De plus, selon les pr\u00e9visions des experts, une r\u00e9duction de l&#39;offre de nouveaux b\u00e2timents est possible dans les ann\u00e9es \u00e0 venir. L&#39;un des principaux facteurs contribuant au fait que le secteur du neuf r\u00e9siste mieux \u00e0 la crise que le secteur de l&#39;occasion est qu&#39;il s&#39;adapte plus rapidement aux nouvelles conditions et exigences du march\u00e9, ainsi qu&#39;aux <a href=\"https:\/\/alegria-realestate.com\/ru\/articles\/news\/home-buyers-in-spain-have-new-priorities\">pr\u00e9f\u00e9rences des acheteurs<\/a> qui ont chang\u00e9 apr\u00e8s le confinement. Cependant, il existe une forte polarisation dans ce secteur, les deux tiers de l&#39;investissement total allant \u00e0 Madrid et la quasi-totalit\u00e9 du reste \u00e0 Barcelone. Dans ces villes, les prix de location des bureaux sont rest\u00e9s stables et ont m\u00eame augment\u00e9 \u00e0 Barcelone. En g\u00e9n\u00e9ral, selon Gesvalt, l&#39;Espagne est d\u00e9j\u00e0 pr\u00eate pour la transition vers le travail \u00e0 distance. Il ne reste plus qu&#39;\u00e0 observer le d\u00e9veloppement de deux tendances majeures : d&#39;une part, le besoin de plus d&#39;espace par travailleur en raison de la situation sanitaire, et d&#39;autre part, de nouvelles opportunit\u00e9s qui s&#39;ouvrent pour les entreprises dans le domaine de la r\u00e9duction de l&#39;espace physique. \u00c0 son tour, la logistique est le secteur qui a fourni le plus grand nombre d&#39;opportunit\u00e9s d&#39;investissement pendant la pand\u00e9mie. Selon Gesvalt, la demande de plateformes logistiques a augment\u00e9 en 2020 en raison de la croissance du commerce \u00e9lectronique. Ainsi, \u00e0 Madrid et \u00e0 Barcelone, la demande pour ces actifs a augment\u00e9 respectivement de 50% et 70%. Dans le m\u00eame temps, les prix des loyers de ce segment sont rest\u00e9s stables.
