W\u00e4hrend die beiden spanischen Hauptst\u00e4dte weiterhin die Hauptanziehungspunkte f\u00fcr Investoren sind, entwickelt sich Valencia nach und nach zum Marktf\u00fchrer im Segment \u201eBuild to Rent\u201c (BTR). Zu diesem Schluss kamen Experten der CBRE-Beratungsgruppe auf Basis der Studienergebnisse. Etwa 57 % der Befragten nannten Valencia als drittbeliebtestes BTR-Investitionsziel im Jahr 2021. Das wachsende Interesse von Investoren an Valencia ist vor allem auf die gestiegene Nachfrage im Segment der Mehrfamilienh\u00e4user sowie Studentenwohnheime zur\u00fcckzuf\u00fchren. Im Jahr 2020 beliefen sich die Investitionen in diesem Bereich in Spanien auf mehr als 2,6 Millionen Euro, was fast einem Drittel des gesamten in spanische Immobilien investierten Kapitals entspricht. Der Studie zufolge konzentriert sich die Hauptaktivit\u00e4t im Mehrfamiliensegment (Mehrfamilienh\u00e4user) auf Madrid (67 %) und Barcelona (17 %). Allerdings belegte Valencia im Jahr 2020 bei den Investitionen in diesem Segment hinter dem Baskenland den vierten Platz. Jos\u00e9 Angel Sospedra, Direktor von CBRE Levante, stellt fest, dass die Attraktivit\u00e4t Valencias f\u00fcr Investitionen im Mehrfamilien- und BTR-Sektor weiter zunehmen wird. Dar\u00fcber hinaus werden Mietwohnungen laut Expertenprognosen auch im Jahr 2021 aufgrund der gestiegenen Nachfrage einer der Haupthelden des Marktes bleiben. Samuel Poblacion, Nationaldirektor f\u00fcr Wohnungsbau und Landmanagement bei CBRE Espa\u00f1a, wiederum sagt, dass Mietwohnungen in der aktuellen Situation eines der rentabelsten Marktsegmente seien. Dar\u00fcber hinaus ist es eines der gefragtesten Investitionsziele. Auf nationaler Ebene werden Investitionen in Mehrfamilienh\u00e4user haupts\u00e4chlich durch zwei Richtungen repr\u00e4sentiert: Private Rented Sector (PRS) und Build To Rent<\/a> (BTR). Auf sie entfallen mehr als 1,7 Milliarden Euro, wovon mangels Angebot 1,4 Milliarden (doppelt so viel wie 2019) in BTR investiert wurden. Die Leistung von Valencia im BTR- und PRS-Segment macht in beiden F\u00e4llen 4 % der Gesamtinvestition aus.
