Il s\u2019agit du niveau le plus \u00e9lev\u00e9 depuis le d\u00e9but des statistiques. Une hausse de 3,7% sur les trois derniers mois et de 1,5% par rapport au mois pr\u00e9c\u00e9dent a \u00e9galement \u00e9t\u00e9 enregistr\u00e9e.<\/p>\n<h2>Dynamique des prix par communaut\u00e9s autonomes<\/h2>\n<p>Dans toutes les autonomies espagnoles, les prix sont plus \u00e9lev\u00e9s que l\u2019ann\u00e9e derni\u00e8re. La Murcie arrive en t\u00eate en termes de rythme de croissance (23%), suivie de la Cantabrie (19,2%), des Asturies (17,7%) et de l\u2019Andalousie (17,6%). En dessous de la moyenne nationale se trouvent la Communaut\u00e9 valencienne (15,4%), la Catalogne (14,1%), Castille-La Manche (13,6%), la Communaut\u00e9 de Madrid (13,5%), l\u2019Aragon (13,3%), le Pays basque (13,2%), la Navarre (10,6%), l\u2019Estr\u00e9madure et les \u00eeles Canaries (10,1% dans les deux cas). Une croissance inf\u00e9rieure \u00e0 10% est observ\u00e9e en Castille-et-Le\u00f3n (9,1%), \u00e0 La Rioja (9%), en Galice (8,8%) et aux \u00eeles Bal\u00e9ares (8,6%).<\/p>\n<h2>Les r\u00e9gions les plus ch\u00e8res et les plus accessibles<\/h2>\n<p>Pour leur part, les \u00eeles Bal\u00e9ares sont l\u2019autonomie o\u00f9 le <a href=\"https:\/\/alegria-realestate.com\/fr\/sale\">logement<\/a> est le plus cher (5252 euros\/m\u00b2), devant Madrid (4707 euros\/m\u00b2), le Pays basque (3534 euros\/m\u00b2), les \u00eeles Canaries (3283 euros\/m\u00b2), la Catalogne (2890 euros\/m\u00b2) et l\u2019Andalousie (2852 euros\/m\u00b2). \u00c0 l\u2019oppos\u00e9 se trouvent l\u2019Estr\u00e9madure (1071 euros\/m\u00b2), Castille-La Manche (1091 euros\/m\u00b2) et Castille-et-Le\u00f3n (1323 euros\/m\u00b2). Dans le m\u00eame temps, le prix moyen national s\u2019\u00e9l\u00e8ve \u00e0 2748 euros\/m\u00b2, ce qui constitue un nouveau record historique.<\/p>\n<h2>Provinces: leaders de la hausse et exceptions<\/h2>\n<p>Dans 48 provinces, les prix des logements d\u00e9passent les niveaux d\u2019avril de l\u2019ann\u00e9e derni\u00e8re; les seules exceptions sont Ourense (-1,9%) et Soria (-1,3%). La hausse la plus marqu\u00e9e a \u00e9t\u00e9 observ\u00e9e \u00e0 Valence (24,1%), Murcie (23%), Tol\u00e8de (20,5%), Cantabrie (19,2%) et Almer\u00eda (18,8%). Dans la Communaut\u00e9 de Madrid, les prix ont progress\u00e9 de 13,5%, tandis que dans la province de Barcelone \u2013 de 13,2%.<\/p>\n<p>Les \u00eeles Bal\u00e9ares confirment une nouvelle fois leur statut de province la plus ch\u00e8re pour <a href=\"https:\/\/alegria-realestate.com\/fr\/service\/buying-property-in-spain-as-a-foreigner\">l\u2019achat de logements anciens<\/a> (5252 euros\/m\u00b2). Viennent ensuite Madrid (4707 euros\/m\u00b2), Gipuzkoa (4369 euros\/m\u00b2), Malaga (4121 euros\/m\u00b2), Santa Cruz de Tenerife (3434 euros\/m\u00b2), Biscaye (3394 euros\/m\u00b2) et Barcelone (3269 euros\/m\u00b2). Les provinces o\u00f9 les logements sont les plus accessibles sont Ciudad Real (804 euros\/m\u00b2), Ja\u00e9n (876 euros\/m\u00b2) et Cuenca (911 euros\/m\u00b2).<\/p>\n<h2>Capitales provinciales et grands march\u00e9s<\/h2>\n<p>Au cours des 12 derniers mois, la hausse des prix des logements anciens a \u00e9t\u00e9 observ\u00e9e dans toutes les capitales provinciales analys\u00e9es par Idealista. \u00c0 cet \u00e9gard, se distinguent Ciudad Real (22,7%), Le\u00f3n (19,8%), Murcie (19,8%), Salamanque (17,5%) et Pontevedra (17,4%). Les plus faibles hausses annuelles ont \u00e9t\u00e9 constat\u00e9es \u00e0 Melilla (2,4%), Lugo (4,5%), Cadix (5%) et Albacete (5,4%). Parmi les grands march\u00e9s, les prix ont le plus fortement augment\u00e9 \u00e0 Valence (12,3%), Bilbao (10,8%), Malaga (10,1%), Palma (9,8%), Alicante (9,2%), Madrid (9%), S\u00e9ville (7,4%), Saint-S\u00e9bastien (7,4%) et Barcelone (7,1%).<\/p>\n<p>Compte tenu de cette hausse, le prix moyen \u00e0 Madrid a atteint 5960 euros\/m\u00b2, tandis qu\u2019\u00e0 Barcelone il s\u2019est \u00e9tabli \u00e0 5221 euros\/m\u00b2. La capitale la plus ch\u00e8re est Saint-S\u00e9bastien (6393 euros\/m\u00b2), et la moins ch\u00e8re \u2013 Zamora (1370 euros\/m\u00b2).<\/p>\n<h2>M\u00e9thodologie Idealista<\/h2>\n<p>Pour \u00e9tablir l\u2019indice des prix immobiliers d\u2019Idealista, les prix d\u2019offre sont analys\u00e9s (par m\u00e8tre carr\u00e9 de surface construite), publi\u00e9s par les annonceurs sur le portail. Les annonces atypiques, les annonces dont les prix ne correspondent pas au march\u00e9, ainsi que les biens immobiliers de tout type qui restent longtemps dans la base de donn\u00e9es sans recevoir de r\u00e9ponses des utilisateurs, sont exclus des statistiques.
