This also means a 3.7% rise over the last quarter, a 0.4% increase compared to the previous month, and a record high since statistics began.<\/p>\n<h2>Price growth by autonomous communities<\/h2>\n<p>In every autonomous community, resale housing prices are higher than a year ago.<\/p>\n<p>Murcia leads in price growth (25.8%), followed by Andalusia (21.4%), Asturias (19.2%), the Community of Madrid (19.1%) and Cantabria (18.5%).<\/p>\n<p>Below-average figures for the country were recorded in the Valencian Community (17.8%), as well as in:<\/p>\n<ul>\n<li>Aragon (14.6%),<\/li>\n<li>Catalonia (14.3%),<\/li>\n<li>the Basque Country (13%),<\/li>\n<li>Castile\u2013La Mancha (12.2%),<\/li>\n<li>the Canary Islands (11.7%).<\/li>\n<\/ul>\n<p>The smallest increases were recorded in Galicia (7.6%) and Extremadura (8.3%).<\/p>\n<h2>Prices by autonomous communities: where it\u2019s most and least expensive<\/h2>\n<p>The most expensive autonomous community for resale housing is the Balearic Islands \u2014 \u20ac5,194\/m\u00b2, ahead of Madrid (\u20ac4,585\/m\u00b2), as well as:<\/p>\n<ul>\n<li>the Basque Country (\u20ac3,460\/m\u00b2),<\/li>\n<li>the Canary Islands (\u20ac3,200\/m\u00b2),<\/li>\n<li>Andalusia (\u20ac2,784\/m\u00b2),<\/li>\n<li>Catalonia (\u20ac2,776\/m\u00b2).<\/li>\n<\/ul>\n<p>At the opposite end are:<\/p>\n<ul>\n<li>Extremadura (\u20ac1,040\/m\u00b2),<\/li>\n<li>Castile\u2013La Mancha (\u20ac1,048\/m\u00b2),<\/li>\n<li>Castile and Le\u00f3n (\u20ac1,287\/m\u00b2).<\/li>\n<\/ul>\n<h2>Dynamics by provinces<\/h2>\n<p>The levels recorded in January last year are higher in 49 provinces, with one single exception \u2014 Ourense (-2.8%).<\/p>\n<p>The largest increase was observed in the province of Valencia (25.9%).<\/p>\n<p>Next come:<\/p>\n<ul>\n<li>Murcia (25.8%),<\/li>\n<li>Asturias (19.2%),<\/li>\n<li>Madrid (19.1%),<\/li>\n<li>Almer\u00eda and Toledo (both 19%).<\/li>\n<\/ul>\n<p>In the province of Barcelona, the figure reached 13.9%.<\/p>\n<h2>The most expensive and the most affordable provinces<\/h2>\n<p>The Balearic Islands remain the most expensive province for <a href=\"https:\/\/alegria-realestate.com\/en\/service\/buying-property-in-spain-as-a-foreigner\">buying residential property<\/a> on the resale market (\u20ac5,194\/m\u00b2), ahead of Madrid (\u20ac4,585\/m\u00b2), as well as:<\/p>\n<ul>\n<li>Gipuzkoa (\u20ac4,265\/m\u00b2),<\/li>\n<li>M\u00e1laga (\u20ac4,082\/m\u00b2),<\/li>\n<li>Santa Cruz de Tenerife (\u20ac3,366\/m\u00b2),<\/li>\n<li>Biscay (\u20ac3,321\/m\u00b2)<\/li>\n<li>and Barcelona (\u20ac3,123\/m\u00b2).<\/li>\n<\/ul>\n<p>The cheapest home purchase will be in Ciudad Real (\u20ac779\/m\u00b2), Ja\u00e9n (\u20ac858\/m\u00b2) and Cuenca (\u20ac861\/m\u00b2).<\/p>\n<h2>Provincial capitals and major markets<\/h2>\n<p>Over the last 12 months, resale housing prices increased in all provincial capitals.<\/p>\n<p>The strongest rise was in Santa Cruz de Tenerife, where prices grew by 26.3% over the year.<\/p>\n<p>Also notable are:<\/p>\n<ul>\n<li>Le\u00f3n (23%),<\/li>\n<li>Guadalajara (22.3%),<\/li>\n<li>Murcia (19.1%)<\/li>\n<li>and Teruel (18.9%).<\/li>\n<\/ul>\n<p>By contrast, the lowest annual growth was recorded in Melilla (2.6%), C\u00e1diz (3.8%), Ceuta (4.2%), and Vitoria and Girona (6% in both cases).<\/p>\n<p>Among the major markets, prices rose noticeably in Valencia (15.9%), <a href=\"https:\/\/alegria-realestate.com\/en\/sale\/madrid\">Madrid<\/a> (14.8%), Palma (13.4%), Seville (12.8%), Bilbao (12.2%), <a href=\"https:\/\/alegria-realestate.com\/en\/sale\/malaga\">M\u00e1laga<\/a> (12.2%), <a href=\"https:\/\/alegria-realestate.com\/en\/sale\/alicante\">Alicante<\/a> (11.2%), San Sebasti\u00e1n (10.9%) and <a href=\"https:\/\/alegria-realestate.com\/en\/sale\/barcelona\">Barcelona<\/a> (9.4%).<\/p>\n<p>The most expensive city in Spain to buy a home is San Sebasti\u00e1n (\u20ac6,480\/m\u00b2), and the cheapest is Zamora (\u20ac1,300\/m\u00b2).
