This is 10,4% more than in the previous year and a record figure since 2008, when the real estate market was booming.<\/p>\n<h2>Share of foreign buyers<\/h2>\n<p>Approximately 97 300 (13,8%) purchases were made by <a href=\"https:\/\/alegria-realestate.com\/en\/service\/buying-property-in-spain-as-a-foreigner\">foreign citizens<\/a>, which became a new all-time high. Of these, more than half were accounted for by EU citizens, and if other European countries \u2013 such as the United Kingdom \u2013 are included, this share rises to more than 60%.<\/p>\n<p>Foreign demand remains stable, with a slight decline in the overall number of transactions compared to previous years: 2024 (14,6%) and 2023 (15%). However, in absolute figures, an increase of almost 5% was recorded.<\/p>\n<h2>Who and where bought housing most often<\/h2>\n<p>In the fourth quarter, the largest share of homes in Spain was purchased by<\/p>\n<ul>\n<li>the British (8,57%),<\/li>\n<li>the Germans (6,67%),<\/li>\n<li>the Dutch (5,91%),<\/li>\n<li>the Moroccans (5,3%),<\/li>\n<li>the French (5,28%),<\/li>\n<li>the Romanians (5,17%)<\/li>\n<li>and the Italians (4,76%).<\/li>\n<\/ul>\n<p>In absolute terms, the highest activity in the residential real estate market was shown by<\/p>\n<ul>\n<li>the British (2121),<\/li>\n<li>the Germans (1651),<\/li>\n<li>the Dutch (1462),<\/li>\n<li>the Moroccans (1310),<\/li>\n<li>the French (1305),<\/li>\n<li>the Romanians (1278),<\/li>\n<li>the Italians (1178)<\/li>\n<li>and the Belgians (1144).<\/li>\n<\/ul>\n<p>The largest volume of housing purchases by foreigners in the fourth quarter took place in<\/p>\n<ul>\n<li>the <a href=\"https:\/\/alegria-realestate.com\/en\/sale\/palma-de-mallorca\">Balearic Islands<\/a> (32,8%),<\/li>\n<li>the <a href=\"https:\/\/alegria-realestate.com\/en\/sale\/valencia\">Valencian Community<\/a> (29,6%),<\/li>\n<li>the <a href=\"https:\/\/alegria-realestate.com\/en\/sale\/santa-cruz-de-tenerife\">Canary Islands<\/a> (24,5%),<\/li>\n<li><a href=\"https:\/\/alegria-realestate.com\/en\/sale\/murcia\">Murcia<\/a> (22,8%),<\/li>\n<li><a href=\"https:\/\/alegria-realestate.com\/en\/sale\/costa-brava\">Catalonia<\/a> (16,5%)<\/li>\n<li>and <a href=\"https:\/\/alegria-realestate.com\/en\/sale\/costa-del-sol\">Andalusia<\/a> (14%).<\/li>\n<\/ul>\n<p>Particular note should be made of the <a href=\"https:\/\/alegria-realestate.com\/en\/articles\/news\/share-of-foreigners-buying-housing-in-alicante-has-grown-to-almost-45-percent\">province of Alicante<\/a>, where foreigners account for almost half of purchase-and-sale transactions carried out in the region.
