Cela repr\u00e9sente \u00e9galement une hausse de 3,7% sur le dernier trimestre, de 0,4% par rapport au mois pr\u00e9c\u00e9dent, ainsi qu\u2019un record depuis le d\u00e9but des statistiques.<\/p>\n<h2>Hausse des prix par communaut\u00e9s autonomes<\/h2>\n<p>Dans toutes les communaut\u00e9s autonomes, les prix sur le march\u00e9 du logement de seconde main sont plus \u00e9lev\u00e9s qu\u2019il y a un an.<\/p>\n<p>La R\u00e9gion de Murcie arrive en t\u00eate (25,8%), suivie de l\u2019Andalousie (21,4%), des Asturies (19,2%), de la Communaut\u00e9 de Madrid (19,1%) et de la Cantabrie (18,5%).<\/p>\n<p>Des niveaux inf\u00e9rieurs \u00e0 la moyenne nationale ont \u00e9t\u00e9 enregistr\u00e9s dans la Communaut\u00e9 valencienne (17,8%), ainsi que dans :<\/p>\n<ul>\n<li>l\u2019Aragon (14,6%),<\/li>\n<li>la Catalogne (14,3%),<\/li>\n<li>le Pays basque (13%),<\/li>\n<li>la Castille-La Manche (12,2%),<\/li>\n<li>les \u00eeles Canaries (11,7%).<\/li>\n<\/ul>\n<p>Les plus faibles hausses ont \u00e9t\u00e9 observ\u00e9es en Galice (7,6%) et en Estr\u00e9madure (8,3%).<\/p>\n<h2>Prix par communaut\u00e9s : o\u00f9 c\u2019est le plus cher et le moins cher<\/h2>\n<p>La communaut\u00e9 o\u00f9 le logement de seconde main est le plus cher est celle des \u00eeles Bal\u00e9ares \u2013 5\u00a0194\u00a0\u20ac\/m\u00b2, devant Madrid (4\u00a0585\u00a0\u20ac\/m\u00b2), ainsi que :<\/p>\n<ul>\n<li>le Pays basque (3\u00a0460\u00a0\u20ac\/m\u00b2),<\/li>\n<li>les \u00eeles Canaries (3\u00a0200\u00a0\u20ac\/m\u00b2),<\/li>\n<li>l\u2019Andalousie (2\u00a0784\u00a0\u20ac\/m\u00b2),<\/li>\n<li>la Catalogne (2\u00a0776\u00a0\u20ac\/m\u00b2).<\/li>\n<\/ul>\n<p>\u00c0 l\u2019oppos\u00e9, on trouve :<\/p>\n<ul>\n<li>l\u2019Estr\u00e9madure (1\u00a0040\u00a0\u20ac\/m\u00b2),<\/li>\n<li>la Castille-La Manche (1\u00a0048\u00a0\u20ac\/m\u00b2),<\/li>\n<li>la Castille-et-Le\u00f3n (1\u00a0287\u00a0\u20ac\/m\u00b2).<\/li>\n<\/ul>\n<h2>\u00c9volution par provinces<\/h2>\n<p>Les niveaux enregistr\u00e9s en janvier de l\u2019an dernier d\u00e9passent les prix dans 49 provinces, avec une seule exception : Ourense (-2,8%).<\/p>\n<p>La plus forte hausse a \u00e9t\u00e9 observ\u00e9e dans la province de Valence (25,9%).<\/p>\n<p>Viennent ensuite :<\/p>\n<ul>\n<li>Murcie (25,8%),<\/li>\n<li>Asturies (19,2%),<\/li>\n<li>Madrid (19,1%),<\/li>\n<li>Almer\u00eda et Tol\u00e8de (19% chacune).<\/li>\n<\/ul>\n<p>Dans la province de Barcelone, cet indicateur a atteint 13,9%.<\/p>\n<h2>Les provinces les plus ch\u00e8res et les plus abordables<\/h2>\n<p>La province la plus ch\u00e8re pour <a href=\"https:\/\/alegria-realestate.com\/fr\/service\/buying-property-in-spain-as-a-foreigner\">acheter un bien r\u00e9sidentiel<\/a> sur le march\u00e9 secondaire reste celle des \u00eeles Bal\u00e9ares (5\u00a0194\u00a0\u20ac\/m\u00b2), devant Madrid (4\u00a0585\u00a0\u20ac\/m\u00b2), ainsi que :<\/p>\n<ul>\n<li>Gipuzkoa (4\u00a0265\u00a0\u20ac\/m\u00b2),<\/li>\n<li>M\u00e1laga (4\u00a0082\u00a0\u20ac\/m\u00b2),<\/li>\n<li>Santa Cruz de Tenerife (3\u00a0366\u00a0\u20ac\/m\u00b2),<\/li>\n<li>la Biscaye (3\u00a0321\u00a0\u20ac\/m\u00b2)<\/li>\n<li>et Barcelone (3\u00a0123\u00a0\u20ac\/m\u00b2).<\/li>\n<\/ul>\n<p>L\u2019<a href=\"https:\/\/alegria-realestate.com\/fr\/articles\/expenses-and-taxes-when-buying-a-home\">achat d\u2019un logement<\/a> revient le moins cher \u00e0 Ciudad Real (779\u00a0\u20ac\/m\u00b2), Ja\u00e9n (858\u00a0\u20ac\/m\u00b2) et Cuenca (861\u00a0\u20ac\/m\u00b2).<\/p>\n<h2>Capitales provinciales et grands march\u00e9s<\/h2>\n<p>Au cours des 12 derniers mois, la hausse des prix du logement de seconde main a \u00e9t\u00e9 enregistr\u00e9e dans toutes les capitales provinciales.<\/p>\n<p>La plus forte a eu lieu \u00e0 Santa Cruz de Tenerife, o\u00f9 les prix ont augment\u00e9 de 26,3% sur un an.<\/p>\n<p>On peut \u00e9galement noter :<\/p>\n<ul>\n<li>Le\u00f3n (23%),<\/li>\n<li>Guadalajara (22,3%),<\/li>\n<li>Murcie (19,1%)<\/li>\n<li>et Teruel (18,9%).<\/li>\n<\/ul>\n<p>\u00c0 l\u2019inverse, les plus faibles hausses annuelles ont \u00e9t\u00e9 observ\u00e9es \u00e0 Melilla (2,6%), Cadix (3,8%), Ceuta (4,2%), Vitoria et G\u00e9rone (6% dans les deux cas).<\/p>\n<p>Parmi les grands march\u00e9s, les prix ont nettement augment\u00e9 \u00e0 <a href=\"https:\/\/alegria-realestate.com\/fr\/sale\/valencia\">Valence<\/a> (15,9%), <a href=\"https:\/\/alegria-realestate.com\/fr\/sale\/madrid\">Madrid<\/a> (14,8%), Palma (13,4%), S\u00e9ville (12,8%), Bilbao (12,2%), <a href=\"https:\/\/alegria-realestate.com\/fr\/sale\/malaga\">M\u00e1laga<\/a> (12,2%), <a href=\"https:\/\/alegria-realestate.com\/fr\/sale\/alicante\">Alicante<\/a> (11,2%), Saint-S\u00e9bastien (10,9%) et <a href=\"https:\/\/alegria-realestate.com\/fr\/sale\/barcelona\">Barcelone<\/a> (9,4%).<\/p>\n<p>La ville la plus ch\u00e8re d\u2019Espagne pour acheter un logement est Saint-S\u00e9bastien (6\u00a0480\u00a0\u20ac\/m\u00b2), et la moins ch\u00e8re est Zamora (1\u00a0300\u00a0\u20ac\/m\u00b2). \u00c0 Madrid, le prix moyen s\u2019est \u00e9tabli \u00e0
