Wir beantworten alle Fragen umgehend. Der Katasterwert von Immobilien in Spanien ergibt sich aus einer kommunalen Katasterbewertung. Im Gegensatz zum Marktwert unterliegt er keinen st\u00e4ndigen Schwankungen, sondern ver\u00e4ndert sich im Gegenteil nur, wenn offizielle Neubewertungen anhand festgelegter Koeffizienten durchgef\u00fchrt werden. Die Aufwertung der Mittel bedeutet f\u00fcr die Gemeinde eine Erh\u00f6hung der Steuereinnahmen, vor allem aus der j\u00e4hrlichen <a href=\"about\/faq\/12-frequently-asked-questions-about-the-ibi-tax.html\" target=\"_blank\" rel=\"noopener\">Grundsteuer IBI<\/a> . Genau diese Neubewertung wurde 2018 in fast 1.200 Ortschaften in Spanien durchgef\u00fchrt. Es betraf auch einige Gemeinden der Provinz <a href=\"about\/news\/best-areas-in-alicante-to-live.html\" target=\"_blank\" rel=\"noopener\">Alicante<\/a> (wir werden sie unten auflisten).<\/p>\n<h2> Katasterwert von Immobilien in Spanien und Steuern<\/h2>\n<p> Der Katasterwert einer Immobilie in Spanien wirkt sich direkt auf die wirtschaftlichen Interessen des Eigent\u00fcmers aus. Daraus errechnen sich folgende Steuern:<\/p>\n<ul>\n<li> Grundsteuer \u2013 <a href=\"about\/news\/business-taxes-in-spain.html\" target=\"_blank\" rel=\"noopener\">Impuesto sobre Bienes Inmuebles<\/a> (IBI);<\/li>\n<li> Grundsteuer (Luxussteuer) \u2013 Impuesto sobre el Patrimonio (IP);<\/li>\n<li> Steuer auf die Wertsteigerung st\u00e4dtischer Grundst\u00fccke \u2013 Impuesto Municipal sobre el Incremento del Valor de los Terrenos de Naturaleza Urbana (plusval\u00eda Municipal);<\/li>\n<li> <a href=\"about\/news\/taxation-in-spain-for-non-residents.html\" target=\"_blank\" rel=\"noopener\">Steuer auf das Einkommen von Gebietsfremden<\/a> \u2013 Impuesto sobre la Renta de No Residentes (IRNR).<\/li>\n<\/ul>\n<p> Es w\u00e4re n\u00fctzlich, sich daran zu erinnern, dass ein Nichtans\u00e4ssiger mit Eink\u00fcnften allein aus dem Besitz <a href=\"about\/faq\/\" target=\"_blank\" rel=\"noopener\">einer Immobilie in Spanien<\/a> belastet wird, auch wenn diese ausschlie\u00dflich f\u00fcr den pers\u00f6nlichen Bedarf genutzt und nie <a href=\"about\/news\/long-term-rental-properties-in-spain-important-changes.html\" target=\"_blank\" rel=\"noopener\">vermietet<\/a> wird. Der Katasterwert wird immer auf der Immobiliensteuerbescheinigung (SUMA) angegeben und besteht in der Regel aus zwei Teilen: dem Katasterwert der Immobilie und dem Katasterwert des Grundst\u00fccks, auf dem die Immobilie bebaut ist.<\/p>\n<h2> Revision des Katasterwerts von Immobilien in Spanien <\/h2>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter size-full wp-image-11522\" src=\"https:\/\/alegria-realestate.com\/wp-content\/uploads\/2019\/02\/cadastral-value-of-real-estate-in-spain-img-2.jpg\" alt=\"\" width=\"887\" height=\"520\" srcset=\"https:\/\/alegria-realestate.com\/wp-content\/uploads\/2019\/02\/cadastral-value-of-real-estate-in-spain-img-2.jpg 887w, https:\/\/alegria-realestate.com\/wp-content\/uploads\/2019\/02\/cadastral-value-of-real-estate-in-spain-img-2-300x176.jpg 300w, https:\/\/alegria-realestate.com\/wp-content\/uploads\/2019\/02\/cadastral-value-of-real-estate-in-spain-img-2-768x450.jpg 768w\" sizes=\"auto, (max-width: 887px) 100vw, 887px\" \/> Gem\u00e4\u00df dem K\u00f6niglichen Erlass 27\/2018 vom 28. Dezember waren 1.177 spanische Gemeinden verpflichtet, ihre Mittel neu zu bewerten und \u00c4nderungen am Kataster vorzunehmen. Alle \u00c4nderungen wurden Ende letzten Jahres erfasst, weil&#8230; Die IBI-Immobiliensteuer wird ab dem 1. Januar berechnet: Dabei werden der Katasterwert der Immobilie zu diesem Datum sowie der Eigent\u00fcmer ber\u00fccksichtigt. Die Steuerzahlung erfolgt jedoch viel sp\u00e4ter \u2013 in der Zeit von August bis Oktober. Bei der \u00dcberarbeitung des Katasterwerts wurden spezielle Koeffizienten verwendet. Welcher Koeffizient anzuwenden war, hing vom Jahr der letzten Neubewertung der Mittel in der jeweiligen Gemeinde ab. Infolgedessen sehen wir einen Anstieg des Katasterwerts und infolgedessen eine Erh\u00f6hung der Steuern in einigen Gemeinden und einen R\u00fcckgang in anderen. Der maximale Anstieg des Katasterwerts betrug 5 %, der maximale R\u00fcckgang betrug 7 %.
