kter\u00e1 by uspokojila st\u00e1le se zvy\u0161uj\u00edc\u00ed popt\u00e1vku. Probl\u00e9m je v tom, \u017ee p\u0159i men\u0161\u00edm po\u010dtu vydan\u00fdch \u00fav\u011br\u016f z d\u016fvodu nedostatku nab\u00eddky by se mohla vytvo\u0159it cenov\u00e1 \u201ebublina\u201c, co\u017e je hlavn\u00ed rozd\u00edl oproti roku 2008. V roce 2023 bylo vyd\u00e1no 381 560 hypot\u00e9k, v roce 2007 to bylo asi 1,2 milionu. To nazna\u010duje, \u017ee banky zp\u0159\u00edsnily po\u017eadavky na \u017eadatele, aby minimalizovaly riziko platebn\u00ed neschopnosti. Pokud analyzujeme pom\u011br hypot\u00e9k k n\u00e1klad\u016fm na bydlen\u00ed, je to nyn\u00ed 69 % oproti 81 % v roce 2007. Dal\u0161\u00edm d\u016fle\u017eit\u00fdm ukazatelem je m\u00edra zadlu\u017een\u00ed dom\u00e1cnost\u00ed. V roce 2007 dosahoval 59 %, nyn\u00ed je to 30 %. U hypote\u010dn\u00edch \u00fav\u011br\u016f se nav\u00edc v\u00fdrazn\u011b zkr\u00e1tila doba spl\u00e1cen\u00ed: v pr\u016fm\u011bru 28 let oproti 34,8 let. Probl\u00e9m se v\u0161ak stal akutn\u011bj\u0161\u00edm v ur\u010dit\u00fdch skupin\u00e1ch obyvatelstva (lid\u00e9 s n\u00edzk\u00fdmi p\u0159\u00edjmy a mlad\u00ed lid\u00e9) a v ur\u010dit\u00fdch oblastech (p\u0159edev\u0161\u00edm ve velkom\u011bstech). N\u00e1klady na po\u0159\u00edzen\u00ed domu tak mohou p\u0159es\u00e1hnout 50 % p\u0159\u00edjm\u016f dom\u00e1cnost\u00ed ve m\u011bstech jako Palma, <a href=\"https:\/\/alegria-realestate.com\/ru\/articles\/news\/madrid-is-second-best-city-in-europe-for-investment-in-the-living-sector\">Madrid,<\/a> Barcelona a <a href=\"https:\/\/alegria-realestate.com\/ru\/articles\/city-of-spain\/malaga-spain\">Malaga.<\/a> Podle zpr\u00e1vy Hospod\u00e1\u0159sk\u00e9 a soci\u00e1ln\u00ed rady (CES) byla v roce 1977 v\u00edce ne\u017e polovina \u0160pan\u011bl\u016f mlad\u0161\u00edch 30 let emancipov\u00e1na. V roce 2008 toto \u010d\u00edslo kleslo na 26 %, ale i tak je st\u00e1le vy\u0161\u0161\u00ed ne\u017e v roce 2023 (16 %). Pokud jde o n\u00edzkop\u0159\u00edjmov\u00e9 dom\u00e1cnosti, t\u00e9m\u011b\u0159 70 % z nich je nuceno utratit v\u00edce ne\u017e 40 % sv\u00fdch p\u0159\u00edjm\u016f na n\u00e1jemn\u00e9 a 62,9 % na spl\u00e1tky hypot\u00e9ky, d\u00edky \u010demu\u017e je \u0160pan\u011blsko p\u00e1tou nejzraniteln\u011bj\u0161\u00ed zem\u00ed v OECD. V zemi je 5,5 milionu rodin v obt\u00ed\u017en\u00e9 bytov\u00e9 situaci, z toho t\u00e9m\u011b\u0159 4 miliony jsou po zaplacen\u00ed bydlen\u00ed v relativn\u00ed
