In this article, we will briefly go through each district of Valencia, list its pros and cons, give a short overview of the real estate market, talk about the best areas of Valencia to live in, as well as the best districts of Valencia to buy an apartment for investment.<\/p>\n<h2>District of Valencia for Buying an Apartment \u2013 Ciutat Vella<\/h2>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"alignnone size-large wp-image-95304\" src=\"https:\/\/alegria-realestate.com\/wp-content\/uploads\/2019\/09\/the-city-of-valencia1-1-1024x678.jpg\" alt=\"Districts of Valencia: overview. Valencia Cathedral, the Basilica, the Central Market and the Silk Exchange are located here.<\/li>\n<li>The two best-known neighborhoods in this area are El Pilar and El Carme. The latter is one of the favorite nightlife spots for local young people.<\/li>\n<li>There are many tourist apartments here, but the housing stock consists mainly of older buildings. The entrances in many buildings are very small, and many of them do not have lifts. The Ruzafa neighborhood is especially popular and has developed greatly. Almost all commercial premises on the ground floors are occupied, many buildings have been renovated, and the streets are lively. There are few immigrants from Latin America here because property prices for both sale and rent are already higher. Property prices here start at a minimum of \u20ac160,000 \u2013 \u20ac170,000. However, as a rule, prices begin at \u20ac200,000. The district is very close to the center and within walking distance.<\/li>\n<li>The Gran V\u00eda neighborhood is known for its beautiful buildings with traditional wrought-iron balconies. It is a respectable area with long straight streets. The main streets, Gran V\u00eda and Reino de Valencia, are avenues with a green park strip in the middle. The buildings here are tall, but they are not located so close to one another, so the streets get plenty of sunlight. Ruzafa is a more democratic neighborhood, and the streets there are a bit more chaotic.<\/li>\n<li>In these neighborhoods, it is easier to buy than to rent property. It is a wide avenue with a green park strip in the middle. The real estate market here is diverse: there are both high-end and budget properties. Although there are no very cheap options, affordable ones can still be found. Properties can be found in different price ranges: homes located closer to the Turia riverbed are generally more expensive. The Official School of Languages is located in this district.<\/p>\n<p>Pros: You can buy housing right next to the riverbed more cheaply than in other districts bordering the riverbed. In the area between Primado Reig Avenue and Blasco Iba\u00f1ez Avenue, around the German School in Valencia, there are very good buildings with very large apartments. Historically, wealthy Valencia families lived there. These apartments are rarely rented out and are sold at high prices.<\/li>\n<\/ul>\n<p>Pros:<\/p>\n<ul>\n<li>This is a very good district for living with excellent infrastructure. It is a prestigious area located almost in the city center.<\/li>\n<li>There are two hospitals here: the public Hospital Cl\u00ednic Universitari de Val\u00e8ncia and the private Hospital Quir\u00f3nsalud Valencia. Several faculties of the University of Valencia, many language schools and business schools are located in this area. The Valencia football club stadium is also here.<\/li>\n<li>There are 2 metro stations nearby (an 8-minute walk), and buses run well.
