Spanish banks have become noticeably more cautious over the past couple of years, yet at the same time competition for international buyers has intensified. So, what does the mortgage market look like in 2026, and what can borrowers realistically expect?<\/p>\n<h2 id=\"resident-vs-non-resident\">Resident or non-resident: why it matters to the bank<\/h2>\n<p>There is no Spanish law preventing a foreign buyer without a residence permit from obtaining a mortgage. A buyer of any nationality can finance a property purchase in Spain. That does not mean, however, that everyone will be offered the same terms.<\/p>\n<p>Banks are less interested in the passport itself than in where you pay tax, where your income comes from, how easily that income can be verified and, ultimately, how straightforward it would be to deal with the borrower legally if something went wrong. A resident who pays taxes in Spain and whose finances are readily visible to the bank will generally be regarded as a lower-risk borrower. According to Spain\u2019s National Statistics Institute (INE), the average interest rate on new residential mortgages in spring 2026 was around 2.84\u20132.98%, while the average loan amount was approximately \u20ac174,000. Euribor \u2013 the benchmark rate at which European banks lend euros to one another and the reference used for many variable-rate mortgages \u2013 was around 2.9\u20133% towards the end of the summer.<\/p>\n<p>For individual borrowers, typical bank offers fall broadly within the following ranges:<\/p>\n<ul>\n<li>fixed rate for residents: usually around 2.0\u20133.5% per year;<\/li>\n<li>fixed rate for non-residents: a wider range of approximately 2.5\u20134.5% per year, depending on the bank, LTV and borrower profile;<\/li>\n<li>variable rate: Euribor plus the bank\u2019s margin, typically ranging from 0.9% to around 1.6\u20131.8% for non-residents.<\/li>\n<\/ul>\n<p>At the moment, a fixed-rate mortgage may look more attractive than a variable one: Euribor has been rising since the summer, although the picture was different not long ago. A fixed rate gives you predictability \u2013 and after several years of interest-rate swings, that predictability has considerable value.<\/p>\n<h2 id=\"ltv-dti\">LTV and DTI: the figures that can make or break your application<\/h2>\n<p>Strip away most of the banking terminology and mortgage approval often comes down to two key figures.<\/p>\n<p>LTV, or loan-to-value, indicates how much of the property\u2019s value the bank is prepared to finance. For non-residents, the basic range is currently around 50\u201360%, although some banks may go as high as 65\u201370% for applicants with a particularly strong financial profile.<\/p>\n<p>What counts as a \u201cstrong profile\u201d? A couple of years of stable, verifiable income with a clear track record, <a href=\"https:\/\/alegria-realestate.com\/en\/service\/opening-a-bank-account-in-spain\">a Spanish bank account<\/a> with at least six months of transaction history, a property in a liquid market such as Madrid, Barcelona or the <a href=\"https:\/\/alegria-realestate.com\/en\/sale\/costa-del-sol\">Costa del Sol<\/a>, and a low level of existing debt.<\/p>\n<p>This is not a fixed item on a bank\u2019s price list. It is closer to a negotiating position: the stronger your application looks on paper, the more flexibility a bank may be prepared to offer.<\/p>\n<p>DTI, or debt-to-income ratio, measures the proportion of income that goes towards repayments on all outstanding debts. Spanish banks tend to be conservative: monthly debt repayments will generally need to stay within 30\u201335% of the household\u2019s net income, while remaining closer to 25% can put the borrower in a stronger position when negotiating terms.<\/p>\n<p>Age is another factor. As a general rule, the borrower\u2019s age at the start of the mortgage plus the loan term will usually need to remain within a limit of around 70\u201375 years. This restricts the maximum term available to older borrowers but is unrelated to nationality.<\/p>\n<div class=\"article-cta-box\">\n<p>Mortgage terms depend on both the borrower\u2019s financial profile and the individual bank. The same financial profile can be assessed very differently because every lender uses its own internal risk model, and requirements for international clients can change from one quarter to the next.<\/p>\n<p>That is why one of the most practical strategies is also one of the simplest: do not apply to just one bank. Approach two or three. Doing so does not create the same kind of damage to your \u201ccredit reputation\u201d that multiple applications can cause in some other countries. What it does give you is the opportunity to compare real offers rather than trying to guess what might be available.<\/p>\n<p>Another point that is often overlooked is the role of a mortgage broker specialising in non-resident borrowers. In some cases, a broker may be able to negotiate a rate 0.2\u20130.5 percentage points below the rate initially offered directly by a bank. Over a 20\u201325-year mortgage, that can add up to thousands \u2013 and sometimes tens of thousands \u2013 of euros. The property price and mortgage may be clear enough, but then it turns out that you need another 10\u201313% of the purchase price on top. Here is where that money goes:<\/p>\n<ul>\n<li><strong>Purchase tax.<\/strong> For resale property, the main tax is ITP (<em>Impuesto de Transmisiones Patrimoniales<\/em>), a regional transfer tax whose rate varies between autonomous communities \u2013 in some areas it is around 6%, while in others it can reach 10\u201311%. For a new-build purchased from a developer, ITP is replaced by IVA (<a href=\"https:\/\/alegria-realestate.com\/en\/articles\/taxes-and-laws\/all-about-vat-in-spain-2\">VAT<\/a>) at 10%, plus AJD stamp duty, typically around 0.1\u20131.5% depending on the region.<\/li>\n<li><strong>Notary fees.<\/strong> Signing the purchase deed before a notary costs approximately \u20ac600\u2013\u20ac1,000 on average, depending on the property price and the length of the deed.<\/li>\n<li><strong>Land Registry.<\/strong> Registration of the property will add roughly another \u20ac400\u2013\u20ac700.<\/li>\n<li><strong>Bank valuation (<em>tasaci\u00f3n<\/em>).<\/strong> A valuation is a mandatory part of a mortgage application and typically costs around \u20ac300\u2013\u20ac600. The bank will not release the mortgage without it.<\/li>\n<li><strong>Mortgage arrangement fee.<\/strong> Many banks charge around 0.5\u20131.5% of the loan amount, although some lenders have removed or reduced this fee as part of promotional offers in recent years, so it should always be checked individually.<\/li>\n<li><strong>Gestor\u00eda fees.<\/strong> Administrative support with the paperwork can cost around \u20ac300\u2013\u20ac800 depending on the complexity of the transaction.<\/li>\n<li><strong>Insurance.<\/strong> Banks almost always require cover for the property itself, while life insurance is frequently offered as a linked product in exchange for a lower mortgage rate. Together, these policies can add several hundred euros a year. It is worth arranging it in advance rather than leaving it until the last minute, as appointments at some Spanish consulates and police stations can be booked up for weeks.
