El n\u00famero de compraventas en el 2T-2025 disminuy\u00f3, en gran parte por el continuo aumento de precios. Tambi\u00e9n cambi\u00f3 el perfil del comprador: ahora predominan quienes cuentan con mayor poder adquisitivo.<\/p>\n<p>Seg\u00fan datos recientes de varias organizaciones y de expertos del sector, el perfil que domina en la Comunidad Valenciana es el de un <strong>hombre de 41 a\u00f1os, con ingresos altos y estatus socioecon\u00f3mico elevado<\/strong>, que en la mayor\u00eda de los casos recurre a una hipoteca.<\/p>\n<p>Aunque la mayor\u00eda de los compradores son locales, la presencia de <strong>extranjeros<\/strong> es notable, especialmente en la costa de la provincia de <a href=\"https:\/\/alegria-realestate.com\/es\/sale\/alicante\" target=\"_blank\" rel=\"noopener\">Alicante<\/a>, donde llegan al <strong>45\u00a0%<\/strong> de las operaciones. Seg\u00fan una encuesta de Fotocasa, el <strong>51\u00a0%<\/strong> de los encuestados percibe m\u00e1s de 2.500\u00a0\u20ac al mes; en el <strong>31\u00a0%<\/strong> de los casos vive con c\u00f3nyuge e hijos y en el <strong>28\u00a0%<\/strong> con su pareja.<\/p>\n<p>Entre los <strong>35\u201344<\/strong> a\u00f1os las compras disminuyen, mientras que en el tramo de <strong>45\u201355<\/strong> crecen. Aunque en los \u00faltimos a\u00f1os aumentaron las adquisiciones al contado, la tendencia cambi\u00f3: <strong>el 70\u00a0% de los compradores de vivienda habitual ya utiliza financiaci\u00f3n hipotecaria<\/strong>, en parte gracias a tipos m\u00e1s bajos y a condiciones bancarias m\u00e1s suaves. En total se firmaron <strong>5.583<\/strong> pr\u00e9stamos hipotecarios para vivienda por un importe conjunto de <strong>702,6\u00a0millones de euros<\/strong>.<\/p>\n<p>El <strong>importe medio de la hipoteca<\/strong> es de <strong>125.117\u00a0\u20ac<\/strong>, con un plazo medio de <strong>24,83 a\u00f1os<\/strong> y un tipo de inter\u00e9s del <strong>3,17\u00a0%<\/strong>, ligeramente por encima de la media nacional (<strong>3,02\u00a0%<\/strong>). La <strong>cuota mensual media<\/strong> se sit\u00faa en torno a <strong>607\u00a0\u20ac<\/strong> (aprox. <strong>29,2\u00a0%<\/strong> del salario).<\/p>\n<p>La gran mayor\u00eda de compradores se decanta por <strong>viviendas de segunda mano en mercado libre<\/strong>. Destaca adem\u00e1s el n\u00famero de nuevas titularidades por <strong>herencia<\/strong>: en junio, el <strong>18\u00a0%<\/strong> de las operaciones registradas estuvo vinculado a herencias, aunque a finales de 2024 este porcentaje fue mucho mayor \u2014 <strong>26,56\u00a0%<\/strong>.<\/p>\n<p>El <strong>precio medio<\/strong> de la vivienda adquirida por residentes espa\u00f1oles en la Comunidad Valenciana es de <strong>147.719\u00a0\u20ac<\/strong>, mientras que los <strong>extranjeros<\/strong> pagan de media <strong>167.012\u00a0\u20ac<\/strong>. Esto refleja la nueva realidad del mercado local, donde los <a href=\"https:\/\/alegria-realestate.com\/es\/service\/buying-property-in-spain-as-a-foreigner\" target=\"_blank\" rel=\"noopener\">compradores internacionales<\/a> suelen tener mayor capacidad de compra y m\u00e1s opciones.<\/p>\n<p>En el 2T, los <strong>extranjeros<\/strong> realizaron el <strong>28\u00a0%<\/strong> de las compras \u2014 el <strong>doble<\/strong> de la media nacional (<strong>14,1\u00a0%<\/strong>). En Alicante su cuota alcanza el <strong>45\u00a0%<\/strong>, impulsada por la fuerte demanda europea y especialmente por <em>n\u00f3madas digitales<\/em> del norte del continente. En el 1T-2025, los italianos lideraron con <strong>254<\/strong> compras, seguidos por los ucranianos (<strong>204<\/strong>), que superaron a los rumanos (<strong>175<\/strong>).<\/p>\n<p>Los expertos coinciden en que el mercado ha entrado en una fase de pausa y <strong>estabilizaci\u00f3n de precios<\/strong>. Los alquileres tambi\u00e9n parecen haberse frenado, aunque la situaci\u00f3n sigue tensa. Algunos propietarios piden <strong>1.200\u20131.300\u00a0\u20ac<\/strong> mensuales por pisos en muy mal estado. La cuota de <strong>compras con fines de inversi\u00f3n<\/strong> baj\u00f3 del <strong>13\u00a0%<\/strong> al <strong>10\u00a0%<\/strong> interanual. A medida que el mercado del alquiler pierde atractivo por los precios y la tensi\u00f3n, parte de ese capital se desplaza a otras ciudades.<\/p>\n<p>En resumen, el comprador medio en la Comunidad Valenciana en 2025 combina alto poder adquisitivo con uso frecuente de hipoteca, apuesta por la segunda mano y convive con un fuerte segmento de compradores extranjeros que influye en la din\u00e1mica de precios \u2014 especialmente en la costa.
