Jak se vyv\u00edj\u00ed \u0161pan\u011blsk\u00e1 ekonomika? Je nyn\u00ed v\u00fdhodn\u00e9 investovat pen\u00edze do n\u00e1kupu domu ve \u0160pan\u011blsku? P\u0159ipravili jsme pro v\u00e1s stru\u010dn\u00fd p\u0159ehled aktu\u00e1ln\u00ed situace na realitn\u00edm trhu ve \u0160pan\u011blsku, ale i jeho ekonomice, a to na z\u00e1klad\u011b dat N\u00e1rodn\u00edho statistick\u00e9ho \u00fa\u0159adu, \u0160pan\u011blsk\u00e9 banky, ECB a pr\u016fzkum\u016f nejv\u011bt\u0161\u00edch \u0161pan\u011blsk\u00fdch realitn\u00edch port\u00e1l\u016f.<\/p>\n<h2> Ekonomika \u0160pan\u011blska<\/h2>\n<p> Navzdory panevropsk\u00e9mu hospod\u00e1\u0159sk\u00e9mu poklesu \u0161pan\u011blsk\u00e1 ekonomika nad\u00e1le stabiln\u011b roste a posiluje d\u00edky zlep\u0161uj\u00edc\u00edmu se trhu pr\u00e1ce a rostouc\u00ed spot\u0159eb\u011b, adekv\u00e1tn\u00ed m\u011bnov\u00e9 politice a zdrav\u00e9 konkurenci na trhu. V\u00fdsledky prvn\u00edho \u010dtvrtlet\u00ed 2019 dopadly nad o\u010dek\u00e1v\u00e1n\u00ed dob\u0159e, v d\u016fsledku \u010deho\u017e Bank of Spain revidovala \u00fadaje o r\u016fstu HDP pro leto\u0161n\u00ed rok sm\u011brem nahoru na 2,4 % (+0,2 % oproti b\u0159eznov\u00e9 progn\u00f3ze). Progn\u00f3zy pro rok 2020 a 2021 z\u016fstaly nezm\u011bn\u011bny na 1,9 %, respektive 1,7 %. U ukazatele rozpo\u010dtov\u00e9ho deficitu byla progn\u00f3za upravena na 2,4 % (-0,1 % oproti minul\u00e9 progn\u00f3ze) pro rok 2019, 1,8 % (-0,2 %) pro rok 2020 a 1,6 % (-0,2 %) pro rok 2021. M\u00edra nezam\u011bstnanosti v zemi bude podle progn\u00f3z \u0161pan\u011blsk\u00e9 centr\u00e1ln\u00ed banky do konce roku 2019 \u010dinit 13,8 % a do konce roku 2021 12 %. Pokud jde o \u010dtvrtletn\u00ed tempo r\u016fstu cen dom\u016f ve \u0160pan\u011blsku, bylo to 1,5 % u reziden\u010dn\u00edch nemovitost\u00ed obecn\u011b: 4,3 % u nov\u00fdch dom\u016f a 1,1 % u nemovitost\u00ed ur\u010den\u00fdch k prodeji. Pr\u016fm\u011brn\u00fd meziro\u010dn\u00ed n\u00e1r\u016fst cen nemovitost\u00ed byl v prvn\u00edm \u010dtvrtlet\u00ed roku 2019 zaznamen\u00e1n ve v\u011bt\u0161in\u011b autonomn\u00edch spole\u010denstv\u00ed. Nejvy\u0161\u0161\u00ed pr\u016fm\u011brn\u00fd meziro\u010dn\u00ed r\u016fst cen byl v prvn\u00edm \u010dtvrtlet\u00ed 2019 pozorov\u00e1n v Madridu (+9,7 %), Ceut\u011b (+9,1 %), Melille (+8,5 %) a Katal\u00e1nsku (+7,6 %) a nejni\u017e\u0161\u00ed v Extremadu\u0159e (+2,4 %), Galicii (+3,6 %) a Asturii (+3,8 %). \u010ctvrtletn\u011b nejvy\u0161\u0161\u00ed tempa r\u016fstu vyk\u00e1zala komunita Madrid (+2,9 %). Baskicko (+2,3 %) a Aragonie (+2,2 %), naopak nejni\u017e\u0161\u00ed byly Asturie (+0,5 %), Galicie (+0,5 %) a Valencie (+0,7 %). Hrub\u00e1 ziskovost pron\u00e1jmu reziden\u010dn\u00edch nemovitost\u00ed ve \u0160pan\u011blsku v prvn\u00edm \u010dtvrtlet\u00ed roku 2019 byla 3,9 %, zat\u00edmco pr\u016fm\u011brn\u00e1 ro\u010dn\u00ed ziskovost ve \u0160pan\u011blsku byla 5,4 %. \u0158editel\u00e9 v\u00fdzkumu nejv\u011bt\u0161\u00edch \u0161pan\u011blsk\u00fdch realitn\u00edch port\u00e1l\u016f Fernando Encinar (idealista), Beatriz Toribio (fotocasa) a Ferran Font (pisos.com) se shoduj\u00ed, \u017ee \u0161pan\u011blsk\u00fd realitn\u00ed trh se stabilizuje, r\u016fst cen se zpomaluje, bl\u00ed\u017e\u00ed se zdrav\u00e9 \u00farovni a hrozba vytvo\u0159en\u00ed nov\u00e9 bubliny na trhu je daleko za n\u00e1mi. <a href=\"https:\/\/alegria-realestate.com\/ru\/articles\/procedure-for-buying-property-in-spain\">N\u00e1kup nemovitosti ve \u0160pan\u011blsku<\/a> tak z\u016fst\u00e1v\u00e1 spolehliv\u00fdm zp\u016fsobem investov\u00e1n\u00ed kapit\u00e1lu, kter\u00fd v\u00e1m umo\u017en\u00ed z\u00edskat stabiln\u00ed zisky s minim\u00e1ln\u00edmi riziky.<\/p>\n<h2> Hypot\u00e9ky ve \u0160pan\u011blsku: index eur\u00edbor nad\u00e1le kles\u00e1 <\/h2>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"alignnone size-full wp-image-68885\" src=\"https:\/\/alegria-realestate.com\/wp-content\/uploads\/2019\/06\/real-estate-market-news-in-spain3.jpg\" alt=\"Zpr\u00e1vy z \u0161pan\u011blsk\u00e9ho trhu nemovitost\u00ed: \u010derven 2019\" width=\"1000\" height=\"747\" srcset=\"https:\/\/alegria-realestate.com\/wp-content\/uploads\/2019\/06\/real-estate-market-news-in-spain3.jpg 1000w, https:\/\/alegria-realestate.com\/wp-content\/uploads\/2019\/06\/real-estate-market-news-in-spain3-300x224.jpg 300w, https:\/\/alegria-realestate.com\/wp-content\/uploads\/2019\/06\/real-estate-market-news-in-spain3-768x574.jpg 768w\" sizes=\"auto, (max-width: 1000px) 100vw, 1000px\" \/> Minul\u00fd t\u00fdden Evropsk\u00e1 centr\u00e1ln\u00ed banka ozn\u00e1mila sv\u00e9 rozhodnut\u00ed ponechat \u00farokov\u00e9 sazby nezm\u011bn\u011bn\u00e9 (0,0 %) a\u017e do prvn\u00edho \u010dtvrtlet\u00ed roku 2020. D\u016fvodem tohoto rozhodnut\u00ed bylo zhor\u0161en\u00ed ekonomick\u00e9 situace v Evrop\u011b v d\u016fsledku nestability glob\u00e1ln\u00ed ekonomiky, zp\u016fsoben\u00e9 mimo jin\u00e9 r\u016fstem protekcionismu, pokra\u010duj\u00edc\u00ed obchodn\u00ed v\u00e1lkou mezi USA a \u010c\u00ednou, p\u0159\u00edtomnost\u00ed geopolitick\u00fdch rizik a zranitelnost\u00ed rozv\u00edjej\u00edc\u00edch se trh\u016f. V souvislosti se sou\u010dasnou makroekonomickou situac\u00ed ECB revidovala sm\u011brem dol\u016f sv\u00e9 progn\u00f3zy v\u00fdvoje ekonomiky euroz\u00f3ny v n\u00e1sleduj\u00edc\u00edch letech. Progn\u00f3zy pro leto\u0161n\u00ed rok se z\u00e1rove\u0148 pon\u011bkud zlep\u0161ily, p\u0159i\u010dem\u017e hlavn\u00ed finan\u010dn\u00ed instituce EU zcela zavrhla riziko recese. Udr\u017eov\u00e1n\u00ed sazeb ECB na nule hraje do karet <a href=\"https:\/\/alegria-realestate.com\/ru\/articles\/how-to-get-a-mortgage-in-spain\">dr\u017eitel\u016fm hypot\u00e9k ve \u0160pan\u011blsku<\/a> , proto\u017ee hodnota tohoto ukazatele p\u0159\u00edmo ovliv\u0148uje 12m\u011bs\u00ed\u010dn\u00ed sazbu eur\u00edbor, index, podle kter\u00e9ho se sazby hypot\u00e9k po\u010d\u00edtaj\u00ed. Aktu\u00e1ln\u011b je sazba EUR\u00edbor -0,183 % (t\u0159i po sob\u011b jdouc\u00ed m\u011bs\u00edce poklesu). To je nejni\u017e\u0161\u00ed hodnota od kv\u011btna 2018. P\u0159ipome\u0148me, \u017ee sazba EUR\u00edbor dos\u00e1hla sv\u00e9ho historick\u00e9ho minima v \u00fanoru a\u017e b\u0159eznu 2018, kdy\u017e klesla na -0,191 %, pot\u00e9 za\u010dala pomalu stoupat. Rozhodnut\u00ed ECB nav\u00edc znamen\u00e1, \u017ee \u0161pan\u011blsk\u00e9 banky nebudou moci v nejbli\u017e\u0161\u00ed dob\u011b zvy\u0161ovat \u00farokov\u00e9 sazby u hypot\u00e9k, co\u017e znamen\u00e1, \u017ee kdo se je\u0161t\u011b nerozhodl koupit nemovitost ve \u0160pan\u011blsku s hypot\u00e9kou, m\u016f\u017ee vyu\u017e\u00edt situace a vz\u00edt si hypote\u010dn\u00ed \u00fav\u011br za v\u00fdhodn\u00fdch podm\u00ednek.<\/p>\n<h2> O\u017eiven\u00ed stavebn\u00edho sektoru <\/h2>\n<p><iframe loading=\"lazy\" src=\"https:\/\/www.youtube.com\/embed\/5bu5xozO0Sw\" width=\"100%\" height=\"400\" frameborder=\"0\" allowfullscreen=\"allowfullscreen\"> <span data-mce-type=\"bookmark\" style=\"display: inline-block; width: 0px; overflow: hidden; line-height: 0;\" class=\"mce_SELRES_start\">\ufeff<\/span><\/iframe>Podle poradensk\u00e9 spole\u010dnosti CBRE se \u0161pan\u011blsk\u00fd stavebn\u00ed sektor postupn\u011b zotavuje a toto o\u017eiven\u00ed bude pokra\u010dovat i v p\u0159\u00ed\u0161t\u00edch n\u011bkolika letech. Podle odhad\u016f ke konci roku 2018 bylo tempo r\u016fstu po\u010dtu stavebn\u00edch povolen\u00ed 25 % ro\u010dn\u011b. Vzhledem k tomu, \u017ee stavba domu trv\u00e1 v pr\u016fm\u011bru dva roky, do roku 2020 bude na trh ka\u017ed\u00fd rok p\u0159ich\u00e1zet kolem 100 000 dokon\u010den\u00fdch dom\u016f ve srovn\u00e1n\u00ed s pr\u016fm\u011brem 44 000 za posledn\u00edch \u0161est let. P\u0159ipome\u0148me, \u017ee b\u011bhem \u0161pan\u011blsk\u00e9 realitn\u00ed bubliny (2004-2008) p\u0159ich\u00e1zelo na trh ka\u017ed\u00fd rok kolem 618 000 nemovitost\u00ed. CBRE p\u0159edpov\u00edd\u00e1, \u017ee tempo v\u00fdstavby se bude d\u00e1le zvy\u0161ovat, dokud se nestabilizuje na pr\u016fm\u011brn\u00fdch 267 000 nov\u00fdch jednotek ro\u010dn\u011b.
