Die Zahl der Transaktionen ist im <strong>Q2\u00a02025<\/strong> gesunken \u2013 vor allem wegen der anhaltend steigenden Preise. Auch das K\u00e4uferprofil hat sich verschoben: Immer h\u00e4ufiger kaufen Personen mit h\u00f6herer Kaufkraft.<\/p>\n<p>Laut aktuellen Daten mehrerer Organisationen und Branchenexperten dominiert in der Valencianischen Gemeinschaft das Profil eines <strong>41-j\u00e4hrigen Mannes mit hohem Einkommen und hohem sozio\u00f6konomischen Status<\/strong>, der in den meisten F\u00e4llen eine <strong>Hypothek<\/strong> nutzt.<\/p>\n<p>Obwohl die Mehrheit der K\u00e4ufer Einheimische sind, ist der Anteil der <strong>Ausl\u00e4nder<\/strong> beachtlich \u2013 insbesondere an der K\u00fcste der Provinz Alicante, wo er <strong>45\u00a0%<\/strong> der Abschl\u00fcsse erreicht. Einer Fotocasa-Umfrage zufolge verdienen <strong>51\u00a0%<\/strong> der Befragten mehr als 2\u00a0500\u00a0\u20ac pro Monat; in <strong>31\u00a0%<\/strong> der F\u00e4lle leben sie mit Ehepartner und Kindern, in <strong>28\u00a0%<\/strong> nur mit Partner.<\/p>\n<p>In der Altersgruppe <strong>35\u201344<\/strong> Jahre gehen die K\u00e4ufe zur\u00fcck, w\u00e4hrend sie im Segment <strong>45\u201355<\/strong> zunehmen. Obwohl in den letzten Jahren Barverk\u00e4ufe ohne Bankfinanzierung h\u00e4ufiger wurden, hat sich der Trend gedreht: <strong>70\u00a0% der K\u00e4ufer einer Erst- bzw. Hauptwohnung finanzieren inzwischen per Hypothek<\/strong> \u2013 beg\u00fcnstigt durch niedrigere Zinsen und weichere Bankkonditionen. Insgesamt wurden <strong>5\u00a0583<\/strong> Hypotheken f\u00fcr Wohnimmobilien \u00fcber einen Gesamtbetrag von <strong>702,6\u00a0Mio. \u20ac<\/strong> abgeschlossen.<\/p>\n<p>Der <strong>durchschnittliche Hypothekarbetrag<\/strong> betr\u00e4gt <strong>125\u00a0117\u00a0\u20ac<\/strong>, die <strong>mittlere Laufzeit<\/strong> <strong>24,83 Jahre<\/strong> und der <strong>Zinssatz<\/strong> <strong>3,17\u00a0%<\/strong> \u2013 leicht \u00fcber dem nationalen Durchschnitt (<strong>3,02\u00a0%<\/strong>). Die <strong>durchschnittliche Monatsrate<\/strong> liegt bei etwa <strong>607\u00a0\u20ac<\/strong> (rund <strong>29,2\u00a0%<\/strong> des Gehalts).<\/p>\n<p>Die \u00fcberw\u00e4ltigende Mehrheit entscheidet sich f\u00fcr <strong>Bestandswohnungen im freien Markt<\/strong>. Auff\u00e4llig ist zudem die Zahl neuer Eigent\u00fcmer durch <strong>Erbschaft<\/strong>: Im Juni waren <strong>18\u00a0%<\/strong> der registrierten Vorg\u00e4nge damit verbunden, w\u00e4hrend dieser Anteil Ende 2024 deutlich h\u00f6her lag \u2013 bei <strong>26,56\u00a0%<\/strong>.<\/p>\n<p>Der <strong>Durchschnittspreis<\/strong> der von spanischen Residenten in der Valencianischen Gemeinschaft gekauften Wohnungen liegt bei <strong>147\u00a0719\u00a0\u20ac<\/strong>, w\u00e4hrend <strong>Ausl\u00e4nder<\/strong> im Mittel <strong>167\u00a0012\u00a0\u20ac<\/strong> zahlen. Das spiegelt die neue Marktrealit\u00e4t wider, in der <a href=\"https:\/\/alegria-realestate.com\/de\/service\/buying-property-in-spain-as-a-foreigner\" target=\"_blank\" rel=\"noopener\">internationale K\u00e4ufer<\/a> h\u00e4ufig \u00fcber gr\u00f6\u00dfere Kaufkraft und mehr Optionen verf\u00fcgen.<\/p>\n<p>Im zweiten Quartal t\u00e4tigten <strong>ausl\u00e4ndische K\u00e4ufer<\/strong> <strong>28\u00a0%<\/strong> der K\u00e4ufe \u2013 damit <strong>doppelt<\/strong> so viel wie der Landesdurchschnitt (<strong>14,1\u00a0%<\/strong>). In Alicante erreicht ihr Anteil <strong>45\u00a0%<\/strong>, getragen von einer starken europ\u00e4ischen Nachfrage, insbesondere durch <em>digitale Nomaden<\/em> aus Nordeuropa. Im <strong>Q1\u00a02025<\/strong> f\u00fchrten Italiener mit <strong>254<\/strong> K\u00e4ufen vor Ukrainern (<strong>204<\/strong>), die Rum\u00e4nen (<strong>175<\/strong>) \u00fcberholten.<\/p>\n<p>Experten sehen den Markt in einer Phase der Ruhe und <strong>Preisstabilisierung<\/strong>. Auch die Mieten scheinen sich zu pausieren, obgleich die Lage angespannt bleibt. Einige Vermieter setzen \u00fcberzogene Preise an und verlangen <strong>1\u00a0200\u20131\u00a0300\u00a0\u20ac<\/strong> monatlich f\u00fcr Wohnungen in sehr schlechtem Zustand. Der Anteil <strong>investiver K\u00e4ufe<\/strong> sank binnen Jahresfrist von <strong>13\u00a0%<\/strong> auf <strong>10\u00a0%<\/strong>. Da der Mietmarkt aufgrund hoher Preise und Anspannung an Attraktivit\u00e4t verliert, flie\u00dft ein Teil des Kapitals in andere St\u00e4dte.<\/p>\n<p>Kurzum: Der typische K\u00e4ufer in der Valencianischen Gemeinschaft im Jahr 2025 vereint hohe Kaufkraft mit h\u00e4ufiger Hypothekennutzung, bevorzugt den Bestandsmarkt und agiert neben einem starken Segment ausl\u00e4ndischer K\u00e4ufer, das die Preisbildung \u2013 besonders an der K\u00fcste \u2013 mitpr\u00e4gt.
