Que ce soit pour un investissement, une r\u00e9sidence secondaire ou vous installer, et si vous avez pour projet d\u2019acheter dans la r\u00e9gion de la Costa Blanca, nous esp\u00e9rons que ceci vous sera utile !<\/p>\n<h2>Le processus d\u2019achat immobilier en Espagne par des \u00e9trangers : premi\u00e8re visite<\/h2>\n<p>D\u2019ordre g\u00e9n\u00e9ral, pour choisir et acheter une propri\u00e9t\u00e9 en Espagne, nos clients vivant \u00e0 l\u2019\u00e9tranger, doivent visiter le pays deux fois. Pour la premi\u00e8re visite, il est conseill\u00e9 de d\u00e9dier au moins 3 jours entiers \u00e0 d\u00e9couvrir l\u2019environnement.<\/p>\n<ol>\n<li><strong>Familiarisation initiale avec la ville et sa r\u00e9gion.<\/strong><br \/>\nSi un acheteur potentiel sait d\u00e9j\u00e0 avec pr\u00e9cision o\u00f9 il souhaite r\u00e9aliser son acquisition, il choisit entre une maison et un appartement. Le choix du logement est, par exp\u00e9rience, l\u2019\u00e9tape la plus difficile. Le processus est tr\u00e8s personnel, tant il d\u00e9pend de la d\u00e9finition pr\u00e9alable des besoins ainsi que de la capacit\u00e9 \u00e0 prendre des d\u00e9cisions. Pour beaucoup cette \u00e9tape dure 2-3 jours, parfois jusqu\u2019\u00e0 5 jours.<\/li>\n<li><strong>Signer le contrat de r\u00e9servation du bien immobilier s\u00e9lectionn\u00e9<\/strong><br \/>\n, et payer entre 3000 et 5000 euros d\u2019arrhes ou acompte qui seront d\u00e9duits du prix de vente. Cette \u00e9tape dure entre 1 \u00e0 2 heures.<\/li>\n<li><strong>Ouvrir un compte en banque espagnol au nom de l\u2019acheteur<\/strong><br \/>\n(si n\u00e9cessaire, au nom du conjoint, etc., \u2026 avec les m\u00eames droits pour chacun). Sont n\u00e9cessaires, les documents suivants :<\/p>\n<ul>\n<li>Passeport en vigueur.<\/li>\n<li>Justificatif de revenus des 12 derniers mois ou derni\u00e8re d\u00e9claration d&rsquo;imp\u00f4ts sur le revenu.<\/li>\n<li>Contrat de travail, mentionnant, le poste, la r\u00e9mun\u00e9ration, le type de contrat, ainsi que le lieu et la structure.<\/li>\n<li>Pour les non-r\u00e9sidents en Espagne, il est n\u00e9cessaire de pr\u00e9senter un certificat de non r\u00e9sidence, qui peut \u00eatre obtenu au commissariat de Police Nationale, au consulat ou encore \u00e0 l\u2019ambassade du pays de r\u00e9sidence de l\u2019acheteur.<\/li>\n<\/ul>\n<\/li>\n<li>Obtention du NIE (Num\u00e9ro d\u2019Identit\u00e9 \u00c9tranger) au commissariat de Police Nationale pour achat d\u2019un bien immobilier en Espagne pour un non r\u00e9sident. Si la dur\u00e9e de votre visite en Espagne vous permet de r\u00e9aliser toutes les formalit\u00e9s, une fois le NIE obtenu (environ 5 ou 6 jours), vous devez vous enregistrer au d\u00e9partement de l\u2019autorit\u00e9 fiscale locale, indispensable au paiement de l\u2019imp\u00f4t annuel sur la propri\u00e9t\u00e9 (taxe fonci\u00e8re, appel\u00e9 IBI en Espagne). Si vous n\u2019en avez pas le temps, vous pouvez effectuer cet enregistrement lors de votre prochain passage en Espagne.<\/li>\n<\/ol>\n<h2>De retour dans votre pays<\/h2>\n<ul>\n<li>Dans un d\u00e9lai de 3 mois, le restant du prix de vente, doit \u00eatre vers\u00e9 sur votre compte bancaire espagnol, ouvert lors de votre premi\u00e8re visite.<\/li>\n<li>Si l\u2019achat s\u2019effectue au moyen d\u2019un emprunt bancaire, le transfert \u00e0 effectuer sera du montant de l\u2019apport. Pour plus d\u2019informations sur l&rsquo;obtention d&rsquo;un pr\u00eat bancaire en Espagne, vous pouvez lire l\u2019article \u201cL\u2019emprunt bancaire en Espagne pour un non r\u00e9sident\u201d.<\/li>\n<\/ul>\n<h2>Le processus d\u2019achat immobilier en Espagne par des \u00e9trangers : deuxi\u00e8me visite<\/h2>\n<ol>\n<li><strong>Signature de l\u2019acte authentique chez le notaire.<\/strong><br \/>\nEn pr\u00e9sence d\u2019un notaire, le vendeur se voit r\u00e9gler la somme restante du prix de la propri\u00e9t\u00e9 ( Arrhes d\u00e9duites) au moyen d\u2019un ch\u00e8que bancaire \u00e9mis par la banque, juste avant la transaction ou encore un jour avant la transaction.<br \/>\nL\u2019\u00e9mission du ch\u00e8que dure entre 15 et 30 minutes. Une partie du prix de la vente peut se payer en esp\u00e8ce au vendeur.<br \/>\nConform\u00e9ment \u00e0 la Loi, le notaire est dans l\u2019obligation de v\u00e9rifier la conformit\u00e9 du prix d\u2019achat. Le notaire joint \u00e0 l\u2019acte, la copie de tous les justificatifs de paiement.<br \/>\nSuite \u00e0 la signature de l\u2019acte authentique \u00e0 l\u2019office notariale, l\u2019acheteur devient donc le nouveau propri\u00e9taire et re\u00e7oit les clefs de la propri\u00e9t\u00e9.<br \/>\nSi l\u2019achat s\u2019effectue au moyen d\u2019un emprunt \u00e0 la banque, l\u2019acte authentique et les contrats li\u00e9s \u00e0 l\u2019emprunt sont sign\u00e9s simultan\u00e9ment, la banque versera directement \u00e0 l\u2019acheteur la part du prix correspondant \u00e0 l\u2019emprunt.<\/li>\n<li><strong>Changement de titulaire des contrats d\u2019eau et d&rsquo;\u00e9lectricit\u00e9,<\/strong><br \/>\nau nom du nouveau propri\u00e9taire. Il est recommand\u00e9 de pr\u00e9voir 3 jours pour mener \u00e0 bien toutes les formalit\u00e9s.
