This was the highest increase among Spain\u2019s autonomous communities. Nationwide, the average price per square metre increased by 7.7% to \u20ac2,112.<\/p>\n<p>The housing market continued to cool: Spain recorded 65,395 home sales, down 11.1% year on year. Sales have fallen for seven consecutive months. The figures come from the <a href=\"https:\/\/www.notariado.org\/portal\/-\/la-compraventa-de-viviendas-decrece-un-11-1-\" target=\"_blank\" rel=\"noopener\">Notarial Statistical Information Centre (CIEN)<\/a>.<\/p>\n<h2>Housing price trends across the regions<\/h2>\n<p>After Asturias, the largest annual price increases were recorded in <a href=\"https:\/\/alegria-realestate.com\/en\/articles\/all-about-murcia\">Murcia<\/a> (+22.3%) and Galicia (+19.8%). Prices rose in 16 autonomous communities. The Balearic Islands were the only exception, with no change.<\/p>\n<p>The national average was \u20ac2,112 per square metre. The average reached \u20ac2,547 for apartments and \u20ac1,495 for detached houses.<\/p>\n<h2>Home sales fell in most regions<\/h2>\n<p>Sales declined in 16 autonomous communities and rose only in Extremadura (+0.9%). The sharpest drops were in the Basque Country (\u221220.2%), La Rioja (\u221220.1%) and the Valencian Community (\u221219.1%).<\/p>\n<p>The average floor area of homes sold in Spain fell by 2% year on year. It declined in 12 autonomous communities and increased in five. The largest falls were recorded in the Canary Islands (\u22127.1%), Cantabria (\u22126.8%), Asturias and La Rioja (\u22126.5% each). The strongest increase was in Aragon (+6%).<\/p>\n<h2>Mortgage lending also declined<\/h2>\n<p>In July, 36,685 mortgages were granted to finance home purchases in Spain, 4.9% fewer than a year earlier. The average loan amount edged down by 0.2% to \u20ac183,644. Mortgages were used to finance 56.1% of home purchases, and the average loan covered 71.6% of the property price.<\/p>\n<p>The number of mortgages fell in 15 autonomous communities. The steepest declines were in La Rioja (\u221226.9%), Asturias (\u221219.6%) and the Basque Country (\u221212%). Numbers rose only in Extremadura (+3.1%) and Catalonia (+2.9%).<\/p>\n<p>The average amount of new home loans increased in 14 autonomous communities, led by Extremadura (+13.6%) and the Basque Country (+12.7%).
