According to idealista, Germans are the foreigners who most often apply for mortgage loans in Spain. They accounted for more than 15% of non-resident applications in the second quarter of this year.<\/p>\n

They were followed by Britons \u2013 10.6%, Swiss applicants \u2013 9.4%, French applicants \u2013 9.1%, Dutch applicants \u2013 8.3%, Americans \u2013 5.9%, Irish applicants \u2013 4.5%, Belgians \u2013 3.6%, Swedes \u2013 3.6% \u2013 and Italians \u2013 2.3%.<\/p>\n

Non-residents account for 3% of mortgage demand<\/h2>\n

Overall, mortgage applications submitted by non-residents represented 3% between April and June.<\/p>\n

81.8% were for the purchase of a primary home, 8.9% for a second home and 4.5% for improving the conditions of existing mortgage agreements.<\/p>\n

Their share of completed transactions involving idealista\u2019s mortgage broker also stood at 3% in the second quarter.<\/p>\n

At the same time, 84.5% of financing operations were intended for the purchase of a primary residence, 6.9% for improving the conditions of existing loans and 4.8% for buying a second home.<\/p>\n

The Valencian Community leads foreign applications<\/h2>\n

The vast majority of non-resident applications for a mortgage to buy a home come from the Mediterranean coast.<\/p>\n

The Valencian Community accounts for almost a third of demand \u2013 32.3%, followed by Andalusia and Catalonia with 19.9% and 14%, respectively.<\/p>\n

The next most significant regions are the Community of Madrid \u2013 6.5%, the Canary Islands \u2013 6.3%, the Balearic Islands \u2013 5.8% \u2013 and Murcia \u2013 5.4%.<\/p>\n

The remaining autonomous communities account for less than 2% of the total.<\/p>\n

Foreign interest in the coast contrasts with mortgage demand from local consumers, where the main centres are Madrid \u2013 16.7%, Barcelona \u2013 13.1%, Valencia \u2013 7.8% \u2013 and Alicante \u2013 5.6%.<\/p>\n

The average purchase price for non-residents is above the national average<\/h2>\n

According to the report, the purchase price requested by non-residents stands at 265,093 euros, 3.6% above spring 2025 levels and above the national average of 207,569 euros.<\/p>\n

However, almost 70% of applications concern amounts below 200,000 euros, while only 2.7% of financing requests are aimed at purchasing property in Spain<\/a> worth more than half a million euros.<\/p>\n

Foreign applicants\u2019 income is twice the national average<\/h2>\n

As for the disposable income of foreigners applying for a mortgage, almost half exceed 6,000 euros per month.<\/p>\n

The average figure in the second quarter of the year was 6,779 euros, twice the national average of 3,385 euros per household.<\/p>\n

There are, however, significant differences depending on nationality.<\/p>\n

Applicants from Switzerland stand out in particular, with an average of more than 9,300 euros per month per household, followed by applicants from the United States with 8,514 euros.<\/p>\n

Also in the upper part of the ranking are citizens of the United Kingdom \u2013 6,977 euros, Ireland \u2013 6,669 euros \u2013 and Sweden \u2013 6,601 euros.<\/p>\n

Applicants from Germany and the Netherlands are below the 6,600 euro per month mark, while the three countries with the lowest averages are Belgium \u2013 5,889 euros, France \u2013 5,845 euros \u2013 and Italy \u2013 5,249 euros.<\/p>\n

Requested financing has fallen<\/h2>\n

At the same time, the share of financing requested for home purchases fell to an average of 68%, compared with 71\u201375% in previous quarters.<\/p>\n

The debt burden also fell, as mortgage payments represented 23% of income \u2013 the lowest figure in the past year and 4% lower than in the first three months of 2026.<\/p>\n

Completed transactions show a higher buyer profile<\/h2>\n

The idealista study also analyses the income, purchase price and average debt level of non-resident foreigners who ultimately sign a mortgage loan.<\/p>\n

These figures are significantly higher than the average values for applications submitted by foreigners as a whole.<\/p>\n

For example, average household income reaches 10,320 euros per month, while the price of the property purchased approaches 403,000 euros.<\/p>\n

The loan amount is around 235,000 euros, which in this case represents a 15% increase compared with the previous year.<\/p>\n

Both the purchase price of the homes and the mortgage amounts reached the highest levels in the historical series of idealista\u2019s mortgage broker, which began operating in 2022.<\/p>\n

As for the average age of non-resident foreign borrowers, completed transaction data place it at 41 years \u2013 three years younger than the average applicant.<\/p>\n

Average financing stands at 62% of the purchase price, while the debt burden is 24%.<\/p>\n

Only 12.8% of contracts have a Loan to Value ratio of between 70% and 80%.<\/p>\n

Fixed-rate loans are the clear market leaders, accounting for 85% of transactions. Among non-residents, variable-rate mortgages were not represented in the second quarter.<\/p>","protected":false},"excerpt":{"rendered":"
