Some plans are already going through the approval process, while work on others is expected to begin in the coming months.<\/p>\n<p>Around 3,000 homes are planned across Lomas de Garbinet, Nueva Albufereta, Sector 2 of PAU 5 in Playa de San Juan and PAU 2-La Torreta. A further 3,200 are planned for Vistahermosa-Juncaret (PAU 3), around 2,500 for Pino y Ruaya and 1,433 for Parque Central.<\/p>\n<h2>A broader plan envisages more than 44,000 homes<\/h2>\n<p>These projects are among the developments Alicante expects to advance under its current General Urban Development Plan. Separately, the city\u2019s General Structural Plan (PGE), which has received initial approval, envisages more than 44,000 homes. It includes eight new neighbourhoods, urban regeneration and transformation projects, and social housing for rent. This is a broader urban development framework and should not be confused with projects already at different stages of approval.<\/p>\n<h2>Plans for new neighbourhoods<\/h2>\n<p><strong>Nueva Albufereta<\/strong> is planned to have 1,000 homes, around 100 of them publicly subsidised. Urbanisation work is expected to begin in 2027. The neighbourhood will lie between Caja de Ahorros and Flora de Espa\u00f1a streets, the Ingeniero Pedro Torres roundabout and the Juncaret ravine. Homes are to be concentrated in the western part, away from the ravine and the protected heritage site of Cerro de las Balsas. The plans also include a future green area around the archaeological site and a 10,000 m\u00b2 public facility whose purpose has yet to be decided.<\/p>\n<p>In <strong>Sector 2 of PAU 5<\/strong>, north of Playa de San Juan, 475 homes are planned. Thirty per cent will be publicly subsidised. Together with the homes already there, the sector will have a total of 709. Plans also include 16,807 m\u00b2 of green space, public facilities including sports and recreational areas, another leisure area by the pedestrian crossing to the promenade, and 360 parking spaces.<\/p>\n<p>At <strong>Lomas de Garbinet<\/strong>, the plan provides for 930 homes, 43% of them publicly subsidised. The sector covers 584,732 m\u00b2 and will include a 357,296 m\u00b2 park; the total area designated for green infrastructure will be 457,950 m\u00b2. The partial plan has been opened for public consultation, giving residents a chance to review it and submit suggestions. Commercial and service premises are planned on the ground floors, and will be required on plots facing Ronda Norte boulevard.<\/p>\n<p>At <strong>PAU 2-La Torreta<\/strong>, around 550 homes are planned, half of them publicly subsidised. The project covers 5.5 hectares and includes 415 m\u00b2 of commercial floor space. The city has authorised the start of the process to prepare the partial plan.<\/p>\n<h2>PAU 3, Pino y Ruaya and Parque Central<\/h2>\n<p>A new development model is being drawn up for <strong>Vistahermosa-Juncaret (PAU 3)<\/strong>. The existing plan allows for low-density development that uses a large amount of land. The city intends to revise it to create a more compact and efficient neighbourhood. Around 3,200 homes are planned across the 64-hectare area.<\/p>\n<p>At <strong>Pino y Ruaya<\/strong>, around 2,500 homes are planned, along with a new road connecting Avenida de D\u00e9nia with the CV-821 and improvements to Lomas del Pino urban park.<\/p>\n<p><strong>Parque Central<\/strong> is expected to include 1,433 homes. After the city council, the Valencian regional government and railway operator Adif presented the project, the three parties began finalising a cooperation agreement. It covers railway works, including placing tracks underground, the redevelopment of the site and construction of a station. The city is also working on the detailed plan so that redevelopment can begin on the part of the site where the tracks have already been moved underground.<\/p>\n<p>See homes currently available in
