According to the study carried out by Idealista, the main real estate marketplace in southern Europe, the profitability obtained multiplies by 15, in the worst case, the rates offered by 10-year Government Bonds (0.4%).

According to this study, which relates the sale and rental prices of different real estate products to calculate their gross profitability, the most profitable real estate investment is currently offices. Buying an office in Spain to rent it gives a gross profitability of 11.4%, compared to 11.2% 12 months ago.

The premises give a yield of 9.4% (9.3% a year ago) and in the case of the garages their profitability is 6.3%, lower than the 8.4% of September 2020.

Housing profitability

Among the Spanish capitals, the most profitable is Murcia with 8.3%, followed by Lleida (7.9%), Huelva (7.4%), Santa Cruz de Tenerife (6.9%) and Almería (6, 8%). However, the lowest returns in Spain are those of owners of rental homes in San Sebastián (3.6%), Palma (4.4%), A Coruña (4.5%) and Barcelona (4, 5%). In Madrid, the gross return is 4.8%.

Profitability of business premises

Business premises are the product with the highest profitability in almost all capitals. The highest profitability is obtained in Lugo (13.3%), followed by Huelva (10.7%), Ávila (10.3%), Oviedo (10.3%), Tarragona (10%), Zaragoza, Burgos and Huesca (9.9% in the three cases). The rate in Barcelona and Madrid stands at 8.3% and 7.9%, respectively. The capitals where the profitability of the premises is lower are A Coruña and Albacete (7% in both), followed by Teruel (7.1%), Jaén (7.4%), Palencia (7.8%) and Segovia ( 7.8%).

Office profitability

The Seville offices present the most substantial return among the capitals, with 14.1% return. They are followed by Toledo
(10.1%), Huelva (8.9%), Zaragoza (8.4%) and Almería (8.2%). On the other hand, in Madrid profitability fell to 7% and in Barcelona to 6.2%. However, the lowest returns are in A Coruña (5.8%), Bilbao and Valencia (6.1% in both cases).

As the office market is not as uniform as that of other products, it is impossible to obtain statistical data for almost half of the capitals.

Garage profitability

Garages are the least profitable product for the investor in many capitals. The highest profitability is obtained in Ávila
(9.2%), followed by Murcia (8.5%) and Castellón (8.5%). In Barcelona the rate of return stands at 6.3%, while in Madrid it drops to 4.8%.

The capital with the least profitable garages is Salamanca (2.4%), followed by Granada (3.1%), Ourense (3.2%), Lugo (3.3%), Santander (3.3%) and Palencia (3.6%).
