Between April and June 2026, the share of home purchase transactions carried out by foreign buyers in the Valencian Community rose to 31%.<\/p>\n

At the same time, the total number of transactions during this period fell by 5.7% compared with the first three months of the year, marking two consecutive quarters of decline.<\/p>\n

The total number of transactions stood at 167,934, the lowest figure in the last seven quarters.<\/p>\n

The overall market declined, but foreign demand increased<\/h2>\n

Statistics from the Association of Property Registrars show a 2.3% fall in the number of registered homes in the second quarter compared with the same period in 2025.<\/p>\n

The decline was more noticeable in the new-build segment: 34,919 purchase transactions were registered, 11.5% fewer than in the previous quarter.<\/p>\n

At the same time, 133,015 transactions were registered in the resale housing segment \u2013 4% fewer.<\/p>\n

A quarterly decline was recorded in 15 autonomous communities and 34 provinces of Spain.<\/p>\n

Foreigners bought a record share of homes in Spain<\/h2>\n

In the second quarter, foreign demand for residential property in Spain<\/a> increased both in percentage and absolute terms.<\/p>\n

The share of home purchases by foreigners reached 16% \u2013 a historic high \u2013 with more than 26,800 transactions.<\/p>\n

Of these, 57.4% came from EU countries and 16.7% from the rest of Europe, led by British buyers \u2013 7%, Dutch buyers \u2013 6.9% \u2013 and Germans \u2013 6.1%.<\/p>\n

The share of home purchases by foreigners increased in all autonomous communities, exceeding 30% in the Balearic Islands and the Valencian Community \u2013 32.3% and 31%, respectively.<\/p>\n

House prices reached a new high<\/h2>\n

The average house price in Spain also continues to rise.<\/p>\n

Quarterly growth reached 2.4%, while annual growth stood at 9.2%, bringing the average price to 2,487 euros per square metre, a historic high.<\/p>\n

In the resale housing segment, the price reached 2,448 euros\/m\u00b2, also a historic high, with quarterly growth of 3.5%.<\/p>\n

In the new-build segment, the price fell by 0.7% to 2,636 euros\/m\u00b2.<\/p>\n

Where housing is most expensive in Spain<\/h2>\n

The autonomous communities with the highest average prices were Madrid \u2013 4,477 euros\/m\u00b2, the Balearic Islands \u2013 4,311 euros\/m\u00b2, the Basque Country \u2013 3,616 euros\/m\u00b2, the Canary Islands \u2013 3,052 euros\/m\u00b2 \u2013 and Catalonia \u2013 2,995 euros\/m\u00b2.<\/p>\n

Among provincial capitals, the highest average prices were recorded in San Sebasti\u00e1n \u2013 6,420 euros\/m\u00b2, Madrid<\/a> \u2013 5,534 euros\/m\u00b2, Barcelona \u2013 5,045 euros\/m\u00b2, Palma \u2013 4,291 euros\/m\u00b2 \u2013 and Bilbao \u2013 3,764 euros\/m\u00b2.<\/p>\n

The mortgage market also continues to grow<\/h2>\n

In the second quarter, 129,240 residential mortgages were signed, 3.3% more than in the previous quarter.<\/p>\n

Over the last 12 months, as of the end of June, 518,726 mortgage contracts were signed \u2013 9% more than in the same period a year earlier.<\/p>\n

The average mortgage debt per home rose by 2.3% to 176,453 euros, setting a new record after nine consecutive quarters of growth.<\/p>\n

The high share of foreign buyers is especially visible on the Mediterranean coast, including the property market in Alicante<\/a> and other destinations in the Valencian Community.<\/p>\n
