In 2025, the total volume of these investments exceeded \u20ac18.4 billion, with growth above the European average (+31% year-on-year, the highest figure since 2018). In 2026, CBRE forecasts further growth in investment in Spain by 5-10% to \u20ac19-21 billion amid monetary stability and improved financing conditions.<\/p>\n<p>The report \u201cEuropean Investor Intentions Survey 2026\u201d reflected the outlook of nearly 700 investors based in Europe and confirmed a \u201cgrowing preference\u201d for the south of the European continent. Spain is followed in the ranking by the United Kingdom, Poland and Italy, while Portugal took sixth place.<\/p>\n<h2>Madrid and Barcelona Among the Most Attractive Cities<\/h2>\n<p>In addition, for the second year in a row, Spain is once again the only country in Europe with two cities in the top five most attractive destinations for foreign investors. <a href=\"https:\/\/alegria-realestate.com\/en\/sale\/madrid\">Madrid<\/a> ranks second thanks to its large market size and dynamic economic growth, while <a href=\"https:\/\/alegria-realestate.com\/en\/sale\/barcelona\">Barcelona<\/a> ranks fifth.<\/p>\n<h2>Why Investors Choose Spain<\/h2>\n<p>The study also showed that almost half of foreign investors chose Spain as their <a href=\"https:\/\/alegria-realestate.com\/en\/service\/investing-in-property-in-spain\">primary investment destination<\/a> because of its yield potential, driven by a strong economy, <a href=\"https:\/\/alegria-realestate.com\/en\/service\/buying-property-in-spain-as-a-foreigner\">high housing demand<\/a> and a shortage of supply in certain segments.<\/p>\n<h2>Which Property Segments Are the Priority<\/h2>\n<p>As for sector preferences:<\/p>\n<ul>\n<li>34% of respondents chose residential real estate;<\/li>\n<li>25% chose logistics assets;<\/li>\n<li>13% chose offices;<\/li>\n<li>12% chose retail premises.<\/li>\n<\/ul>\n<h2>Investors\u2019 Expectations for 2026<\/h2>\n<p>Finally, the report showed that around 9 out of 10 investors (89%) expect their purchasing activity to increase or remain stable in 2026.
