La Banque d\u2019Espagne l\u2019estime \u00e0 700 000 logements. \u00c9tant donn\u00e9 que les m\u00e9nages se cr\u00e9ent presque deux fois plus vite que les nouveaux logements ne sont construits, le probl\u00e8me n\u2019a pas de perspective de r\u00e9solution. Pour commencer, il faut mettre fin \u00e0 la criminalisation de la construction, au bruit populiste et \u00e0 l\u2019aveuglement politique, qui emp\u00eachent d\u2019activer des m\u00e9canismes \u2013 tels que la \u00ab loi fonci\u00e8re \u00bb \u2013 qui acc\u00e9l\u00e9reraient <a href=\"https:\/\/alegria-realestate.com\/fr\/sale\/new-buildings\">la cr\u00e9ation de nouveaux logements<\/a>. Dans le m\u00eame temps, les constructions neuves doivent \u00eatre adapt\u00e9es aux nouveaux besoins de la soci\u00e9t\u00e9, qui n\u2019est plus la m\u00eame qu\u2019il y a 30 ans, et \u00eatre rendues accessibles.<\/p>\n<h2>O\u00f9 les prix augmentent le plus vite : les capitales provinciales<\/h2>\n<p>Dans toutes les capitales provinciales, les prix des <a href=\"https:\/\/alegria-realestate.com\/fr\/sale\">logements de seconde main<\/a> sont plus \u00e9lev\u00e9s qu\u2019il y a un an. Le\u00f3n arrive en t\u00eate de la hausse des prix (20,4 %), suivi de Santa Cruz de Tenerife (20,2 %), Santander (19,4 %) et Salamanque (17,9 %). Sur les grands march\u00e9s, les prix ont \u00e9galement nettement augment\u00e9 :<\/p>\n<ul>\n<li>Madrid (17,5 %).<\/li>\n<li>Valence (15,3 %).<\/li>\n<li>Palma (14,5 %).<\/li>\n<li>Saint-S\u00e9bastien (13,5 %).<\/li>\n<li>S\u00e9ville (12,9 %).<\/li>\n<li>M\u00e1laga (12,4 %).<\/li>\n<li>Bilbao (11,5 %).<\/li>\n<li>Alicante (10,7 %).<\/li>\n<li>Barcelone (9,4 %).<\/li>\n<\/ul>\n<p>Par ailleurs, les plus faibles hausses ont \u00e9t\u00e9 enregistr\u00e9es \u00e0 :<\/p>\n<ul>\n<li>Las Palmas (0,9 %).<\/li>\n<li>Huesca (1,1 %).<\/li>\n<li>Ceuta (1,2 %).<\/li>\n<li>Cadix (1,3 %).<\/li>\n<\/ul>\n<h2>Les villes les plus ch\u00e8res et les plus abordables<\/h2>\n<p>Les logements les plus chers en Espagne se vendent \u00e0 :<\/p>\n<ul>\n<li>Saint-S\u00e9bastien (6 450 euros\/m2).<\/li>\n<li>Madrid (5 820 euros\/m2).<\/li>\n<li>Barcelone (5 144 euros\/m2).<\/li>\n<li>Palma (5 086 euros\/m2).<\/li>\n<li>Bilbao (3 893 euros\/m2).<\/li>\n<\/ul>\n<p>et les moins chers \u2013 \u00e0 Zamora (1 281 euros\/m2). Les prix maximaux en septembre 2025 ont \u00e9t\u00e9 atteints dans 14 des 52 capitales provinciales analys\u00e9es, parmi lesquelles figuraient notamment Saint-S\u00e9bastien, Madrid, Barcelone, Palma, Bilbao, Valence et S\u00e9ville.<\/p>\n<h2>Dynamique par communaut\u00e9s autonomes<\/h2>\n<p>Au cours des 12 derniers mois, les prix ont \u00e9galement augment\u00e9 dans toutes les communaut\u00e9s autonomes. Les hausses les plus importantes ont \u00e9t\u00e9 observ\u00e9es :<\/p>\n<ul>\n<li>en Murcie (23,6 %).<\/li>\n<li>\u00e0 Madrid (21 %).<\/li>\n<li>en Andalousie (18,9 %).<\/li>\n<li>en Cantabrie (18,6 %).<\/li>\n<li>dans la Communaut\u00e9 valencienne (17,3 %).<\/li>\n<li>dans les Asturies (16 %).<\/li>\n<li>au Pays basque (11,2 %).<\/li>\n<li>en Catalogne (11,1 %).<\/li>\n<li>aux \u00eeles Canaries (10,7 %).<\/li>\n<\/ul>\n<p>Les plus faibles hausses ont \u00e9t\u00e9 enregistr\u00e9es :<\/p>\n<ul>\n<li>en Navarre (2,4 %).<\/li>\n<li>en Galice (4,9 %).<\/li>\n<li>en Estr\u00e9madure (5 %).<\/li>\n<li>en Castille-et-Le\u00f3n (6,5 %).<\/li>\n<li>en Aragon (7,5 %).<\/li>\n<li>en La Rioja (8,1 %).<\/li>\n<li>en Castille-La Manche (8,8 %).<\/li>\n<li>aux \u00eeles Bal\u00e9ares (9,6 %).<\/li>\n<\/ul>\n<p>Les Bal\u00e9ares restent la communaut\u00e9 autonome o\u00f9 le logement de seconde main est le plus cher (5 160 euros\/m2), un nouveau record. Viennent ensuite Madrid (4 562 euros\/m2), le Pays basque (3 421 euros\/m2) et les \u00eeles Canaries (3 150 euros\/m2). Le co\u00fbt le plus bas pour <a href=\"https:\/\/alegria-realestate.com\/fr\/service\/buying-property-in-spain-as-a-foreigner\">l\u2019achat d\u2019un logement<\/a> sera :<\/p>\n<ul>\n<li>en Estr\u00e9madure (1 035 euros\/m2).<\/li>\n<li>en Castille-La Manche (1 041 euros\/m2).<\/li>\n<li>en Castille-et-Le\u00f3n (1 296 euros\/m2).<\/li>\n<\/ul>\n<h2>Hausse par provinces et leaders de prix<\/h2>\n<p>Les prix en glissement annuel ont augment\u00e9 dans presque toutes les provinces espagnoles, sauf \u00e0 Ourense (-2,9 %) et \u00e0 Teruel (-1,7 %). Les plus fortes hausses ont \u00e9t\u00e9 observ\u00e9es en Murcie (23,6 %), \u00e0 Valence (22,8 %), \u00e0 Madrid (21 %), en Cantabrie (18,6 %), dans les Asturies (16 %), \u00e0 Tol\u00e8de (15,7 %), \u00e0 Almer\u00eda (15,6 %) et \u00e0 M\u00e1laga (15,4 %). Dans la province de Barcelone, elle s\u2019est \u00e9lev\u00e9e \u00e0 11 %.
