Ty op\u011bt z\u00edsk\u00e1vaj\u00ed na popularit\u011b a banky se sna\u017e\u00ed sni\u017eovat mar\u017ei, aby je u\u010dinily atraktivn\u011bj\u0161\u00edmi. Pohybliv\u00e9 \u00farokov\u00e9 sazby ve \u0160pan\u011blsku jsou nav\u00e1z\u00e1ny na Euribor a po\u010d\u00edtaj\u00ed se podle vzorce \u201eEuribor + X\u201c, kde \u201eX\u201c je mar\u017ee, kter\u00e1 v pr\u016fm\u011bru \u010din\u00ed 0,5\u20132,5 %. Pr\u016fm\u011brn\u00e1 p\u0159edb\u011b\u017en\u00e1 hodnota Euriboru v kv\u011btnu 2025 \u010din\u00ed 2,084 %. Zat\u00edm to znamen\u00e1 pokles o 0,059 procentn\u00edho bodu oproti dubnu 2025 a o 1,596 procentn\u00edho bodu oproti kv\u011btnu 2024.<\/p>\n<p>Vliv Euriboru na v\u00fd\u0161i hypote\u010dn\u00ed spl\u00e1tky si uk\u00e1\u017eeme na p\u0159\u00edkladu. Zad\u00e1n\u00ed: hypote\u010dn\u00ed \u00fav\u011br v provincii Alicante na bydlen\u00ed koupen\u00e9 na sekund\u00e1rn\u00edm trhu. Kupn\u00ed cena: 200.000 \u20ac; \u010d\u00e1stka souvisej\u00edc\u00edch dan\u00ed a poplatk\u016f: 21.849 \u20ac; vlastn\u00ed vklad: 70.000 \u20ac. Sazba: Euribor + 1,2 %.<\/p>\n<p>Porovnejme m\u011bs\u00ed\u010dn\u00ed spl\u00e1tku hypot\u00e9ky v dubnu 2022, 2023, 2024 a 2025:<\/p>\n<ul>\n<li>2022: Euribor + 1,2 % \u2192 0,013 % + 1,2 % M\u011bs\u00ed\u010dn\u00ed spl\u00e1tka \u2013 cca 510 \u20ac<\/li>\n<li>2023: Euribor + 1,2 % \u2192 3,757 % + 1,2 % M\u011bs\u00ed\u010dn\u00ed spl\u00e1tka \u2013 cca 810 \u20ac<\/li>\n<li>2024: Euribor + 1,2 % \u2192 3,703 % + 1,2 % M\u011bs\u00ed\u010dn\u00ed spl\u00e1tka \u2013 cca 805 \u20ac<\/li>\n<li>2025: Euribor + 1,2 % \u2192 2,143 % + 1,2 % M\u011bs\u00ed\u010dn\u00ed spl\u00e1tka \u2013 cca 670 \u20ac<\/li>\n<\/ul>\n<p>Odborn\u00edci p\u0159edpov\u00eddaj\u00ed dal\u0161\u00ed m\u00edrn\u00fd pokles Euriboru a\u017e na p\u0159ibli\u017en\u011b 1,5 % do konce roku 2025 a jeho udr\u017een\u00ed v roce 2026 v p\u00e1smu 1,5\u20132 %.<\/p>\n<p>Pokud jde o fixn\u00ed sazby, \u0161pan\u011blsk\u00e9 banky je v letech 2022\u20132023 v\u00fdrazn\u011b zv\u00fd\u0161ily v reakci na r\u016fst z\u00e1kladn\u00ed sazby ECB. V roce 2024 se v\u0161ak trend zm\u011bnil a v roce 2025 je ji\u017e mo\u017en\u00e9 po\u010d\u00edtat s hypot\u00e9kami s fixn\u00ed sazbou okolo 2,50 %.<\/p>\n<h2>\u00darokov\u00e9 sazby hypot\u00e9k ve \u0160pan\u011blsku v roce 2025<\/h2>\n<p>\u0160pan\u011blsk\u00e9 banky v roce 2025 nad\u00e1le pracuj\u00ed se t\u0159emi typy sazeb:<\/p>\n<ul>\n<li><strong>Fixn\u00ed sazba:<\/strong> m\u011bs\u00ed\u010dn\u00ed spl\u00e1tka se po celou dobu trv\u00e1n\u00ed \u00fav\u011bru nem\u011bn\u00ed.
