Das Unternehmen Inner Wellness Eco Resort betreibt das Genehmigungsverfahren f\u00fcr den Bau eines Komplexes mit \u00d6kohotel auf einem landwirtschaftlichen Grundst\u00fcck von mehr als 170 000 m\u00b2 in einem der am besten erhaltenen Gebiete des Naturparks Las Lagunas de La Mata y Torrevieja, wo sich am Rand der Feuchtgebiete Weinberge sowie Felder mit bew\u00e4sserten Kulturen befinden.<\/p>\n

Das Unternehmen hat Unterlagen zur Erlangung einer Umweltpr\u00fcfung bei der Regierung der Valencianischen Gemeinschaft eingereicht und sich dabei auf das Vorhandensein eines bereits bestehenden traditionellen landwirtschaftlichen Geb\u00e4udes berufen \u2013 Casa Sala, das mehr als ein Jahrhundert alt ist und rund 800 m\u00b2 einschlie\u00dflich Innenhof umfasst. Im M\u00e4rz 2026 beantragte es au\u00dferdem bei der Stadtverwaltung von Torrevieja<\/a> eine Bescheinigung \u00fcber die st\u00e4dtebauliche Vereinbarkeit.<\/p>\n

Was das Projekt vorsieht<\/h2>\n

Dieses ehrgeizige Projekt sieht die Schaffung eines Wohnkomplexes auf Grundlage der Rekonstruktion und Erweiterung des derzeit halb verfallenen Geb\u00e4udes auf einem H\u00fcgel vor, der die umliegende Landschaft \u00fcberragt, sowie die Installation leichter, abnehmbarer H\u00e4uschen, die \u201cpunktuell\u201d im Boden verankert werden, auf einer Fl\u00e4che von 13 000 m\u00b2.<\/p>\n

Das Geb\u00e4ude wird 25 Zimmer haben, und etwa ebenso viele werden sich in den abnehmbaren H\u00e4uschen befinden. Neben den Wohnbereichen sieht das Projekt eine gro\u00dfe Wellnesszone, Parkpl\u00e4tze, \u201cfeuchte und trockene Salzfl\u00e4chen\u201d, eine Solaranlage, einen Weinberg und Naturzonen vor.<\/p>\n

Solaranlage und Wiederherstellung der Weinberge<\/h2>\n

Die Solaranlage mit einer Fl\u00e4che von mehr als 13 000 m\u00b2 soll Landwirtschaft und Solarstromerzeugung miteinander verbinden. Das Projekt sieht die Integration von Photovoltaikmodulen in die landwirtschaftlichen Praktiken auf dem Grundst\u00fcck vor.<\/p>\n

Hinzu kommt eine Zone zur Wiederherstellung der Weinberge zwischen Casa Sala und dem Ufer der Lagune, die weitere 12 000 m\u00b2 umfasst.<\/p>\n

Es handelt sich um einen der Weinberge mit der malerischsten Landschaft im Bereich der Lagune La Mata. Er liegt am Rand der Salzfl\u00e4che und des Feuchtgebiets, das in den letzten zwei Jahren auf der Nordseite durch die Ausweitung der Urbanisation El Raso beeintr\u00e4chtigt wurde, wo in der N\u00e4he des Naturparkrandes Geb\u00e4ude mit mehr als f\u00fcnf Stockwerken errichtet werden.<\/p>\n

Wellnesszone, Parkplatz und Bereiche f\u00fcr Biodiversit\u00e4t<\/h2>\n

Ein weiteres zentrales Element des Projekts ist die Wellnesszone. Nach dem Entwurf des Studios Zeroplus werden dort Spa, Meditationsbereiche, Naturpools und weitere Dienstleistungen rund um k\u00f6rperliche und seelische Gesundheit konzentriert, die um einen nat\u00fcrlichen Pool herum angeordnet sind.<\/p>\n

In der Dokumentation hei\u00dft es, dass die 6900 m\u00b2 gro\u00dfe Wellnesszone auf dem Gel\u00e4nde eines alten aufgegebenen Bew\u00e4sserungsbeckens liegen und an die Gel\u00e4ndestruktur angepasst werden soll, ohne sich von der Landschaft abzuheben.<\/p>\n

Der Parkplatz wird als separater Fahrzeugbereich mit fast 700 m\u00b2 dargestellt, der \u201cunter Ber\u00fccksichtigung von Zug\u00e4nglichkeitskriterien und unter Verwendung naturbasierter L\u00f6sungen zur Verringerung der Umweltbelastung\u201d geschaffen wurde.<\/p>\n

Au\u00dferdem ist eine Best\u00e4ubungszone zur F\u00f6rderung der Biodiversit\u00e4t mit mehr als 45 000 m\u00b2 sowie ein Garten im Zusammenhang mit selbstversorgenden landwirtschaftlichen Systemen mit weiteren 40 000 m\u00b2 vorgesehen.<\/p>\n

Umwelt- und st\u00e4dtebauliche Einschr\u00e4nkungen<\/h2>\n

Das f\u00fcr den Bau des \u00d6kohotels ausgew\u00e4hlte Grundst\u00fcck ist jedoch als gesch\u00fctztes, nicht bebaubares Gebiet eingestuft und geh\u00f6rt zu einer Landschaftsschutzzone.<\/p>\n

Dem Bericht zufolge erlaubt diese Kategorie bestimmte zul\u00e4ssige Nutzungen, jedoch stets unter Einhaltung der Bedingungen des allgemeinen Plans, der im Allgemeinen den Bau neuer Geb\u00e4ude im Zusammenhang mit touristischen und freizeitbezogenen Aktivit\u00e4ten im Naturpark verbietet.<\/p>\n

Die Regelung sieht Ausnahmen nur f\u00fcr einzigartige Bauwerke vor, die von der Parkverwaltung in Infrastrukturzonen umgesetzt werden, sowie f\u00fcr notwendige Anlagen, die bestehende negative Umweltauswirkungen beseitigen.<\/p>\n

In Zonen, in denen besondere Vorschriften dies zulassen, d\u00fcrfen bestehende Geb\u00e4ude f\u00fcr touristische und freizeitbezogene Zwecke umgenutzt werden. Eine solche Umnutzung muss dem Nutzungs- und Verwaltungsplan entsprechen, die Abwasserbehandlung l\u00f6sen und die landschaftlichen Besonderheiten des Gebiets ber\u00fccksichtigen.<\/p>\n

Das Grundst\u00fcck liegt an der Grenze zwischen Torrevieja und Guardamar<\/h2>\n

Dar\u00fcber hinaus enth\u00e4lt der Plan eine weitere wichtige Einschr\u00e4nkung: Nach Angaben des Valencianischen Kartografischen Instituts liegt das Grundst\u00fcck an der Grenze zwischen Torrevieja und Guardamar<\/a>.<\/p>\n

Dementsprechend kann die Stadtverwaltung von Torrevieja nur \u00fcber den Teil des Grundst\u00fccks entscheiden, der innerhalb ihres Verwaltungsgebiets liegt. In der rechtlichen Stellungnahme wird darauf hingewiesen, dass f\u00fcr die gesamte T\u00e4tigkeit des \u00d6kohotels eine parallele oder koordinierte Bearbeitung mit der Verwaltung der Stadt Guardamar erforderlich sein wird.<\/p>","protected":false},"excerpt":{"rendered":"
