Dies ist ein Anstieg von 6,3 % im Vergleich zum Vorjahreszeitraum und 35 % mehr als die durchschnittlichen Kosten f\u00fcr dauerhafte Wohnungen. An allen vier gro\u00dfen K\u00fcsten \u2013 Mittelmeer, Atlantik, Nordk\u00fcste und Insel \u2013 stiegen die Immobilienpreise im Jahresvergleich um 4 bis 5 %. Das durchschnittliche Wachstum der K\u00fcstengemeinden in den letzten f\u00fcnf Jahren betrug 2,8 % (im Vergleich zu 4,3 % landesweit); Am h\u00f6chsten war sie auf den Inseln (3,9 %), am niedrigsten im Norden des Landes (1,8 %). Auf den Balearen gibt es eine hohe Konzentration ausl\u00e4ndischer K\u00e4ufer und Verk\u00e4ufer mit h\u00f6heren Geh\u00e4ltern als Einheimische und einen Fokus auf den Tourismus, der Investitionen in Ferienimmobilien f\u00f6rdert. In Verbindung mit dem begrenzten Platzangebot aufgrund der geografischen Lage der Insel reduziert dies das Angebot, erh\u00f6ht den Wettbewerb und \u00fcbt Druck auf die Preise aus. Laut Tinsa-Experten k\u00f6nnen die durchschnittlichen Quadratmeterkosten f\u00fcr Zweitwohnungen auf den Balearen bis zu 6.000 Euro betragen. Es folgen die Provinzen Malaga (3400), Guipuzcoa (3300) und Santa Cruz de Tenerife (2900). Im vergangenen Jahr sind die durchschnittlichen Immobilienpreise in 91 % der 250 analysierten Gemeinden gestiegen. Die gr\u00f6\u00dften Zuw\u00e4chse (\u00fcber 10 %) werden auf den Balearen (Manacor, Ses Salines, Llucmayor, Es Mercadal und Campos), Valencia (Canet d&#39;En Berenguer, Sagunto, Meliana und L&#39;Alfaz del Pi) und Andalusien (Motril) beobachtet , Algeciras, <a href=\"https:\/\/alegria-realestate.com\/ru\/articles\/city-of-spain\/malaga-spain\">Malaga<\/a> und Manilva). Nur vier St\u00e4dte verzeichneten einen j\u00e4hrlichen R\u00fcckgang von mehr als 4 %: Orihuela (5,6 %), Deltebre (4,7 %), Calvia (4,7 %) und Gandia (4,5 %). In der Provinz Alicante kostet der Kauf einer Wohnung oder eines Hauses in fu\u00dfl\u00e4ufiger Entfernung zum Strand 55 % mehr als der Kauf einer \u00e4hnlichen Immobilie anderswo. Durchschnittliche Kosten qm Ferienimmobilien in dieser Provinz kosten 2.100 \u20ac im Vergleich zu 1.348 \u20ac f\u00fcr einen Hauptwohnsitz. Der gr\u00f6\u00dfte Preisunterschied besteht in den St\u00e4dten zwischen El Campello und Santa Pola, wo er 742 Euro betr\u00e4gt. Bemerkenswert ist es auch im S\u00fcden der K\u00fcste, zwischen <a href=\"https:\/\/alegria-realestate.com\/ru\/articles\/city-of-spain\/guardamar-del-segura-sights-and-beaches\">Guardamar del Segura<\/a> und Torrevieja, wo 1 qm vorhanden ist. Allerdings sind Zweitwohnungen an der Costa Blanca im Vergleich zum Rest des Landes weiterhin erschwinglicher. Im vergangenen Jahr blieb ihr Sch\u00e4tzwert nahezu unver\u00e4ndert, w\u00e4hrend f\u00fcr alle Immobilien in der Provinz der Preis f\u00fcr 1 Quadratmeter um 3,3 % gestiegen
