{"id":1052195,"date":"2026-01-12T18:19:21","date_gmt":"2026-01-12T15:19:21","guid":{"rendered":"https:\/\/alegria-realestate.com\/?p=1052195"},"modified":"2026-01-14T21:14:26","modified_gmt":"2026-01-14T18:14:26","slug":"average-price-of-resale-housing-in-spain-up-16-2-in-2025","status":"publish","type":"post","link":"https:\/\/alegria-realestate.com\/fr\/articles\/average-price-of-resale-housing-in-spain-up-16-2-in-2025","title":{"rendered":"Le prix moyen des logements de seconde main en Espagne a augment\u00e9 de 16,2 % en 2025"},"content":{"rendered":"<p><\/p>\n<h2>Un nouveau record historique \u00e0 l\u2019issue de d\u00e9cembre 2025<\/h2>\n<p>Selon les derni\u00e8res donn\u00e9es du portail Idealista pour d\u00e9cembre 2025, les prix des <a href=\"https:\/\/alegria-realestate.com\/fr\/sale\/apartments\">logements de seconde main en Espagne<\/a> ont augment\u00e9 de 16,2 % en glissement annuel, ce qui d\u00e9passe le niveau du troisi\u00e8me trimestre (15,3 %). \u00c0 la suite de cette hausse, le prix au m\u00e8tre carr\u00e9 s\u2019est \u00e9tabli \u00e0 2 639 \u20ac, un nouveau record historique.<\/p>\n<h2>Les raisons de la p\u00e9nurie de logements<\/h2>\n<p>Selon les repr\u00e9sentants du portail, apr\u00e8s la crise de 2008, l\u2019Espagne n\u2019a pas r\u00e9ussi \u00e0 r\u00e9tablir ses capacit\u00e9s de production, ce qui a entra\u00een\u00e9 une p\u00e9nurie massive de logements. La Banque d\u2019Espagne l\u2019estime \u00e0 700 000 unit\u00e9s. \u00c9tant donn\u00e9 que le nombre de m\u00e9nages cr\u00e9\u00e9s est presque deux fois sup\u00e9rieur au nombre de nouveaux logements construits, le probl\u00e8me ne pr\u00e9sente aucune perspective de solution.<\/p>\n<p>Pour commencer, il faut mettre fin \u00e0 la criminalisation de la construction, au bruit populiste et \u00e0 la c\u00e9cit\u00e9 politique qui emp\u00eachent de mobiliser des m\u00e9canismes \u2013 tels que la \u00ab Loi fonci\u00e8re \u00bb \u2013 capables d\u2019acc\u00e9l\u00e9rer la cr\u00e9ation de nouveaux logements. Dans le m\u00eame temps, les constructions neuves doivent \u00eatre adapt\u00e9es aux nouveaux besoins d\u2019une soci\u00e9t\u00e9 qui n\u2019est plus celle d\u2019il y a 30 ans, et rendues accessibles.<\/p>\n<h2>\u00c9volution des prix dans les capitales provinciales<\/h2>\n<p>Dans toutes les capitales provinciales, les prix des logements de seconde main sont plus \u00e9lev\u00e9s qu\u2019il y a un an. La hausse est men\u00e9e par Le\u00f3n (20,4 %), suivi de Santa Cruz de Tenerife (20,2 %), Santander (19,4 %) et Salamanque (17,9 %). Sur les grands march\u00e9s, les prix ont \u00e9galement fortement progress\u00e9 \u00e0 Madrid (17,5 %), Valence (15,3 %), Palma (14,5 %), Saint-S\u00e9bastien (13,5 %), S\u00e9ville (12,9 %), M\u00e1laga (12,4 %), Bilbao (11,5 %), Alicante (10,7 %) et Barcelone (9,4 %). En revanche, les plus faibles hausses ont \u00e9t\u00e9 enregistr\u00e9es \u00e0 Las Palmas (0,9 %), Huesca (1,1 %), Ceuta (1,2 %) et Cadix (1,3 %).<\/p>\n<p>Les logements les plus chers d\u2019Espagne se vendent \u00e0 Saint-S\u00e9bastien (6 450 \u20ac\/m2), Madrid (5 820 \u20ac\/m2), Barcelone (5 144 \u20ac\/m2), Palma (5 086 \u20ac\/m2) et Bilbao (3 893 \u20ac\/m2), et les plus abordables \u00e0 Zamora (1 281 \u20ac\/m2). Des niveaux de prix records en septembre 2025 ont \u00e9t\u00e9 atteints dans 14 des 52 capitales provinciales analys\u00e9es, notamment Saint-S\u00e9bastien, Madrid, Barcelone, Palma, Bilbao, Valence et S\u00e9ville.<\/p>\n<h2>Communaut\u00e9s autonomes : une hausse dans toutes les r\u00e9gions<\/h2>\n<p>Au cours des 12 derniers mois, les prix ont augment\u00e9 dans toutes les communaut\u00e9s autonomes. Les hausses les plus importantes ont \u00e9t\u00e9 observ\u00e9es en Murcie (23,6 %), \u00e0 Madrid (21 %), en Andalousie (18,9 %), en Cantabrie (18,6 %), dans la Communaut\u00e9 valencienne (17,3 %), dans les Asturies (16 %), au Pays basque (11,2 %), en Catalogne (11,1 %) et aux \u00eeles Canaries (10,7 %). Les hausses les plus faibles ont concern\u00e9 la Navarre (2,4 %), la Galice (4,9 %), l\u2019Estr\u00e9madure (5 %), la Castille-et-Le\u00f3n (6,5 %), l\u2019Aragon (7,5 %), La Rioja (8,1 %), la Castille-La Manche (8,8 %) et les \u00eeles Bal\u00e9ares (9,6 %).<\/p>\n<p>Les \u00eeles Bal\u00e9ares restent la communaut\u00e9 autonome o\u00f9 le logement de seconde main est le plus cher (5 160 \u20ac\/m2), un nouveau record. Elles sont suivies de Madrid (4 562 \u20ac\/m2), du Pays basque (3 421 \u20ac\/m2) et des \u00eeles Canaries (3 150 \u20ac\/m2). L\u2019achat d\u2019un logement est le moins cher en Estr\u00e9madure (1 035 \u20ac\/m2), en Castille-La Manche (1 041 \u20ac\/m2) et en Castille-et-Le\u00f3n (1 296 \u20ac\/m2).<\/p>\n<h2>Provinces : o\u00f9 la hausse est la plus forte et la plus faible<\/h2>\n<p>En glissement annuel, les prix ont augment\u00e9 dans presque toutes les provinces espagnoles, \u00e0 l\u2019exception d\u2019Ourense (-2,9 %) et de Teruel (-1,7 %). Les plus fortes hausses ont \u00e9t\u00e9 enregistr\u00e9es en Murcie (23,6 %), \u00e0 Valence (22,8 %), \u00e0 Madrid (21 %), en Cantabrie (18,6 %), dans les Asturies (16 %), \u00e0 Tol\u00e8de (15,7 %), \u00e0 Almer\u00eda (15,6 %) et \u00e0 M\u00e1laga (15,4 %). Dans la province de Barcelone, la hausse a \u00e9t\u00e9 de 11 %.<\/p>\n<p>Le classement des provinces les plus ch\u00e8res est domin\u00e9 par les \u00eeles Bal\u00e9ares (5 160 \u20ac\/m2), suivies de Madrid (4 562 \u20ac\/m2), du Guipuscoa (4 189 \u20ac\/m2), de M\u00e1laga (4 047 \u20ac\/m2), de Santa Cruz de Tenerife (3 327 \u20ac\/m2), de Biscaye (3 293 \u20ac\/m2) et de Barcelone (3 124 \u20ac\/m2).
