Ve skute\u010dnosti existuje cel\u00e1 \u0159ada dal\u0161\u00edch n\u00e1klad\u016f, v\u010detn\u011b dan\u00ed, se kter\u00fdmi je t\u0159eba po\u010d\u00edtat, aby bylo mo\u017en\u00e9 transakci dokon\u010dit a st\u00e1t se vlastn\u00edkem obytn\u00e9 nemovitosti ve \u0160pan\u011blsku.<\/p>\n<p>Odhad (znaleck\u00fd posudek) nemovitosti, slu\u017eby not\u00e1\u0159e, z\u00e1pis do katastru a souvisej\u00edc\u00ed dan\u011b (IVA, ITP&#8230;) dohromady \u010din\u00ed p\u0159ibli\u017en\u011b 10\u201312 % kupn\u00ed ceny v z\u00e1vislosti na autonomn\u00edm spole\u010denstv\u00ed. Jde o povinn\u00e9 v\u00fddaje spojen\u00e9 s koup\u00ed a prodejem nemovitosti, a\u010dkoli v\u00fdsledn\u00fd \u201e\u00fa\u010det\u201c, kter\u00fd je t\u0159eba uhradit, z\u00e1vis\u00ed na \u0159ad\u011b okolnost\u00ed.<\/p>\n<p>Jedn\u00edm z n\u00e1klad\u016f, na kter\u00e9 je t\u0159eba p\u0159i koupi jak\u00e9hokoli domu pamatovat, jsou not\u00e1\u0159sk\u00e9 poplatky. Tyto poplatky jsou regulov\u00e1ny st\u00e1tem a v\u0161ichni not\u00e1\u0159i \u00fa\u010dtuj\u00ed za stejn\u00e9 \u00fakony stejn\u00e9 \u010d\u00e1stky \u2013 0,2\u20130,5 % z ceny po\u0159izovan\u00e9 nemovitosti. Nap\u0159\u00edklad za byt v hodnot\u011b 100 000 eur zaplat\u00edte zhruba 850 eur a za byt v hodnot\u011b 250 000 eur p\u0159ibli\u017en\u011b 1 000 eur.<\/p>\n<p>Zpoplatn\u011bn je tak\u00e9 z\u00e1pis listin podepsan\u00fdch u not\u00e1\u0159e do katastru nemovitost\u00ed. I zde je v\u00fd\u0161e poplatku stanovena z\u00e1konem a p\u0159\u00edmo z\u00e1vis\u00ed na cen\u011b nemovitosti. Katastr\u00e1ln\u00ed (registra\u010dn\u00ed) poplatky se pohybuj\u00ed v rozmez\u00ed 0,1\u20130,25 %, obvykle mezi 400 a 650 eury.<\/p>\n<p>Jedin\u00fdmi nepovinn\u00fdmi v\u00fddaji p\u0159i koupi \u010di prodeji nemovitosti jsou n\u00e1klady na slu\u017eby agentury nebo gestorii, kterou si klient m\u016f\u017ee najmout k vy\u0159\u00edzen\u00ed da\u0148ov\u00fdch p\u0159izn\u00e1n\u00ed a dal\u0161\u00ed dokumentace. Ve v\u011bt\u0161in\u011b p\u0159\u00edpad\u016f jsou tyto slu\u017eby, jejich\u017e cena se pohybuje kolem 300 eur, pot\u0159eba pouze tehdy, pokud je k n\u00e1kupu sjedn\u00e1v\u00e1n hypote\u010dn\u00ed \u00fav\u011br.<\/p>\n<p>Pokud jde o dan\u011b p\u0159i koupi novostavby, nejd\u016fle\u017eit\u011bj\u0161\u00ed z nich je IVA (DPH), kter\u00e1 v roce 2026 \u010din\u00ed 10 % ze zdaniteln\u00e9 hodnoty nemovitosti. Na Kan\u00e1rsk\u00fdch ostrovech je v\u0161eobecn\u00e1 nep\u0159\u00edm\u00e1 da\u0148 (IGIC) stanovena na 6,5 %. V p\u0159\u00edpad\u011b soci\u00e1ln\u00edho \u010di st\u00e1tem podporovan\u00e9ho bydlen\u00ed m\u016f\u017ee b\u00fdt sazba IVA 4 %, co\u017e v\u0161ak z\u00e1vis\u00ed na autonomn\u00edm spole\u010denstv\u00ed a typu nemovitosti.<\/p>\n<p>K t\u00e9to dani je t\u0159eba p\u0159ipo\u010d\u00edtat da\u0148 z pr\u00e1vn\u00edch \u00fakon\u016f (IAJD), kterou plat\u00ed kupuj\u00edc\u00ed a kter\u00e1 se li\u0161\u00ed podle jednotliv\u00fdch autonomn\u00edch spole\u010denstv\u00ed. Pro trval\u00e9 bydlen\u00ed v hodnot\u011b 150 000 eur aktu\u00e1ln\u011b plat\u00ed tyto sazby:<\/p>\n<ul>\n<li>Murcia \u2013 2 %<\/li>\n<li>Arag\u00f3n, Kant\u00e1brie, Castilla-La Mancha, Castilla y Le\u00f3n, Katal\u00e1nsko, Extremadura, Galicie \u2013 1,5 %<\/li>\n<li>Andalusie, Asturie, Bale\u00e1rsk\u00e9 ostrovy \u2013 1,2 %<\/li>\n<li>Kan\u00e1rsk\u00e9 ostrovy, La Rioja \u2013 1 %<\/li>\n<li>Madrid \u2013 0,75 %<\/li>\n<li>Navarra, Ceuta, Melilla \u2013 0,5 %<\/li>\n<li>Valencijsk\u00e9 spole\u010denstv\u00ed \u2013 0,1 %<\/li>\n<li>Baskicko \u2013 0 %<\/li>\n<\/ul>\n<p>P\u0159i koupi a prodeji star\u0161\u00ed (pou\u017eit\u00e9) nemovitosti je nejd\u016fle\u017eit\u011bj\u0161\u00ed dan\u00ed da\u0148 z p\u0159evodu nemovitost\u00ed (ITP). V tomto p\u0159\u00edpad\u011b jej\u00ed v\u00fd\u0161e z\u00e1vis\u00ed na procentn\u00ed sazb\u011b uplatn\u011bn\u00e9 na zdanitelnou cenu a na autonomn\u00edm spole\u010denstv\u00ed, ve kter\u00e9m se d\u016fm nach\u00e1z\u00ed, i kdy\u017e obecn\u011b se sazba pohybuje mezi 6 % a 10 %. V sou\u010dasnosti plat\u00ed pro b\u011b\u017en\u00e9 bydlen\u00ed n\u00e1sleduj\u00edc\u00ed sazby:<\/p>\n<ul>\n<li>Katal\u00e1nsko, Valencijsk\u00e9 spole\u010denstv\u00ed, Galicie \u2013 10 %<\/li>\n<li>Kant\u00e1brie, Castilla-La Mancha \u2013 9 %<\/li>\n<li>Arag\u00f3n, Asturie, Bale\u00e1rsk\u00e9 ostrovy, Castilla y Le\u00f3n, Extremadura, Murcia \u2013 8 %<\/li>\n<li>Andalusie, La Rioja \u2013 7 %<\/li>\n<li>Kan\u00e1rsk\u00e9 ostrovy \u2013 6,5 %<\/li>\n<li>Madrid, Navarra, Ceuta, Melilla \u2013 6 %<\/li>\n<li>Baskicko \u2013 4 %<\/li>\n<\/ul>\n<p>Je t\u0159eba poznamenat, \u017ee pro rodiny s v\u00edce d\u011btmi, osoby se zdravotn\u00edm posti\u017een\u00edm a mlad\u00e9 kupuj\u00edc\u00ed, p\u0159\u00edpadn\u011b u dom\u016f um\u00edst\u011bn\u00fdch na venkov\u011b, se obvykle uplat\u0148uj\u00ed sn\u00ed\u017een\u00e9 sazby. Nap\u0159\u00edklad v Madridu budou rodiny s v\u00edce d\u011btmi platit ITP ve v\u00fd\u0161i 4 %, pokud se kupovan\u00e1 nemovitost stane jejich trval\u00fdm bydli\u0161t\u011bm. Krom\u011b toho pro n\u011b v Madridu plat\u00ed sleva 95 % z \u010d\u00e1stky dan\u011b IAJD.<\/p>\n<p>Pokud se kupuj\u00edc\u00ed chyst\u00e1 po\u017e\u00e1dat o hypote\u010dn\u00ed \u00fav\u011br, bude muset zaplatit odhadce, na jeho\u017e z\u00e1v\u011brech banka ur\u010d\u00ed, jak\u00fd pod\u00edl z kupn\u00ed ceny m\u016f\u017ee financovat. Obvykle jde o 80 % kupn\u00ed ceny nebo odhadn\u00ed hodnoty, i kdy\u017e v n\u011bkter\u00fdch p\u0159\u00edpadech m\u016f\u017ee v\u00fd\u0161e \u00fav\u011bru dos\u00e1hnout 90\u2013100 %.<\/p>\n<p>V roce 2026 se cena odhadu pohybuje od 250 do 600 eur v z\u00e1vislosti na instituci, kter\u00e1 jej prov\u00e1d\u00ed, a typu nemovitosti. V\u00fdsledek odhadu je platn\u00fd 6 m\u011bs\u00edc\u016f od data vyd\u00e1n\u00ed posudku.<\/p>\n<p>Poplatek za z\u0159\u00edzen\u00ed hypot\u00e9ky (otev\u00edrac\u00ed\/za\u0159izovac\u00ed poplatek) m\u016f\u017ee \u010dinit a\u017e 2 % z \u010d\u00e1stky \u00fav\u011bru podle dohody s finan\u010dn\u00ed instituc\u00ed. Tato \u010d\u00e1stka je nav\u00edc p\u0159\u00edmo ode\u010dtena z pen\u011bz vypl\u00e1cen\u00fdch dlu\u017en\u00edkovi. Je d\u016fle\u017eit\u00e9 v\u011bd\u011bt, \u017ee pokud banka hodl\u00e1 tento poplatek \u00fa\u010dtovat bez p\u0159edchoz\u00edho jasn\u00e9ho upozorn\u011bn\u00ed, pova\u017euje se to za zneu\u017e\u00edvaj\u00edc\u00ed praktiku.<\/p>\n<p>Pokud kupuj\u00edc\u00ed najme agenturu nebo gestorii, p\u0159evezme ta ve\u0161kerou administrativu i \u00fahradu poplatk\u016f. Prost\u0159edky na tyto \u00fa\u010dely je t\u0159eba poskytnout agentu\u0159e n\u011bkolik dn\u00ed p\u0159ed podpisem kupn\u00ed smlouvy u not\u00e1\u0159e. Jestli\u017ee se kupuj\u00edc\u00ed rozhodne vy\u0159\u00eddit v\u0161echny formality s\u00e1m, mus\u00ed uhradit \u00fa\u010dty not\u00e1\u0159e a katastru p\u0159i n\u00e1v\u0161t\u011bv\u011b not\u00e1\u0159sk\u00e9 kancel\u00e1\u0159e.<\/p>\n<p>Co se t\u00fd\u010de dan\u00ed, IVA a IGIC se plat\u00ed p\u0159\u00edmo prod\u00e1vaj\u00edc\u00edmu, zat\u00edmco ITP a IAJD se odv\u00e1d\u011bj\u00ed da\u0148ov\u00e9mu \u00fa\u0159adu p\u0159\u00edslu\u0161n\u00e9ho autonomn\u00edho spole\u010denstv\u00ed kupuj\u00edc\u00edho. V souhrnu v\u00fddaje a dan\u011b, kter\u00e9 je t\u0159eba p\u0159i koupi nemovitosti uhradit, p\u0159edstavuj\u00ed v z\u00e1vislosti na autonomn\u00edm spole\u010denstv\u00ed p\u0159ibli\u017en\u011b 10\u201312 % hodnoty bydlen\u00ed. Od 1. ledna 2022 nen\u00ed z\u00e1kladem dan\u011b \u201eskute\u010dn\u00e1\u201c cena uveden\u00e1 ve smlouv\u011b, ale \u201etr\u017en\u00ed\u201c hodnota, kter\u00e1 se ur\u010duje na z\u00e1klad\u011b referen\u010dn\u00ed katastr\u00e1ln\u00ed hodnoty. Z\u00e1m\u011brn\u00e9 podhodnocen\u00ed da\u0148ov\u00e9ho z\u00e1kladu m\u016f\u017ee v\u00e9st k da\u0148ov\u00fdm kontrol\u00e1m.<\/p>\n<p>Ti, kte\u0159\u00ed si po\u0159\u00eddili bydlen\u00ed p\u0159ed 1. lednem 2013 a st\u00e1le spl\u00e1cej\u00ed hypot\u00e9ku, mohou vyu\u017e\u00edt da\u0148ov\u00fd odpo\u010det na po\u0159\u00edzen\u00ed hlavn\u00edho bydli\u0161t\u011b. Tento odpo\u010det umo\u017e\u0148uje u\u0161et\u0159it a\u017e 15 % z \u010d\u00e1stky investovan\u00e9 do koup\u011b, ov\u0161em s ur\u010dit\u00fdmi ka\u017edoro\u010dn\u00edmi limity.
