Against the backdrop of growing interest in the Spanish property market<\/a> from foreign investors, Poland has gained a noticeable share of it. The famous Polish economic miracle of recent decades has led to a leap in prosperity, thanks to which many citizens of this country can afford what is becoming an increasingly difficult task for Spaniards themselves: buying a home.<\/p>\n

Poland\u2019s growing role in Spain\u2019s property market<\/h2>\n

Years of strong economic growth and rising wages in Eastern Europe and the Baltic states, along with the sharp rise of the Polish stock exchange, have created an interesting situation reflected in the return of Poles to Spain. After many years of a steady decline in the number of Polish citizens in Spain, who arrived in the early 2000s to work in construction, industry, etc., the situation now seems to have reversed, with the real estate sector playing the leading role. Simply put, Poles have turned from the \u201ccheap\u201d labor force that strengthened the foundations of the Spanish economy into wealthy investors seeking to diversify their assets and highly qualified workers looking for warmer latitudes.<\/p>\n

Over the past 10 years, the share of Poles in the Spanish property market has grown systematically, starting from a modest 1.23% on average in 2016. In absolute figures, this more than threefold increase means thousands of houses and apartments purchased every year by investors from Poland. In the last five years alone, Poles have completed a total of 15,585 home purchase transactions in Spain.<\/p>\n

According to the latest data from the Spanish Registry, in 2025 Poles purchased 4,136 houses and apartments in Spain, which is practically identical to the figure for the previous record year. During 2025, the average share of Poles among foreign buyers of houses and apartments in Spain was 4.26%, with the highest figure, 4.63%, recorded in the third quarter. This placed them eighth in the ranking at that time, still led by the British, 7.96%, ahead of Germans, 6.52%, and the Dutch, 6.31%.<\/p>\n

What Polish buyers choose<\/h2>\n

The dilemma for many Polish buyers, far from all of whom can be called multimillionaires, is choosing between a property in Warsaw and a home in an area with a good climate and all amenities on the Spanish coast for the same price, while still being able to fully perform their professional duties. In particular, apartments on the Costa del Sol<\/a> coast are available from \u20ac350,000, which equals the cost of buying an apartment in the Polish capital. As noted by Agnes Inversiones, a company specializing in clients from Poland, investors from this country usually look for properties priced from \u20ac450,000 to \u20ac1.5 million.<\/p>\n

Poland\u2019s economic leap strengthened the position of a certain part of the business elite, which achieved success and soon showed interest in acquiring property in warmer European countries. After the pandemic, interest spread to population groups beyond this elite, as the number of well-paid specialists continued to grow, remote work became widespread, and war moved closer to Poland\u2019s borders.<\/p>\n

Rising wages, an expanding middle class and a strong economy have created a new generation of buyers with the means and confidence to invest abroad. While property prices continue to rise in cities such as Warsaw, Krak\u00f3w or Gda\u0144sk, many investors find that on the Costa del Sol or Costa Blanca<\/a> they can get better value for money.<\/p>\n

Why Costa Blanca and Costa del Sol attract Poles<\/h2>\n

As for the areas preferred by Polish clients, the province of M\u00e1laga stands out, having become a magnet for many large companies \u2013 for example, Google, IBM or Accenture. This also attracts \u201cdigital nomads\u201d who want to settle in Spain and combine their professional activity with an excellent quality of life.<\/p>\n

Nevertheless, the Costa Blanca is also becoming increasingly attractive to Poles. If 10 or 20 years ago a walk through the streets of Benidorm took place among English or German visitors, today it is possible to see citizens of Eastern Europe or the Baltic states predominating in some areas of the city.<\/p>\n

For many Polish families and retirees, buying a home in Spain means gaining access to a completely different, almost exotic lifestyle in a country that is relatively close both geographically and culturally. For example, Poles, like Spaniards, are Catholics, which to some extent unites the two peoples.<\/p>\n

Another key factor is the desire for stability and security. Spain offers an established property market, a relatively stable legal framework, although certain changes have occurred in recent years that may begin to create obstacles for investors, a safe environment for families, as well as reliable healthcare and service infrastructure. In particular, the Costa Blanca has gained a reputation as one of the most reliable property markets in the Mediterranean.<\/p>\n

Accessibility also plays an important role. As in the case of M\u00e1laga, air connections between Poland and the Alicante coast have expanded significantly in recent years. Direct flights from cities such as Warsaw, Krak\u00f3w, Wroc\u0142aw or Gda\u0144sk to Alicante-Elche airport, as well as the growing number of low-cost airlines, make it possible to reach Spain in just a few hours.<\/p>\n

At the same time, growing demand is helping to form increasingly cohesive Polish communities. Restaurants, shops, cultural associations and social networks allow newcomers to integrate quickly without losing ties with their homeland. Torrevieja, Alicante, Calpe and Altea already have a significant Polish presence, which greatly facilitates the adaptation process and strengthens the confidence of new buyers.<\/p>\n

Remote work and investment strategy<\/h2>\n

The real turning point was the remote work boom. Many Polish professionals are no longer tied to a physical office in cities such as Warsaw or Pozna\u0144, which allows them to work from anywhere in Europe. For such people, buying a home in Spain<\/a> on the Costa Blanca or Costa del Sol means combining work and quality of life: working with a sea view, enjoying fresh air all year round and replacing cold winters with a mild climate.<\/p>\n

This change has turned what used to be a luxury into a more accessible lifestyle option. For many Polish buyers, acquiring a home in Spain is not only a personal pleasure but also an opportunity to make a profit.
