Spain and Finland often make the final shortlist for very different people – retirees, remote workers, families with children and investors looking at property. The two countries are different in almost every respect, with one notable exception: both consistently rank among the world’s leading countries for quality of life. Beyond that, things become more nuanced – and, in our view, that is where the comparison gets interesting.

We looked at the latest September 2026 data from Numbeo to see how life in these two countries really compares – from the price of a cup of coffee to the rental yield on an apartment.

Quality of Life Index: Finland Leads, but Not by Much

Finland scores 206.43 on the overall Quality of Life Index, compared with 187.69 for Spain. There is a difference, but both countries fall into the “very high quality of life” category. And the index itself is made up of numerous indicators, some of which are less about comfort as we experience it day to day and more about statistics.

This is where things get more interesting. Once you break that headline score down into its individual components, the picture no longer supports a simple “Finland is better” conclusion.

Climate Index: Spain scores 93.02, placing it in the “very high” category, while Finland scores 55.60, which is considered only “moderate”. The difference is almost twofold, and this is not just an abstract figure in a table. It translates into sunshine that can brighten ten months of the year rather than three or four. For many people considering a move, climate is the deciding factor – not the overall index.

Purchasing power is higher in Finland – 133.38 compared with Spain’s 108.59. But context matters here: higher salaries are offset by higher prices, as the figures below make clear.

In terms of safety, the two countries are relatively close: 73.69 in Finland compared with 61.84 in Spain, with both falling into the “high” category.

Healthcare is even closer: 77.57 versus 76.82. In other words, on two of the eight key indicators, the countries are virtually neck and neck, while Spain has a very substantial lead when it comes to climate.

What Does Everyday Life Cost?

This is where the numbers speak louder than any ranking. The cost of living in Finland, excluding rent, is 33.8% higher than in Spain. Once rent is included, the gap narrows slightly to 23.2%, because – somewhat unexpectedly – rents in Finland are lower than in Spain. We will come back to that shortly.

Fancy a quick bite? A modest meal at an inexpensive restaurant costs the same in Madrid and Helsinki – €15. But a three-course dinner for two at a mid-range restaurant in Finland will set you back around €80, compared with €50 in Spain – a 60% difference. A draught beer in Finland costs around two and a half times as much (€7.75 versus €3), while a cappuccino is almost twice the price: €4.39 compared with €2.13.

Supermarket prices follow a similar pattern. Fresh bread costs 76% more in Finland, chicken is 61.7% more expensive, and milk is slightly more expensive as well. There are exceptions, however: for some reason, local cheese in Finland is 38% cheaper than in Spain, while eggs cost almost exactly the same.

Transport adds another detail to the picture. A single bus journey in Finland costs €3.20 compared with €1.50 in Spain – more than twice as much. A monthly public transport pass costs €62.50 versus €30. A new Toyota Corolla is 27% more expensive in Finland.

Put all of that together and you arrive at a simple conclusion that many people will find appealing: the same amount of money goes noticeably further in Spain. A trip to a café does not have to feel like an occasion you need to budget for – you can simply go more often without constantly doing the maths in your head.

Renting and Buying Property: This Is Where Spain Surprises

You might expect a country with a warmer climate and lower everyday prices to have more expensive property. After all, demand for places like that remains consistently high. In reality, the figures tell a different story – and anyone considering either relocation or investment should take note.

Renting a one-bedroom apartment in a city centre costs an average of €901.99 in Spain, compared with €769.33 in Finland. In other words, rent in Spain is 14.7% higher. Outside city centres, Finland also has the advantage, with a difference of 11.4%.

Buying tells a different story. The average price per square metre in a city centre is €3,650.88 in Spain, compared with €4,417.99 in Finland. That makes Finland around 21% more expensive. Outside city centres, the price per square metre in Finland is 13.7% higher.

In other words, the entry price for Spanish property is lower than for Finnish property – and for buyers, particularly those looking to invest capital, that is an important figure.

Then comes the number investors really like: rental yield. In central areas of Spanish cities, gross rental yield stands at 5.07% per year, compared with 3.80% in Finland. Outside city centres, the gap is even more noticeable: 6.27% versus 5.13%. The conclusion is straightforward: in this comparison, property in Spain not only costs less to buy, but also recoups its purchase price more quickly through rental income.

If you are considering property primarily as an investment, it is worth reading our guide to what to know before buying property in Spain as an investment. You can also compare current opportunities in the Alegria property catalogue.

The property price-to-income ratio is another interesting indicator: 8.47 in Spain and 6.61 in Finland. Formally, this means that housing in Spain looks more expensive relative to local incomes. But there is an important caveat: Spanish salaries are generally lower than Finnish ones, which pushes the ratio up even though the property itself remains cheaper in absolute terms – particularly for people whose income comes from outside Spain or who are buying with savings.

Salaries, Mortgage Rates and What They Mean in Practice

The average net salary is significantly higher in Finland: €2,660.48 compared with €1,757.62 in Spain – a difference of more than 50%. At first glance, that sounds like a powerful argument in favour of northern Europe. But it is worth remembering that considerably more of that income goes towards food, transport, leisure and services.

The 20-year mortgage rate used in this comparison is lower in Spain than in Finland: 3.29% versus 3.88%. The difference may look small at first, but over a long mortgage term and on a high-value property it can translate into a substantial difference in total interest paid.

If you are planning to finance a purchase through a bank, the terms are best assessed against your actual budget and borrower profile. Alegria provides assistance with mortgages in Spain. When planning your overall budget, it is also worth factoring in the costs and taxes involved in buying property in Spain.

What About the Environment and Everyday Comfort?

Here we have to give Finland its due: it outperforms Spain on air quality, with a lower Pollution Index – 10.91 compared with 32.37, where a lower figure is better. Finnish cities really are remarkably clean. Spain’s figure, however, still falls within the “low” pollution category. It is far from a critically high level and remains perfectly comfortable for everyday life – especially when combined with sunshine for much of the year.

Time spent in traffic is almost identical in the two countries and relatively low: 26.23 minutes in Spain compared with 24.89 minutes in Finland. There simply is not enough of a difference here to make much of.

The Bottom Line

Put the whole picture together and this is what you get. Finland comes out ahead on the overall Quality of Life Index, salaries and air quality. Spain has a substantial advantage when it comes to climate, everyday living costs – food, cafés, transport and services – as well as the entry price of property and rental yields. Healthcare and safety are relatively close in the two countries.

For someone moving abroad to live, work remotely or retire, a difference of several hundred euros in monthly expenses and around two hundred extra days of sunshine a year can easily matter more than a higher position in an overall ranking. And for someone looking at property as an investment, the Spanish market currently looks distinctly attractive: a lower entry price, higher rental yields and a lower mortgage rate. It is hardly surprising that Spanish property prices have continued to rise year after year while demand remains consistently strong.

At Alegría, we meet people every day who are weighing up exactly these kinds of choices: sea and sunshine versus a stronger social safety net, investment returns versus the prestige of a northern European address. And we will admit it – we are a little biased, because we believe in the Spanish coast. But that belief is not based on figures alone. We also see what happens when someone steps onto the spacious balcony of their new home for the first time, takes in the view and suddenly realises that an ordinary winter day here can feel rather like that long-awaited, fleeting spell of perfect weather back home.

If you are considering a move, buying a home for yourself or purchasing an apartment to rent out, come and talk to us – we can run the numbers, show you the options and help you work out which one makes sense for you.

FAQ: Spain or Finland for Living and Property Investment?

<details>

Which country has a higher quality of life – Spain or Finland?

According to Numbeo data for September 2026, Finland has the higher overall Quality of Life Index, at 206.43 compared with Spain’s 187.69.
