Niedrige Zinsen und lange Kreditlaufzeiten \u2013 von 15 bis 40 Jahren \u2013 tragen dazu bei, dass sich trotz der Krise durch die Covid-19-Pandemie immer mehr K\u00e4ufer f\u00fcr diesen Service entscheiden. Bei der Beantragung einer Hypothek ist eine der obligatorischen Ma\u00dfnahmen die Eintragung in das Grundbuch (Registro de la Propiedad) und die Mitteilung, dass die Schulden gegen\u00fcber der Bank innerhalb eines bestimmten Zeitraums zur\u00fcckgezahlt werden. Nach Abschluss aller Zahlungen wird von der Bank eine Unbedenklichkeitsbescheinigung angefordert, die kostenlos ausgestellt wird. Die Entfernung <a href=\"https:\/\/alegria-realestate.com\/ru\/articles\/mortgages-in-spain-for-non-residents\">einer Hypothek<\/a> kostet je nach Autonomiegemeinschaft mindestens 90 Euro. Au\u00dferdem wird das Formular 600 f\u00fcr die Stempelsteuer (Actos Jur\u00eddicos Documentados) ausgef\u00fcllt, das einen Wert von Null hat, und als Kr\u00f6nung werden die Papiere beim Grundbuchamt eingereicht, was 30 Euro kostet. Die Eingabe aller Angaben und die Vervollst\u00e4ndigung der Unterlagen dauert in der Regel zwei Wochen. Dieses Vorgehen ist nicht verpflichtend, wird jedoch empfohlen, da andernfalls die Wohnung weiterhin als mit einer Hypothek belastet gilt.
