Andererseits wird der <a href=\"https:\/\/alegria-realestate.com\/ru\/sale\/new-buildings\">Neubausektor<\/a> die Krise besser \u00fcberstehen als der Zweitwohnungssektor: Die Preise f\u00fcr Neubauwohnungen werden weniger stark sinken. Dar\u00fcber hinaus k\u00f6nnte Expertenprognosen zufolge das Angebot an Neubauten in den kommenden Jahren zur\u00fcckgehen. Dass der Neubausektor den Folgen der Krise besser standgehalten hat als der Zweitwohnungssektor, tr\u00e4gt vor allem dazu bei, dass er sich schnell an neue Rahmenbedingungen und Marktanforderungen sowie ver\u00e4nderte <a href=\"https:\/\/alegria-realestate.com\/ru\/articles\/news\/home-buyers-in-spain-have-new-priorities\">K\u00e4uferpr\u00e4ferenzen<\/a> anpasst -Isolierung. Insbesondere nach der Quarant\u00e4ne begannen K\u00e4ufer, nach ger\u00e4umigeren Wohnungen mit Terrassen, G\u00e4rten usw. zu suchen. Laut Gesvalt-Prognosen wird 2021 ein Schl\u00fcsseljahr f\u00fcr die Bestimmung der zuk\u00fcnftigen Rolle der Fernarbeit auf dem Arbeitsmarkt sein. In seinem Bericht stellt Gesvalt au\u00dferdem fest, dass der Einzelhandelssektor trotz der enormen Sch\u00e4den, die ihm durch die Krise zugef\u00fcgt wurden, neben dem Wohnungsbau der einzige Sektor des Immobilienmarktes war, in dem die Investitionen im Jahr 2020 im Vergleich zu 2019 gestiegen sind. Allerdings herrscht in der Branche eine starke Polarisierung, da zwei Drittel der Gesamtinvestitionen in Madrid und praktisch der Rest in Barcelona get\u00e4tigt werden. In diesen St\u00e4dten blieben die B\u00fcromietpreise stabil, in Barcelona stiegen sie sogar. Generell sei Spanien laut Gesvalt bereits bereit f\u00fcr den \u00dcbergang zur Fernarbeit. Es bleibt nur die Entwicklung zweier gro\u00dfer Trends zu beobachten: einerseits der Bedarf an mehr Platz pro Mitarbeiter aufgrund der Hygienesituation und andererseits neue M\u00f6glichkeiten, die sich f\u00fcr Unternehmen im Bereich der Reduzierung des physischen Raums er\u00f6ffnen. Die Logistik wiederum ist der Sektor, der w\u00e4hrend der Pandemie die meisten Investitionsm\u00f6glichkeiten bot. Laut Gesvalt ist die Nachfrage nach Logistikplattformen im Jahr 2020 aufgrund des Wachstums des E-Commerce gestiegen. So stieg die Nachfrage nach diesen Verm\u00f6genswerten in Madrid und Barcelona um 50 % bzw. 70 %. Gleichzeitig blieben die Mietpreise in diesem Segment stabil.
