Alors que les prix continuent d\u2019augmenter r\u00e9guli\u00e8rement, la part du capital \u00e9tranger sur le march\u00e9 immobilier local ne diminue pas et, en 2025, elle a de nouveau d\u00e9pass\u00e9 de deux fois la moyenne de l\u2019ensemble de l\u2019Espagne.<\/p>\n<p>Selon le dernier rapport de l\u2019Association des registraires de la propri\u00e9t\u00e9 d\u2019Espagne, les achats de logements par des \u00e9trangers dans la Communaut\u00e9 valencienne repr\u00e9sentent 27,65%, contre 13,82% du volume total des achats r\u00e9alis\u00e9s par ce groupe sur le march\u00e9 national. Seules les \u00eeles Bal\u00e9ares se situent devant, avec 29,86% de capital \u00e9tranger dans ce type de transactions. Viennent ensuite les \u00eeles Canaries (25,65%), Murcie (21,42%), la Catalogne (15,57%) et l\u2019Andalousie (13,34%).<\/p>\n<h2>Acheteurs \u00e9trangers et transactions \u00e0 partir de 500 000 euros<\/h2>\n<p>12,22% du nombre total d\u2019achats de logements r\u00e9alis\u00e9s par des \u00e9trangers dans la Communaut\u00e9 valencienne ont \u00e9t\u00e9 effectu\u00e9s pour un montant \u00e9gal ou sup\u00e9rieur \u00e0 500 000 euros, ce qui constitue le niveau le plus \u00e9lev\u00e9 jamais enregistr\u00e9 (10,76% en 2024). 47% de ces achats ont \u00e9t\u00e9 r\u00e9alis\u00e9s par des citoyens de pays non membres de l\u2019UE.<\/p>\n<p>En 2025, les logements dans la Communaut\u00e9 valencienne ont \u00e9t\u00e9 le plus souvent achet\u00e9s par:<\/p>\n<ul>\n<li>les N\u00e9erlandais (10,22%), qui ont d\u00e9log\u00e9 les Britanniques (8,48%) de la premi\u00e8re place;<\/li>\n<li>les citoyens de Belgique (7,51%);<\/li>\n<li>de Pologne (7,25%);<\/li>\n<li>d\u2019Ukraine (5,92%);<\/li>\n<li>d\u2019Allemagne (5,81%);<\/li>\n<li>de Roumanie (4,50%);<\/li>\n<li>de France (4,35%);<\/li>\n<li>de Su\u00e8de (3,82%);<\/li>\n<li>du Maroc (2,93%).<\/li>\n<\/ul>\n<h2>Alicante, Castell\u00f3n et Valence ont d\u00e9pass\u00e9 la moyenne nationale<\/h2>\n<p><a href=\"https:\/\/alegria-realestate.com\/fr\/sale\/alicante\">Alicante<\/a> a cl\u00f4tur\u00e9 l\u2019ann\u00e9e 2025 comme la premi\u00e8re province espagnole en nombre de transactions d\u2019achat-vente de logements pour mille habitants \u2013 25,86; Castell\u00f3n (22,61) a occup\u00e9 la deuxi\u00e8me place, tandis que <a href=\"https:\/\/alegria-realestate.com\/fr\/sale\/valencia\">Valence<\/a> (14,63) s\u2019est class\u00e9e 24e. Ainsi, les trois provinces valenciennes se sont situ\u00e9es au-dessus de la moyenne nationale, qui s\u2019\u00e9levait \u00e0 14,27.<\/p>\n<p>En chiffres absolus, la Communaut\u00e9 valencienne a occup\u00e9 la troisi\u00e8me place du classement des communaut\u00e9s autonomes gr\u00e2ce \u00e0 108 608 transactions d\u2019achat-vente enregistr\u00e9es (dont 18 439 concernaient des logements neufs), soit 5% de plus que l\u2019ann\u00e9e pr\u00e9c\u00e9dente. Davantage de transactions ont \u00e9t\u00e9 enregistr\u00e9es uniquement en Andalousie et en Catalogne \u2013 141 284 et 112 105 respectivement, tandis que la Communaut\u00e9 de Madrid s\u2019est class\u00e9e quatri\u00e8me (81 484). Parmi les provinces, Alicante a occup\u00e9 la troisi\u00e8me place (53 385), et Valence la quatri\u00e8me (40 839).<\/p>\n<h2>Hypoth\u00e8ques et prix des logements en 2025<\/h2>\n<p>L\u2019ann\u00e9e 2025 s\u2019est termin\u00e9e par une hausse de 14,5% du nombre de <a href=\"https:\/\/alegria-realestate.com\/fr\/service\/mortgage-in-spain\">pr\u00eats hypoth\u00e9caires<\/a> conclus en Espagne \u2013 jusqu\u2019\u00e0 498 500 (63 000 de plus qu\u2019en 2024). Dans la Communaut\u00e9 valencienne, 60 126 pr\u00eats hypoth\u00e9caires ont \u00e9t\u00e9 conclus (+21,13%), ce qui la place au quatri\u00e8me rang du classement apr\u00e8s l\u2019Andalousie, la Catalogne et Madrid. Ces quatre communaut\u00e9s autonomes concentrent 63,6% du nombre total de pr\u00eats hypoth\u00e9caires enregistr\u00e9s dans tout le pays.<\/p>\n<p>Le prix moyen du m\u00e8tre carr\u00e9 de logement dans la Communaut\u00e9 valencienne a augment\u00e9 de 10,6% pour atteindre 1813 euros, soit le neuvi\u00e8me niveau \u00e0 l\u2019\u00e9chelle de l\u2019Espagne. C\u2019est 470 euros de moins que la moyenne nationale (2284 euros\/m2), qui a atteint un niveau historique. Alors qu\u2019en Espagne le prix d\u20191 m\u00b2 a augment\u00e9 de 9,5%, il a progress\u00e9 de 11,7% dans la province d\u2019Alicante (2074), de 4,6% \u00e0 Castell\u00f3n (1281) et de 11,9% \u00e0 Valence (1649).<\/p>\n<h2>Accessibilit\u00e9 au logement et montant moyen des hypoth\u00e8ques<\/h2>\n<p>Les indicateurs d\u2019accessibilit\u00e9 au logement ont montr\u00e9 une nouvelle d\u00e9t\u00e9rioration en 2025, malgr\u00e9 l\u2019augmentation de 2,7% de la dur\u00e9e moyenne de remboursement du cr\u00e9dit en Espagne, \u00e0 25,4 ans.
