Trendy, inovace, vyhl\u00eddky"},"content":{"rendered":"<p>Sou\u010dasn\u00e1 situace na \u0161pan\u011blsk\u00e9m realitn\u00edm trhu se vyzna\u010duje vysokou \u00farovn\u00ed popt\u00e1vky a omezenou nab\u00eddkou. V d\u016fsledku t\u00e9to nerovnov\u00e1hy mezi nab\u00eddkou a popt\u00e1vkou ceny dom\u016f zrychlily sv\u016fj r\u016fst, zejm\u00e9na v sektoru nov\u00e9 v\u00fdstavby.<\/p>\n<h2> \u0160pan\u011blsk\u00fd trh s nemovitostmi: sou\u010dasn\u00e1 situace<\/h2>\n<p> Podle \u00fadaj\u016f N\u00e1rodn\u00edho statistick\u00e9ho institutu \u0160pan\u011blska dos\u00e1hl objem transakc\u00ed prodeje dom\u016f sv\u00e9ho vrcholu v roce 2022 s celkov\u00fdm po\u010dtem 650 000 transakc\u00ed. V roce 2023 v d\u016fsledku r\u016fstu \u00farokov\u00fdch sazeb a vymizen\u00ed do\u010dasn\u00fdch faktor\u016f, kter\u00e9 stimulovaly popt\u00e1vku po bydlen\u00ed po pandemii, popt\u00e1vka klesla o 10,2 %. Od ledna do srpna 2024 v\u0161ak trh op\u011bt vyk\u00e1zal pozitivn\u00ed dynamiku a po\u010det transakc\u00ed dos\u00e1hl p\u0159ibli\u017en\u011b 578 000. A to je docela vysok\u00e1 \u00farove\u0148. Pokud analyzujeme trh v p\u0159edpandemick\u00e9m obdob\u00ed 2015-2019, vid\u00edme, \u017ee v podobn\u00fdch obdob\u00edch (prvn\u00ed t\u0159i \u010dtvrtlet\u00ed) byl objem transakc\u00ed p\u0159ibli\u017en\u011b 450 000. Aktu\u00e1ln\u011b zaznamen\u00e1v\u00e1me nejen v\u0161eobecn\u00fd r\u016fst na \u0161pan\u011blsk\u00e9m realitn\u00edm trhu, ale tak\u00e9 zm\u011bnu modelu: popt\u00e1vka po nov\u00e9m bydlen\u00ed se meziro\u010dn\u011b zv\u00fd\u0161ila o 7,7 %, zat\u00edmco popt\u00e1vka po st\u00e1vaj\u00edc\u00edm bydlen\u00ed klesla o 3,1 %. Pod\u00edl transakc\u00ed na trhu nov\u00e9ho bydlen\u00ed od developer\u016f p\u0159itom z\u016fst\u00e1v\u00e1 relativn\u011b mal\u00fd a \u010din\u00ed 20,3 % z celkov\u00e9ho objemu (+1,5 % oproti roku 2023). O\u010dek\u00e1v\u00e1me, \u017ee tento trend bude pokra\u010dovat. V\u00fdznamnou roli zde hraje v\u00fdrazn\u00fd kvalitativn\u00ed skok ve stavebnictv\u00ed, kde se aktivn\u011b uplat\u0148uj\u00ed zlep\u0161en\u00e9 standardy pr\u00e1ce a materi\u00e1l\u016f, zav\u00e1d\u011bj\u00ed se energeticky \u00fasporn\u00e9 technologie, d\u00edky kter\u00fdm je nov\u00e9 bydlen\u00ed nejen pohodln\u011bj\u0161\u00ed, ale i dlouhodob\u011b hospod\u00e1rn\u011bj\u0161\u00ed. Pokud analyzujeme \u0161pan\u011blsk\u00fd realitn\u00ed trh z pohledu kategori\u00ed kupuj\u00edc\u00edch, obr\u00e1zek vypad\u00e1 takto: nejpatrn\u011bj\u0161\u00ed r\u016fst je pozorov\u00e1n v oblasti n\u00e1kupu a prodeje prvn\u00edch a hlavn\u00edch dom\u016f ur\u010den\u00fdch k trval\u00e9mu bydlen\u00ed. Celkov\u00e9 objemy obchod\u016f vzrostly v prvn\u00ed polovin\u011b roku 2024 meziro\u010dn\u011b o 8,6 %, po v\u00fdrazn\u00e9m poklesu v roce 2023 (-12,4 %). Jak zn\u00e1mo, kupuj\u00edc\u00ed, kte\u0159\u00ed se rozhodnou pro sv\u016fj prvn\u00ed n\u00e1kup v \u017eivot\u011b, pat\u0159\u00ed do segmentu, kter\u00fd je na zm\u011bny \u00farokov\u00fdch sazeb nejcitliv\u011bj\u0161\u00ed. Jde p\u0159edev\u0161\u00edm o mlad\u00e9 rodiny, kter\u00e9 se rozhodly odlou\u010dit od rodi\u010d\u016f a po\u0159\u00eddit si vlastn\u00ed bydlen\u00ed. Podle College of Registrars p\u0159edstavuje n\u00e1kup prvn\u00edho a hlavn\u00edho domu ve \u0160pan\u011blsku 14,7 % z celkov\u00e9ho po\u010dtu transakc\u00ed.<\/p>\n<h2> Vyhl\u00eddky a trendy<\/h2>\n<p> O\u010dek\u00e1v\u00e1 se, \u017ee pozitivn\u00ed dynamika na \u0161pan\u011blsk\u00e9m trhu s nemovitostmi bude pokra\u010dovat i v roce 2025. Tuto progn\u00f3zu podporuj\u00ed n\u00e1sleduj\u00edc\u00ed faktory: tvorba nov\u00fdch pracovn\u00edch m\u00edst (vl\u00e1da pl\u00e1nuje sn\u00ed\u017eit nezam\u011bstnanost vytvo\u0159en\u00edm dal\u0161\u00edch 400 000 pracovn\u00edch m\u00edst), zv\u00fd\u0161en\u00ed mezd nad m\u00edru inflace, pokra\u010duj\u00edc\u00ed vysok\u00e1 popt\u00e1vka po \u0161pan\u011blsk\u00fdch nemovitostech ze strany zahrani\u010dn\u00edch investor\u016f, stabiln\u00ed finan\u010dn\u00ed pozice dom\u00e1cnost\u00ed a pokles \u00farokov\u00fdch sazeb. Finan\u010dn\u00ed podm\u00ednky se uvol\u0148uj\u00ed d\u00edky sn\u00ed\u017een\u00ed \u00farokov\u00fdch sazeb ECB. ECB na sv\u00e9m \u0159\u00edjnov\u00e9m zased\u00e1n\u00ed pot\u0159et\u00ed od \u010dervna sn\u00ed\u017eila \u00farokov\u00e9 sazby o 25 bazick\u00fdch bod\u016f a depozitn\u00ed sazbu na 3,25 %. Po sch\u016fzce si trhy byly stoprocentn\u011b jist\u00e9, \u017ee v prosinci dojde k dal\u0161\u00edmu podobn\u00e9mu sn\u00ed\u017een\u00ed, a s vysokou pravd\u011bpodobnost\u00ed dojde ke \u010dty\u0159em dal\u0161\u00edm po sob\u011b jdouc\u00edm sn\u00ed\u017een\u00edm do konce roku 2025. Hlavn\u00edm probl\u00e9mem \u0161pan\u011blsk\u00e9ho realitn\u00edho trhu v roce 2024 byl nedostatek nab\u00eddky, kter\u00fd bohu\u017eel bude pokra\u010dovat i v nadch\u00e1zej\u00edc\u00edm roce 2025. Podle \u00fadaj\u016f N\u00e1rodn\u00edho statistick\u00e9ho institutu \u0160pan\u011blska bylo v letech 2021 a\u017e 2023 vytvo\u0159eno p\u0159ibli\u017en\u011b 777 000 nov\u00fdch dom\u00e1cnost\u00ed (p\u0159ibli\u017en\u011b 260 000 nov\u00fdch rodin ro\u010dn\u011b). P\u0159itom za toto obdob\u00ed bylo dokon\u010deno pouze 273 000 bytov\u00fdch jednotek (cca 90 000 ro\u010dn\u011b). Je z\u0159ejm\u00e9, \u017ee objemy v\u00fdstavby v\u00fdrazn\u011b zaost\u00e1vaj\u00ed za popt\u00e1vkou. Analytici p\u016fsob\u00edc\u00ed na \u0161pan\u011blsk\u00e9m trhu s nemovitostmi poznamen\u00e1vaj\u00ed, \u017ee zem\u011b pot\u0159ebuje 1,2 milionu bytov\u00fdch jednotek, aby uspokojila sou\u010dasnou popt\u00e1vku. Situaci p\u0159\u00edli\u0161 nezlep\u0161uje ani sekund\u00e1rn\u00ed trh s bydlen\u00edm, kde je rovn\u011b\u017e patrn\u00e1 nerovnov\u00e1ha mezi nab\u00eddkou a popt\u00e1vkou. A situaci na trhu dlouhodob\u00fdch pron\u00e1jm\u016f lze ozna\u010dit za katastrof\u00e1ln\u00ed. Hovo\u0159\u00edme-li o nov\u00e9m trhu s bydlen\u00edm, do seznamu faktor\u016f, kter\u00e9 brzd\u00ed jeho r\u016fst, by m\u011bly pat\u0159it p\u0159edev\u0161\u00edm: nedostatek pozemk\u016f p\u0159ipraven\u00fdch k v\u00fdstavb\u011b, nedostatek pracovn\u00edch sil, vysok\u00e9 stavebn\u00ed n\u00e1klady (o 30 % vy\u0161\u0161\u00ed ne\u017e v roce 2019), zm\u011bny v legislativ\u011b a finan\u010dn\u00ed rizika. Ekonomov\u00e9 p\u0159edpov\u00eddaj\u00ed dal\u0161\u00ed r\u016fst cen nemovitost\u00ed ve \u0160pan\u011blsku: ne m\u00e9n\u011b ne\u017e 4 % v roce 2025 oproti 10,7 % v roce 2024. V listopadu 2024 byla pr\u016fm\u011brn\u00e1 cena za metr \u010dtvere\u010dn\u00ed bydlen\u00ed ve \u0160pan\u011blsku 2 244 EUR. TOP 5 region\u016f s nejvy\u0161\u0161\u00edmi cenami nemovitost\u00ed jsou: Bale\u00e1rsk\u00e9 ostrovy (4 686 \u20ac\/m2), Madridsk\u00e9 spole\u010denstv\u00ed (3 712 \u20ac\/m2), Baskicko (3 035 \u20ac\/m2), Kan\u00e1rsk\u00e9 ostrovy (2 789 \u20ac\/m2) a Katal\u00e1nsko (2 474 \u20ac\/m2). V n\u011bkter\u00fdch obc\u00edch mohou b\u00fdt odstra\u0161uj\u00edc\u00ed ceny, kter\u00e9 ji\u017e p\u0159ekra\u010duj\u00ed tr\u017en\u00ed pr\u016fm\u011br a p\u016fsob\u00ed jako v\u00e1\u017en\u00e1 p\u0159ek\u00e1\u017eka pro potenci\u00e1ln\u00ed kupce. Od roku 2014 se pr\u016fm\u011brn\u00e1 cena reziden\u010dn\u00edch nemovitost\u00ed ve \u0160pan\u011blsku zv\u00fd\u0161ila o 34 %, co\u017e se ned\u00e1 \u0159\u00edci o platech, jejich\u017e dynamika r\u016fstu vypad\u00e1 mnohem skromn\u011bji. Pokud jde o <a href=\"https:\/\/alegria-realestate.com\/ru\/service\/mortgage-in-spain\">hypote\u010dn\u00ed trh<\/a> , rok 2025 by m\u011bl b\u00fdt rokem ni\u017e\u0161\u00edch sazeb a lep\u0161\u00edch hypote\u010dn\u00edch podm\u00ednek. V bankovn\u00edm sektoru se o\u010dek\u00e1v\u00e1 siln\u00e1 obchodn\u00ed konkurence: v souvislosti s klesaj\u00edc\u00edmi sazbami se o\u010dek\u00e1v\u00e1 n\u00e1r\u016fst po\u010dtu \u017e\u00e1dost\u00ed a pr\u016fm\u011brn\u00e9 v\u00fd\u0161e po\u017eadovan\u00e9ho \u00fav\u011bru. Plovouc\u00ed \u00farokov\u00e9 sazby nab\u00edzen\u00e9 \u0161pan\u011blsk\u00fdmi komer\u010dn\u00edmi bankami jsou spojeny s ukazatelem Euribor, kter\u00fd by m\u011bl do konce roku 2025 klesnout na 2\u20132,5 %. Z\u00e1rove\u0148 se sn\u00ed\u017e\u00ed i fixn\u00ed \u00farokov\u00e9 sazby. Kupuj\u00edc\u00ed, kte\u0159\u00ed v posledn\u00edch dvou letech odkl\u00e1dali rozhodnut\u00ed o koupi domu, pravd\u011bpodobn\u011b vyu\u017eij\u00ed p\u0159\u00edzniv\u00e9 situace v p\u0159\u00ed\u0161t\u00edm roce.<\/p>\n<h2> Zahrani\u010dn\u00ed investice<\/h2>\n<p> Kdy\u017e mluv\u00edme o \u0161pan\u011blsk\u00e9m realitn\u00edm trhu, nelze pominout ot\u00e1zku zahrani\u010dn\u00edch investic. \u0160pan\u011blsko za posledn\u00edch deset let ud\u011blilo t\u00e9m\u011b\u0159 250 000 povolen\u00ed k pobytu zahrani\u010dn\u00edm vysok\u00fdm mana\u017eer\u016fm, vysoce kvalifikovan\u00fdm odborn\u00edk\u016fm a podnikatel\u016fm, z nich\u017e mnoz\u00ed investovali na trhu s nemovitostmi. A p\u0159edev\u0161\u00edm ve m\u011bstech, jako je Madrid a Barcelona. Ned\u00e1vn\u00e9 zru\u0161en\u00ed Zlat\u00e9ho v\u00edza (podle nov\u00e9ho z\u00e1kona ji\u017e nebudou od dubna 2025 p\u0159ij\u00edm\u00e1ny \u017e\u00e1dosti o n\u011bj) v\u0161ak m\u016f\u017ee ovlivnit investi\u010dn\u00ed tok v bl\u00edzk\u00e9 budoucnosti. Jak se sn\u00ed\u017een\u00ed zahrani\u010dn\u00edch investic projev\u00ed na situaci na realitn\u00edm trhu, uk\u00e1\u017ee \u010das. \u0160pan\u011blsk\u00e1 vl\u00e1da ji\u017e na ja\u0159e 2024 ozn\u00e1mila, \u017ee tento typ povolen\u00ed k pobytu podporuje spekulace s nemovitostmi a m\u00e1 negativn\u00ed dopad na trh. \u0160pan\u011blsko se rozhodlo podpo\u0159it restriktivn\u00ed postoj EU ohledn\u011b v\u00edz pro investory a povolen\u00ed k pobytu. V roce 2019 Evropsk\u00e1 komise zve\u0159ejnila zpr\u00e1vu, v n\u00ed\u017e uv\u00e1d\u00ed, \u017ee p\u0159edstavuj\u00ed \u201ebezpe\u010dnostn\u00ed hrozbu pro ostatn\u00ed \u010dlensk\u00e9 st\u00e1ty EU\u201c. N\u00e1sledn\u011b v roce 2022 Evropsk\u00fd parlament vyzval k postupn\u00e9mu zru\u0161en\u00ed t\u011bchto povolen\u00ed, dokud zcela nezmiz\u00ed. Od t\u00e9 doby n\u011bkolik evropsk\u00fdch zem\u00ed zru\u0161ilo zlat\u00e1 v\u00edza (nap\u0159\u00edklad Velk\u00e1 Brit\u00e1nie, Nizozemsko, Irsko a Portugalsko a nyn\u00ed \u0160pan\u011blsko). V sou\u010dasnosti tento syst\u00e9m podporuje pouze p\u011bt zem\u00ed EU: Malta, Ma\u010farsko, \u0158ecko, It\u00e1lie a Francie.<\/p>\n<h2> \u0160pan\u011blsk\u00fd n\u00e1jemn\u00ed trh a p\u0159\u00edstup k dotac\u00edm<\/h2>\n<p> Odborn\u00edci zd\u016fraz\u0148uj\u00ed, \u017ee probl\u00e9m dostupnosti bydlen\u00ed na <a href=\"https:\/\/alegria-realestate.com\/ru\/service\/rent-out-property-in-spain\">trhu koup\u011b, prodeje a pron\u00e1jmu,<\/a> kter\u00fd vych\u00e1z\u00ed nejen z nedostatku nab\u00eddky, ale tak\u00e9 z nep\u0159im\u011b\u0159en\u011b vysok\u00fdch cen, m\u016f\u017ee ve st\u0159edn\u011bdob\u00e9m a dlouhodob\u00e9m horizontu v\u00e9st k nep\u0159\u00edzniv\u00fdm ekonomick\u00fdm a soci\u00e1ln\u00edm d\u016fsledk\u016fm. Zejm\u00e9na pot\u00ed\u017ee s p\u0159\u00edstupem k bydlen\u00ed mohou ovlivnit p\u0159ij\u00edm\u00e1n\u00ed \u017eivotn\u011b d\u016fle\u017eit\u00fdch rozhodnut\u00ed (zalo\u017een\u00ed rodiny, narozen\u00ed d\u011bt\u00ed, geografick\u00e1 pracovn\u00ed mobilita atd.). N\u011bkter\u00e9 velk\u00e9 \u0161pan\u011blsk\u00e9 spole\u010dnosti nav\u00edc poukazuj\u00ed na vysok\u00e9 n\u00e1klady na bydlen\u00ed jako na limituj\u00edc\u00ed faktor p\u0159i naj\u00edm\u00e1n\u00ed pracovn\u00edk\u016f v ur\u010dit\u00fdch odv\u011btv\u00edch a regionech. Bohu\u017eel neexistuj\u00ed \u017e\u00e1dn\u00e1 skute\u010dn\u011b \u00fa\u010dinn\u00e1 opat\u0159en\u00ed k vy\u0159e\u0161en\u00ed vznikl\u00e9ho probl\u00e9mu. Snahy o omezen\u00ed dlouhodob\u00fdch cen pron\u00e1jm\u016f prost\u0159ednictv\u00edm legislativy vedly k r\u016fstu \u010dern\u00e9ho trhu. Nav\u00edc v podm\u00ednk\u00e1ch t\u00e9m\u011b\u0159 \u00fapln\u00e9 pr\u00e1vn\u00ed nejistoty pro pronaj\u00edmatele se majitel\u00e9 jednodu\u0161e boj\u00ed pronaj\u00edmat sv\u00e9 nemovitosti. Nejnapjat\u011bj\u0161\u00ed situace je aktu\u00e1ln\u011b ve dvou nejv\u011bt\u0161\u00edch m\u011bstech zem\u011b \u2013 Madridu a Barcelon\u011b. V Madridu se pr\u016fm\u011brn\u00e1 cena dlouhodob\u00fdch pron\u00e1jm\u016f ji\u017e bl\u00ed\u017e\u00ed 1 600 \u20ac m\u011bs\u00ed\u010dn\u011b. V roce 2024 m\u011blo \u0160pan\u011blsko program pomoci pro mlad\u00e9 s n\u00e1zvem \u201eBono Alquiler Joven\u201c, kter\u00fd poskytoval dotaci na pron\u00e1jmy bydlen\u00ed. Program bude prodlou\u017een na cel\u00fd rok 2025. Mlad\u00ed lid\u00e9 ve v\u011bku 18 a\u017e 35 let, kte\u0159\u00ed si pronajmou bydlen\u00ed (v cen\u011b do 600 EUR m\u011bs\u00ed\u010dn\u011b za samostatn\u00e9 obydl\u00ed a a\u017e 300 EUR m\u011bs\u00ed\u010dn\u011b za pokoj, a ve zvl\u00e1\u0161tn\u00edch p\u0159\u00edpadech \u2013 a\u017e 900 EUR, resp. 450 EUR), kte\u0159\u00ed jsou zam\u011bstnan\u00ed a jejich\u017e p\u0159\u00edjem nep\u0159esahuje trojn\u00e1sobek IPREM (ne v\u00edce ne\u017e 23 725 EUR), mohou po\u010d\u00edtat s dotac\u00ed.
