Autrement dit, si vous n&#39;\u00eates pas r\u00e9sident espagnol, il est tr\u00e8s important que vous ne soyez pas r\u00e9sident fiscal, l&#39;acheteur, conform\u00e9ment \u00e0 la l\u00e9gislation en vigueur, vous retient 3% (ne paie pas de suppl\u00e9ment), mais dans les 30 jours l&#39;acheteur est tenu de payer ces 3% au bureau des imp\u00f4ts. La l\u00e9gislation espagnole pr\u00e9voit le fait qu&#39;un non-r\u00e9sident du pays peut sortir de ses fronti\u00e8res sans payer la taxe prescrite, c&#39;est pourquoi ces 3% sont pr\u00e9vus. En g\u00e9n\u00e9ral, l&#39;imp\u00f4t sur les revenus de la vente de biens immobiliers est de 19 %. C&#39;est-\u00e0-dire que si vous achetez une maison pour 100 000 euros et que vous la revendez pour 100 000 euros, votre b\u00e9n\u00e9fice est de 0, donc les 3 % que le bureau des imp\u00f4ts retient au cours de l&#39;ann\u00e9e sont revers\u00e9s sur le compte bancaire. L&#39;attestation, en cas de r\u00e9ponse positive de l&#39;administration fiscale, est d\u00e9livr\u00e9e dans les 10 jours.<\/li>\n<li> <strong>Comment calculer correctement l&#39;imp\u00f4t sur le revenu lors de la vente d&#39;un bien immobilier ?<\/strong> \u2013 Si vous avez achet\u00e9 une propri\u00e9t\u00e9 pour 80 000 euros, puis que vous l&#39;avez ensuite revendue pour 100 000 euros, apr\u00e8s avoir per\u00e7u 20 000 euros de profit, selon la loi, l&#39;imp\u00f4t est de 19%, vous devez payer 3 800 euros au tr\u00e9sor public.
