Juni \u00f6ffnete die Grenzen zwischen den autonomen Gemeinschaften in Spanien und erm\u00f6glichte vielen Familien die Reise zu ihren Zweitwohnsitzen. Nach den neuesten Daten des Ministeriums f\u00fcr Verkehr, Mobilit\u00e4t und st\u00e4dtische Infrastruktur (Mitma) sind von den 25,7 Millionen Immobilien, die den spanischen Wohnungsbestand ausmachen, etwa 6,5 Millionen (25 %) Zweit- oder Nebenwohnsitze. Die meisten dieser H\u00e4user befinden sich in <a href=\"https:\/\/alegria-realestate.com\/ru\/articles\/news\/housing-repair-subsidies-in-valencia\">der Valencianischen Gemeinschaft<\/a> und in Andalusien (1 Million 142.000 bzw. 1 Million 108.000). In Katalonien gibt es etwa 730.000 Zweitwohnsitze, in Kastilien und Le\u00f3n etwa 700.000, in Galizien etwas mehr als eine halbe Million und in Kastilien-La Mancha knapp eine halbe Million.<\/p>\n<h2> Alicante ist die Provinz Nummer 1 f\u00fcr den Kauf eines Zweitwohnsitzes<\/h2>\n<p> Das Ministerium f\u00fcr Verkehr, Mobilit\u00e4t und st\u00e4dtische Infrastruktur erfasst au\u00dferdem j\u00e4hrlich in jeder Region die Anzahl der Verkaufstransaktionen von K\u00e4ufern, die in anderen Provinzen registriert sind. Im Jahr 2019 wurden etwa <strong>60.000<\/strong> solcher Transaktionen abgeschlossen: <strong>5.869<\/strong> in der Provinz <a href=\"https:\/\/alegria-realestate.com\/ru\/articles\/news\/rural-hotels-in-alicante-expect-a-large-influx-of-visitors\">Alicante<\/a> , <strong>5.051<\/strong> in Malaga, <strong>3.718<\/strong> in Valencia, <strong>3.640<\/strong> in Barcelona. Als n\u00e4chstes folgen Cadiz, Toledo, Barcelona und Girona (jeweils <strong>3318, 3247, 3186, 3138<\/strong> Transaktionen). Obwohl sich diese Zahlen jedes Jahr \u00e4ndern, haben die f\u00fchrenden Provinzen mehrere Jahre in Folge ihre Positionen nicht verloren. Wenn wir \u00fcber K\u00e4ufer sprechen, stehen die Einwohner Madrids an der Spitze der Rangliste \u2013 auf sie entfielen im Jahr 2019 <strong>30.194<\/strong> Transaktionen zum Kauf von Wohnimmobilien au\u00dferhalb ihrer Region \u2013 also die H\u00e4lfte der Gesamtzahl ( <strong>60.000<\/strong> ). So kauften im Jahr 2019 29 % <a href=\"https:\/\/alegria-realestate.com\/ru\/articles\/news\/why-do-foreigners-continue-to-buy-property-in-spain\">der Immobilienk\u00e4ufer<\/a> aus Madrid Wohnungen in anderen Provinzen. Im Baskenland und in Barcelona liegen die Zahlen bei 16 % bzw. 15 %. Im Gegenzug ist die Wahrscheinlichkeit, dass Einwohner von Malaga und Alicante Immobilien in anderen Provinzen kaufen, geringer als bei anderen (4 % bzw. 3,5 %). In Alicante kauften 2.400 Einwohner von Madrid, 800 von Murcia und 300 von Barcelona ein Zweitwohnsitz. In Malaga kauften 2.300 Einwohner Madrids und 300 Einwohner Barcelonas Sommerresidenzen, in Valencia waren es 2.000 bzw. 400. In Tarragona wiederum waren die Besitzer von 2.500 Zweitwohnungen Einwanderer aus Barcelona. Im Jahr 2019 w\u00e4hlten die Einwohner Madrids auch Provinzen wie Toledo, C\u00e1diz, Castell\u00f3n, Almeria, Murcia, Guadalajara und Barcelona als Orte f\u00fcr den Erwerb eines Zweitwohnsitzes (jeweils 1.000 bis 3.000 Transaktionen mit Einwohnern Madrids).<\/p>\n<h2> Situation auf den Inseln<\/h2>\n<p> Was die Archipele betrifft, so machen Zweitwohnsitze auf den Balearen weniger als 23 % des Wohnungsbestands aus (140.000 Immobilien), auf den Kanaren sind es etwa 30 % (188.000). Auf den Balearen sind Madrider und Katalanen die Hauptk\u00e4ufer von Zweitwohnsitzen (jeweils 450 Transaktionen im Jahr 2019).
