According to the provisional statistics of the Ministry of Transport, Mobility and Urban Agenda, the sale of homes registered 197,762 transactions between April and June 2022, the highest figure for a second quarter of 2007.
The data for the second quarter of 2022 is 11.04% above the figures for the same period in 2021. The increase compared to the first three months of 2022 is 12.76%, and the sum of the first two quarters goes back to 373,145 sales, according to the document.

However, the sale of new homes fell by 4% year-on-year in the second quarter, to 16,573 operations. On the contrary, second-hand housing transactions rose by 13% year-on-year in the second quarter, to 181,189 operations, the highest figure in that period of the entire historical series provided by the Ministry, beginning in 2004.

In addition, the statistics for the second quarter also includes data on the value and area of free-housing real estate transactions corresponding to the first three months of the year. Therefore, between January and April, 169,257 free housing transactions were registered, of which 57,068 corresponded to homes between 60 and 90 m². Most of the total free housing transactions had a value of up to 150,000 euros, with 99,563 operations.

The Canary Islands and the Valencian Community lead sales

Real estate transactions had a positive trend throughout the country, except in the Community of Madrid, the Basque Country and Ceuta.

The sale of homes fell by 4.2% in Ceuta during the second quarter of the year, compared to the same period in 2021, to 160 operations.

In País Vasco, the fall in transactions between April and June was 3.8%, to 6,231 transactions. On the other hand, in the Community of Madrid, there were 24,181 home sales between April and June, 3.22% less than in the same months of 2021.

The autonomous community that had the greatest increase in real estate transactions was Canarias, with a year-on-year rise of 50.7% in the second quarter of 2022, to 9,221 operations.
The Valencian Community is in second place, with an increase in the sale of homes of 24.1%, up to 32,288 operations between April and June, mainly concentrated in Alicante. In that same period of time, 40,762 transactions took place in Andalucía, 14.3% more than in the second quarter of 2021.
