Au deuxi\u00e8me trimestre 2020, malgr\u00e9 l&#39;\u00e9tat d&#39;urgence du pays, il y a eu 2,08 transactions pour 1 000 habitants dans la r\u00e9gion, contre une moyenne nationale de 1,6, selon le Coll\u00e8ge espagnol des registraires de la propri\u00e9t\u00e9. Apr\u00e8s la Communaut\u00e9 valencienne viennent La Rioja (1,86) et la Cantabrie (1,84). Si nous parlons des provinces, Alicante est en premier lieu &#8211; 2,62 transactions pour 1000 habitants. Une autre province valencienne &#8211; Castell\u00f3n &#8211; a pris la 4e place avec un score de 2,25. Au total, 10 389 propri\u00e9t\u00e9s ont \u00e9t\u00e9 vendues dans la Communaut\u00e9 valencienne au deuxi\u00e8me trimestre 2020, dont 8 995 sont des r\u00e9sidences secondaires et 1 394 sont <a href=\"https:\/\/alegria-realestate.com\/ru\/articles\/news\/the-cost-of-new-buildings-in-spain-continues-to-rise\">de nouveaux b\u00e2timents<\/a> . En termes de nombre total de propri\u00e9t\u00e9s vendues, Valence se classe au 4e rang apr\u00e8s l&#39;Andalousie, la Catalogne et Madrid. Les donn\u00e9es montrent une diminution de 43,8 % du nombre de transactions dans la Communaut\u00e9 valencienne par rapport au trimestre pr\u00e9c\u00e9dent, tandis que la baisse moyenne nationale est de 39,9 % (41,1 % &#8211; par rapport au T2 2019). \u00c0 son tour, Alicante au deuxi\u00e8me trimestre de 2020 est devenue la troisi\u00e8me province en termes de nombre total de propri\u00e9t\u00e9s vendues apr\u00e8s Madrid et Barcelone. Son indicateur est de 4906 objets. Au total, en Espagne pour la p\u00e9riode d&#39;avril \u00e0 juin, 76 545 transactions d&#39;achat et de vente ont \u00e9t\u00e9 conclues : 14 286 &#8211; nouveaux b\u00e2timents et 62 259 &#8211; logements secondaires.<\/p>\n<h2> Acheteurs \u00e9trangers<\/h2>\n<p> La province d&#39;Alicante est en t\u00eate du nombre d&#39; <a href=\"https:\/\/alegria-realestate.com\/ru\/articles\/news\/alicante-is-the-leader-in-real-estate-sales-to-foreigners\">acheteurs de biens \u00e9trangers<\/a> au deuxi\u00e8me trimestre, repr\u00e9sentant 35,2%. Suivi par Santa Cruz de Tenerife, Malaga et les \u00eeles Bal\u00e9ares. Quant aux autonomies, la Communaut\u00e9 valencienne se classe au 3e rang en termes de nombre d&#39;acqu\u00e9reurs immobiliers \u00e9trangers au deuxi\u00e8me trimestre (21,7 %), derri\u00e8re les Bal\u00e9ares et les Canaries (respectivement 24,6 % et 24,5 %). Dans le m\u00eame temps, la moyenne nationale est de 10,7 % (12 % de moins qu&#39;au trimestre pr\u00e9c\u00e9dent). <a href=\"https:\/\/alegria-realestate.com\/ru\/articles\/news\/british-do-not-abandon-plans-for-the-purchase-of-housing-in-spain\">Les Britanniques<\/a> dominent les acheteurs \u00e9trangers (12,3%). Viennent ensuite les Allemands, les Roumains, les Fran\u00e7ais, les Marocains et les Belges.<\/p>\n<h2> Hypoth\u00e8que<\/h2>\n<p> Le montant moyen d&#39;un <a href=\"https:\/\/alegria-realestate.com\/ru\/articles\/mortgages-in-spain-for-non-residents\">cr\u00e9dit immobilier<\/a> en Espagne au deuxi\u00e8me trimestre s&#39;\u00e9l\u00e8ve \u00e0 129 806 \u20ac (+2,3% par rapport au premier trimestre). Il a grandi dans 10 autonomies. Dans la Communaut\u00e9 valencienne, ce montant \u00e9tait de 90 400 \u20ac (-1,5%) &#8211; la troisi\u00e8me place parmi les r\u00e9gions avec les pr\u00eats hypoth\u00e9caires les moins chers apr\u00e8s l&#39;Estr\u00e9madure et <a href=\"https:\/\/alegria-realestate.com\/ru\/articles\/news\/real-estate-market-spanish-curiosities-during-and-after-quarantine\">Murcie<\/a> . \u00c0 son tour, la dur\u00e9e moyenne <a href=\"https:\/\/alegria-realestate.com\/ru\/service\/mortgage-in-spain\">des pr\u00eats hypoth\u00e9caires<\/a> dans toute l&#39;Espagne \u00e9tait de 23 ans et 11 mois (1,8% de plus qu&#39;au premier trimestre) et dans la Communaut\u00e9 valencienne de 22 ans (soit 23 mois de moins que la moyenne nationale).
