En r\u00e9alit\u00e9, il existe de nombreux autres frais, y compris des imp\u00f4ts, auxquels il faudra faire face pour finaliser la transaction et devenir propri\u00e9taire d\u2019un bien r\u00e9sidentiel en Espagne.<\/p>\n<p>L\u2019estimation du logement, les services du notaire, l\u2019inscription au registre foncier et les imp\u00f4ts associ\u00e9s (IVA, ITP&#8230;) repr\u00e9sentent au total entre 10 % et 12 % du prix d\u2019achat, selon la communaut\u00e9 autonome. Il s\u2019agit de d\u00e9penses obligatoires li\u00e9es \u00e0 l\u2019achat et \u00e0 la vente d\u2019un bien immobilier, m\u00eame si la \u00ab facture \u00bb finale \u00e0 payer d\u00e9pend d\u2019un certain nombre de circonstances.<\/p>\n<p>L\u2019un des co\u00fbts \u00e0 garder \u00e0 l\u2019esprit lors de l\u2019achat de tout logement concerne les honoraires de notaire. Ces honoraires sont r\u00e9glement\u00e9s par l\u2019\u00c9tat et tous les notaires facturent le m\u00eame montant pour les m\u00eames services \u2013 de 0,2 % \u00e0 0,5 % du prix du bien acquis. Par exemple, pour un appartement d\u2019une valeur de 100 000 euros, il faudra payer environ 850 euros, et pour un logement de 250 000 euros \u2013 environ 1 000 euros.<\/p>\n<p>L\u2019enregistrement des documents sign\u00e9s devant notaire au registre foncier a \u00e9galement un co\u00fbt. L\u00e0 encore, le tarif est fix\u00e9 par la loi et d\u00e9pend directement du prix du bien. Les frais d\u2019enregistrement s\u2019\u00e9l\u00e8vent \u00e0 0,1\u20130,25 %, g\u00e9n\u00e9ralement entre 400 et 650 euros.<\/p>\n<p>Les seuls frais non obligatoires lors de l\u2019achat ou de la vente d\u2019un bien immobilier sont les honoraires de l\u2019agence ou du gestionnaire que le client peut engager pour s\u2019occuper des d\u00e9clarations fiscales et d\u2019autres documents. Dans la plupart des cas, ces services, qui co\u00fbtent environ 300 euros, ne sont n\u00e9cessaires qu\u2019en cas de recours \u00e0 un pr\u00eat hypoth\u00e9caire.<\/p>\n<p>S\u2019agissant des imp\u00f4ts \u00e0 l\u2019achat d\u2019un logement neuf, le plus important est l\u2019IVA (TVA), qui en 2026 s\u2019\u00e9l\u00e8ve \u00e0 10 % de la valeur imposable du bien. Aux \u00eeles Canaries, l\u2019imp\u00f4t g\u00e9n\u00e9ral indirect (IGIC) est fix\u00e9 \u00e0 6,5 %. Dans le cas des logements sociaux ou subventionn\u00e9s, l\u2019IVA peut \u00eatre de 4 %, mais cela d\u00e9pend de la communaut\u00e9 autonome et du type de bien.<\/p>\n<p>\u00c0 cela s\u2019ajoute l\u2019imp\u00f4t sur les actes juridiques document\u00e9s (IAJD), pay\u00e9 par l\u2019acheteur et dont le taux varie selon chaque communaut\u00e9 autonome. Voici les taux en vigueur pour une r\u00e9sidence principale d\u2019une valeur de 150 000 euros :<\/p>\n<ul>\n<li>Murcie \u2013 2 %<\/li>\n<li>Aragon, Cantabrie, Castille-La Manche, Castille-et-Le\u00f3n, Catalogne, Estr\u00e9madure, Galice \u2013 1,5 %<\/li>\n<li>Andalousie, Asturies, \u00eeles Bal\u00e9ares \u2013 1,2 %<\/li>\n<li>\u00celes Canaries, La Rioja \u2013 1 %<\/li>\n<li>Madrid \u2013 0,75 %<\/li>\n<li>Navarre, Ceuta, Melilla \u2013 0,5 %<\/li>\n<li>Communaut\u00e9 valencienne \u2013 0,1 %<\/li>\n<li>Pays basque \u2013 0 %<\/li>\n<\/ul>\n<p>Lors de l\u2019achat et de la vente d\u2019un logement ancien (sur le march\u00e9 de seconde main), l\u2019imp\u00f4t le plus important est l\u2019imp\u00f4t sur les transmissions patrimoniales (ITP). Dans ce cas, son montant d\u00e9pend du pourcentage appliqu\u00e9 \u00e0 la base imposable et de la communaut\u00e9 autonome o\u00f9 se trouve le bien, m\u00eame si, en g\u00e9n\u00e9ral, le taux se situe entre 6 % et 10 %. \u00c0 l\u2019heure actuelle, les taux suivants s\u2019appliquent aux logements ordinaires :<\/p>\n<ul>\n<li>Catalogne, Communaut\u00e9 valencienne, Galice \u2013 10 %<\/li>\n<li>Cantabrie, Castille-La Manche \u2013 9 %<\/li>\n<li>Aragon, Asturies, \u00eeles Bal\u00e9ares, Castille-et-Le\u00f3n, Estr\u00e9madure, Murcie \u2013 8 %<\/li>\n<li>Andalousie, La Rioja \u2013 7 %<\/li>\n<li>\u00celes Canaries \u2013 6,5 %<\/li>\n<li>Madrid, Navarre, Ceuta, Melilla \u2013 6 %<\/li>\n<li>Pays basque \u2013 4 %<\/li>\n<\/ul>\n<p>Il convient de noter que des taux r\u00e9duits sont g\u00e9n\u00e9ralement appliqu\u00e9s aux familles nombreuses, aux personnes handicap\u00e9es et aux jeunes, ainsi que pour les logements situ\u00e9s en zone rurale. Par exemple, \u00e0 Madrid, les familles nombreuses paient un ITP de 4 % si le logement acquis devient leur r\u00e9sidence principale. En outre, \u00e0 Madrid, elles b\u00e9n\u00e9ficient d\u2019une r\u00e9duction de 95 % sur le montant de l\u2019IAJD.<\/p>\n<p>Si l\u2019acheteur pr\u00e9voit de demander un pr\u00eat hypoth\u00e9caire, il devra payer la soci\u00e9t\u00e9 de valorisation (expert) qui \u00e9tablira le rapport en fonction duquel la banque d\u00e9terminera le pourcentage de financement qu\u2019elle peut accorder. En r\u00e8gle g\u00e9n\u00e9rale, ce pourcentage est de 80 % du prix d\u2019achat ou de la valeur d\u2019expertise, bien que le pr\u00eat puisse parfois atteindre 90\u2013100 %.<\/p>\n<p>En 2026, le co\u00fbt d\u2019une \u00e9valuation se situe entre 250 et 600 euros, en fonction de l\u2019organisme qui la r\u00e9alise et du type de bien. Le rapport d\u2019\u00e9valuation est valable 6 mois \u00e0 compter de la date de d\u00e9livrance.<\/p>\n<p>La commission d\u2019ouverture du pr\u00eat hypoth\u00e9caire peut atteindre 2 % du montant emprunt\u00e9, selon l\u2019accord avec l\u2019\u00e9tablissement financier. De plus, cette somme est directement d\u00e9duite des fonds vers\u00e9s \u00e0 l\u2019emprunteur. Il est important de savoir que si la banque entend facturer cette commission sans information pr\u00e9alable claire, cela est consid\u00e9r\u00e9 comme abusif.<\/p>\n<p>Si l\u2019acheteur fait appel \u00e0 une agence ou \u00e0 un gestionnaire, celui-ci prend en charge l\u2019ensemble des d\u00e9marches administratives et des paiements. Les fonds n\u00e9cessaires doivent \u00eatre remis \u00e0 l\u2019agence quelques jours avant la signature de l\u2019acte de vente. Lorsque l\u2019acheteur d\u00e9cide d\u2019accomplir toutes les formalit\u00e9s lui-m\u00eame, il doit r\u00e9gler les factures du notaire et du registre lors de sa visite \u00e0 l\u2019\u00e9tude notariale.<\/p>\n<p>En ce qui concerne les imp\u00f4ts, l\u2019IVA et l\u2019IGIC sont pay\u00e9s directement au vendeur, tandis que l\u2019ITP et l\u2019IAJD sont vers\u00e9s \u00e0 l\u2019administration fiscale de la communaut\u00e9 autonome de l\u2019acheteur. Globalement, les frais et imp\u00f4ts \u00e0 payer lors de l\u2019achat d\u2019un bien immobilier repr\u00e9sentent de 10 % \u00e0 12 % du prix du logement, selon la communaut\u00e9 autonome. Depuis le 1er janvier 2022, l\u2019assiette imposable n\u2019est plus la valeur \u00ab r\u00e9elle \u00bb d\u00e9clar\u00e9e dans l\u2019acte, mais la valeur \u00ab de march\u00e9 \u00bb, d\u00e9termin\u00e9e sur la base de la valeur de r\u00e9f\u00e9rence cadastrale. La sous-\u00e9valuation de cette base imposable peut entra\u00eener des contr\u00f4les fiscaux.<\/p>\n<p>Les personnes qui ont achet\u00e9 leur logement avant le 1er janvier 2013 et qui remboursent encore leur pr\u00eat hypoth\u00e9caire peuvent b\u00e9n\u00e9ficier d\u2019une d\u00e9duction pour l\u2019acquisition de la r\u00e9sidence principale. Cette d\u00e9duction permet d\u2019\u00e9conomiser jusqu\u2019\u00e0 15 % du montant investi dans l\u2019achat, sous r\u00e9serve de certaines limites annuelles.
