The number of transactions in Q2\u00a02025 declined, largely due to the continued rise in prices. The buyer profile has also shifted \u2013 purchasers now tend to have higher purchasing power.<\/p>\n<p>Recent data from several organizations and industry experts show that the prevailing profile in the Valencian Community is a <strong>41-year-old man with a high income and socio-economic status<\/strong>, who in most cases uses a mortgage.<\/p>\n<p>While most buyers are locals, the share of <strong>foreigners<\/strong> is notable \u2014 especially on the coast of the province of <a href=\"https:\/\/alegria-realestate.com\/en\/sale\/alicante\" target=\"_blank\" rel=\"noopener\">Alicante<\/a>, where they account for <strong>45%<\/strong> of transactions. According to a Fotocasa survey, <strong>51%<\/strong> of respondents earn more than \u20ac2,500 per month; in <strong>31%<\/strong> of cases they live with a spouse and children, and in <strong>28%<\/strong> \u2014 with a spouse only.<\/p>\n<p>Among people aged <strong>35\u201344<\/strong> the number of purchases is decreasing, whereas in the <strong>45\u201355<\/strong> segment it is growing. Although in recent years there were more cash purchases without bank financing, the trend has changed. <strong>Most buyers of a primary residence (70%) now use mortgage financing<\/strong> \u2014 partly thanks to lower rates and softer bank terms. In total, <strong>5,583<\/strong> mortgage contracts for homes were signed, for an overall amount of <strong>\u20ac702.6\u00a0million<\/strong>.<\/p>\n<p>The <strong>average mortgage amount<\/strong> is <strong>\u20ac125,117<\/strong> with an average term of <strong>24.83 years<\/strong> and an interest rate of <strong>3.17%<\/strong>, slightly above the national average (<strong>3.02%<\/strong>). The average monthly payment is about <strong>\u20ac607<\/strong> (roughly <strong>29.2%<\/strong> of salary).<\/p>\n<p>The overwhelming majority of buyers choose <strong>resale, free-market homes<\/strong>. It is also worth noting the number of new owners who became such through <strong>inheritance<\/strong>: in June, <strong>18%<\/strong> of recorded transactions were linked to inheritances, although at the end of 2024 this share was much higher \u2014 <strong>26.56%<\/strong>.<\/p>\n<p>The <strong>average price<\/strong> of housing purchased by Spanish residents in the Valencian Community is <strong>\u20ac147,719<\/strong>, while <strong>foreigners<\/strong> pay on average <strong>\u20ac167,012<\/strong>. This reflects the new reality of the local market, where <a href=\"https:\/\/alegria-realestate.com\/en\/service\/buying-property-in-spain-as-a-foreigner\" target=\"_blank\" rel=\"noopener\">foreign buyers<\/a> often have greater purchasing power and more options.<\/p>\n<p>In Q2, <strong>foreign buyers<\/strong> made <strong>28%<\/strong> of purchases \u2014 <strong>double<\/strong> the national average (<strong>14.1%<\/strong>). In Alicante their share reaches <strong>45%<\/strong>, driven by strong European demand and especially by <em>digital nomads<\/em> from northern Europe. In Q1\u00a02025, Italians led with <strong>254<\/strong> purchases, followed by Ukrainians (<strong>204<\/strong>), who surpassed Romanians (<strong>175<\/strong>).<\/p>\n<p>Experts agree the market has entered a lull and a period of price stabilization. Rents also appear to have stopped rising, although the situation remains tight. Some landlords have overpriced properties, asking <strong>\u20ac1,200\u2013\u20ac1,300<\/strong> per month for apartments in very poor condition. The share of <strong>investment-purpose purchases<\/strong> fell from <strong>13%<\/strong> to <strong>10%<\/strong> year-on-year. As the rental market looks less attractive due to rising prices and tension, part of this capital is shifting to other cities.<\/p>\n<p>In short, the typical home buyer in the Valencian Community in 2025 combines high purchasing power with frequent use of mortgages, bets on the resale market, and coexists with a strong foreign-buyer segment that influences pricing dynamics \u2014 especially along the coast.
