Last summer, the average global price increased by 2.4% year-on-year, compared with 2.2% in the second quarter, although with notable differences between countries.<\/p>\n<ul>\n<li>Turkey (32.2%, however high inflation reduces this figure to -0.8%)<\/li>\n<li>North Macedonia (25.1%)<\/li>\n<li>Portugal (17.7%)<\/li>\n<\/ul>\n<p><a href=\"https:\/\/alegria-realestate.com\/en\/articles\/secondary-housing-in-spain-keeps-rising-fast\">Spain<\/a> entered the \u201ctop 10\u201d with annual growth of 12.1%, behind Bulgaria (15.4%), Hungary (15.1%) and Croatia (13.8%). The largest price declines were recorded in Finland (-9.5%), China (-5.5%) and Canada (-2.6%).<\/p>\n<ul>\n<li>Finland (-9.5%)<\/li>\n<li>China (-5.5%)<\/li>\n<li>Canada (-2.6%)<\/li>\n<\/ul>\n<h2>Rates and demand: the role of central banks<\/h2>\n<p>As noted in the \u201cGlobal House Price Index\u201d report, up to the third quarter of 2025 central banks did not raise rates and cut them 27 times.
